Waterford House is a 12-acre estate with 600 feet of private pink-sand beachfront. It is located on the prestigious Banks Road, 2 miles from Governors Harbour. Waterford enjoys complete privacy and a deserted beach, but is just a five-minute walk from famous Tippy's beachfront restaurant.

Both the living room and the kitchen breakfast area are equipped with televisions (both have satellite TV and Apple TV).

Waterford features ocean views from all major rooms. The entrance opens into the sunlit dining room, with sliding glass doors to the beach and pool on the opposite wall. To the right is the main living area, furnished with a large comfortable sectional to relax on while enjoying the ocean view. To the left is the fully equipped kitchen, a generously proportioned room with an island in the middle, a second dining area, and glass doors leading to deck. The main house has three bedrooms, two with king beds and private outdoor spaces, and a third with a queen bed. The optional separate guest cottage (extra charge applies) has the fourth bedroom with a king bed. The main house has two baths and the guest cottage has the third bath.

From Governors Harbour’s famous Banks Road, the driveway to Waterford House takes you through a pair of wrought-iron gates with white walls, then through the gardens to the main house. Waterford is surrounded by extensive gardens. The front entry has a port-cochere, providing a covered space for parking as you go in and out of the house.

The main entrance to the one-story home is enclosed by glass walls. The front door slides open to the sun-lit dining room, softly decorated in white, taking you all the way through to another set of glass doors with views of the beach and access to the swimming pool. The main entrance is all in white wood with tile floors.

To the right is the main living area, decorated in soft pastel colors and furnished with a large comfortable sectional sofa to relax upon while enjoying the view. The main room has a support area, with a small bar and a refrigerator, and a laundry with washer and dryer. There are two bedrooms off the main room, a king-size bedroom with private access to the pool, and a queen size bedroom with en-suite bath. All rooms are air-conditioned.

Toward the left side of the house is the fully equipped kitchen, a generously proportioned room with an island in the middle. It features a second dining area with glass doors leading outside to the pool. Further to the left is the master bedroom suite with king bed, en-suite bath, and a private deck with expansive views of the beach and pool.

Outside, white symmetrical stairs take you up to the roof deck with breathtaking views of the beach, and in the opposite direction, the sunset. The wooden deck surrounding the pool(not heated) takes you to the rest of the garden and on through to the cabana and beach.

The yellow guest cottage sits right on the beach bordered by pink sand and turquoise blue water. It features a king-size bed, a small kitchenette, and a full bathroom. If you don't require use of the guest cottage, it will be locked off and left empty. It will not be rented to anyone else.

Amenities at Waterford include air-conditioning in every room, WIFI, beach chairs and umbrella, gas grill, two children's bikes, TV with DVD player, and CD player. The living room TV has Apple TV. Housekeeping once during a one week stay is included in the rent. There is also a caretaker who lives on the edge of the estate. If you want privacy, you will never see him. If you want his help, he can be available.

The town of Governors Harbour, five minutes away by car, has a charming collection of 19th century homes and churches overlooking its historic harbor. Buy fresh fish and lobster every afternoon from fisherman at the town dock, or visit the recently restored Haynes Library, which dates from 1897, for the weekly coffee hour for foreign residents and tourists.

though in the middle of the hottest season, staying in the Waterfrod beach cottage was amazing! The location is one of the best. The cottage is well-maintained with every amenity taken care of...the additon of the beach gazebo by the owner, made my days on the beach lovely, finding shade under the gazebo, then taking a dip in the ocean, walking on the very long lovely beach...even being able to walk to the popular Tippys beachfront restaurant. My only problem was the brief length of my stay...I would stay 2 weeks instead of just 1, to allow for some road trips out to the ends of the island and ferry to Spanish Wells, etc. The property owner could not have been more considerate and helpful. She maintains the property and its amenities beautifully.

Being long time home owners on the island who recently sold their house we were looking for a new place to hang our hats.

Waterford fit the bill quite nicely. A lovely house with a great location.

Steps from the beach waterford was everything we expected and more.

Recently remodeled the house is in very good condition.

Everyone Loved Waterford House

Lovely villa and very well maintained. Kitchen is fully stocked, which is great as some don't even have salt and pepper.

Special thanks to Carol the caretaker who was very helpful indeed. For instance, on our arrival walk-though with her, she noticed the pool lights were not working. Next morning (Sunday) she was back with an electrician to fix.

No other issues as the villa is in very good working order.

Thanks also to Matt and Tara, the agents for all their friendly help and attention.

House is well situated, in walking distance to Tippy's, Leon Preserve and the deli, and of course the beach is fantastic and virtually deserted all the time.

Beautiful relaxing place to stay

My family of 4 adults stayed at Waterford over Christmas 2015. The house was perfect -- beautiful, spacious, well-stocked, clean. Carol, the local agent, was wonderful. She checked in with us regularly and was always just a phone call away if there were any issues (we had a slight issue with the TV, which she got someone out immediately to fix). The pool was a really nice thing to have. The beach was beautiful and very clean in front of the house. This house is very well cared for and was perfect for our family. The management folks at Eleuthera Vacation rentals were wonderful, responsive and easy to work with. I'd definitely rent with them again. We hope to return to Waterford House one day! Eleuthera is really beautiful and relaxing -- a perfect place to decompress.

Perfect Beach Location!

My husband and I, our 3 twenty-something children and our son’s girlfriend recently returned home from an incredible week at Waterford House. The laidback lifestyle on Eleuthera and beauty and location of Waterford house were exactly what we all needed. The highlight was absolutely the beach in our own backyard. Our first photo shared on Instagram simply said, "Pinch me!" The house is ideally situated for beach lovers. We’d set up camp right at the base of the path from the house and almost never saw another soul. The turquoise water was calm and crystal clear and the sand was the softest we’ve ever felt. We even had a dolphin swim with us one afternoon!

Renting through VRBO and Matt and Tara was a seamless experience. Emails were answered almost immediately and payment was simple and secure. They provided helpful recommendations for car rental, fishing charters, grocery stores and restaurants. The owner, Amanda, provided speedy responses to any inquiries. Carol, her assistant, was INCREDIBLY helpful. Upon arrival, she gave us a tour of the property and provided her cell phone number for anything we might need. The urgency of her response to any concern, whether great or small, early in the morning or late in the evening was truly extraordinary. There was no “island time��� in Carol’s vocabulary.

We never know if a rental will have all we need and more often than not it doesn’t. Even though we were flying to Eleuthera with only carry on luggage we needn’t have worried. Waterford House was fully stocked with any cooking, baking or serving item we could want. All paper goods, soap, dish and laundry detergent were provided. There were ample, cushy bath and beach towels. When we found the house didn’t have as many beach chairs as we expected, Carol delivered 3 more brand new chairs and an additional beach umbrella. Unexpected amenities included a mobile phone, a filtered water dispenser and a mid-week house cleaning.

Finding groceries can be hard but the Banks Road Deli was a lifesaver. I'd walk there to buy lunchmeat, cheese and freshly baked bread. Tippy’s, just what you hope for in a beach bar, is walking distance from the house. We also really enjoyed our meals at 1648 and at The Dunmore on Harbour Island. We capped off the week at the Fish Fry in Governor’s Harbour, where we all enjoyed the barbecued chicken, the rum drinks and local beer, dancing in the streets and running into the many now familiar, friendly faces of both residents and tourists.
