The interior is just as impressive as the outside, boasting a luxurious kitchen & wine bar/fridge, jacuzzi bathrooms, & five large & private bedrooms sleeping up to 12 people! Its location is superb as it is just a short 10-minute drive to downtown Fredericksburg!

This picturesque, private combo boasts two beautiful homes with five bedrooms with three king beds and two queen beds, four bathrooms, a full-sized outdoor pool bathroom, a gourmet kitchen, a dining space, a living room, and an outdoor kitchen. Additionally, this combo includes a wine fridge and wet bar, a gorgeous grilling area, and an outdoor bar, perfect for entertaining a large group, while soaking in breathtaking views of The Texas Hill Country.



This gorgeous property is planted and designated as a native Texas wildlife habitat that draws in many birds and pollinators such as butterflies and bees.



NOTE: The indoor fireplace is currently not available for use.

Easy Check-In Process

We use Happy Guest for a seamless, app-free check-in experience. Just complete your rental agreement, ID verification, and a simple refundable security hold of $1,000 (which is not a traditional security deposit, just a pending transaction) to receive your arrival instructions. If you'd prefer, you can opt for a Non-Refundable Damage Waiver instead, which provides coverage up to $1,500. The waiver is $83.74 for stays up to 10 nights, with an additional $1.50 per day for stays longer than 10 nights. It’s simple: finish these steps, and you’re all set to enjoy your stay! Note: arrival info won’t be sent without completing these steps, and refunds aren’t possible if skipped. Happy Guest is web-based and user-friendly, with all the info about the house and local spots. 1. Check-in instructions, house rules, and property addresses will be available via the Happy guest link.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Customer Hospitality team within one hour of arrival.

8. Pets are allowed only in designated pet-friendly units, subject to an extra fee in addition to the nightly rate. Please verify whether pets are permitted in the unit you intend to rent. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Cozi authorization to levy a minimum additional cleaning fee of $500.

9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Only utilize the designated on-site and off-site parking spaces at your rental.

12. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
