Enjoy views of the downtown Miami skyline and Biscayne Bay water views that will leave you in awe. With South Miami Beach 3 miles away you can indulge in the sun of Miami Beach while still feeling the energy of downtown Miami, giving you the ultimate Miami experience.
Please Note: Lobby Renovations in Progress
The building lobby is currently undergoing renovations. While the work is ongoing, full access to the building remains available—though navigation may be slightly confusing at times. All businesses in the lobby are open as usual.
To assist you, clear signage will be posted to help guide you in and out with ease. Rest assured, no noise from the renovations can be heard from inside the condos, and your stay will not be interrupted in any way.

Pool Access: Our building's pool will be closed for repairs from July 21st through early September.
During this time, we’re happy to offer complimentary access to the Marriott pool, conveniently located right next door. Guests can easily access it through our retail lobby.
We apologize for any inconvenience and are glad to provide this alternative so you can still enjoy some time by the pool!
Located on the 22nd floor and facing South Iconic! is a 4 bedroom, 3 full bathroom retreat that offers Biscayne Bay water views and downtown Miami skyline views from its private balcony. With over 1800 sq. feet of living space, it’s the perfect getaway. Iconic! accommodates a maximum of 6 adults + children (15 years of age or younger).
Stepping into Iconic!, you'll be greeted by an open-concept layout that captivates your attention. To your right, you'll discover a fully equipped kitchen that caters to every culinary whim. Furthermore, a Publix grocery store is located 1/2 block away, ensuring convenience.
Continuing with the harmonious layout, the dining area boasts a gold-accented table accommodating six individuals.
The living area is adorned with blue velvet sofas and a 65-inch Roku streaming TV.
As you step onto the furnished balcony, a sense of delight envelops you, confirming your impeccable choice for your vacation abode. The balcony unveils vistas of Miami's skyline that reaffirm your selection.
The master bedroom suite, spanning the entirety of the condo, showcases a king-sized bed placed to relish the city lights. With access to the balcony and a 55” Roku streaming TV. The walk-in closet houses your possessions, and the in-room washer and dryer offer the luxury of leaving with no laundry in tow. The exclusive master bathroom boasts a walk-in shower and a vanity area.
Positioned on the opposite side of the living room, the second bedroom beckons with a king-sized bed positioned to capture the city lights, its own balcony access, and a 55” Roku streaming TV. This bedroom offers direct entry to a bathroom, accessible from both the bedroom and the living room. The second full bathroom is complete with a walk-in shower for your comfort.
Heading back towards the entrance, you'll discover a 3rd interior bedroom nestled in the corner. This cozy retreat boasts a king-sized bed and a 50” Roku streaming TV. While this interior bedroom lacks windows, it offers a serene ambiance that many guests appreciate, making it a preferred option for those who relish a sleep-in.
Adjacent to the third bedroom and located near the front door, you'll discover the third full bathroom. This bathroom features a walk-in shower.
Nestled on the left side as you enter, you'll find the fourth Jr size interior bedroom. Although more compact in size, this room offers a queen-sized bed and a 50" Roku streaming TV. Similar to the third bedroom, this interior space is windowless, providing a haven for guests seeking an uninterrupted rest.
CANCELLATION POLICY:
- Cancellations made 14 days or more prior to the check-in date will receive a 50% refund of what has been paid thus far.
- Cancellations made within 14 days of the check-in date will result in a loss of the full booking amount.
- Refunds, if applicable, will be processed within 2 business days after the cancellation date or approval. Please note that processing times may vary depending on your payment method and financial institution.
- In the event of unforeseen circumstances beyond your control, such as State of Emergency orders for Florida (Miami-Dade county). Bluewater Realty Miami LLC will gladly offer the option to change the dates of your reservation. You must notify us as soon as possible so we can assist in change of dates. No refunds will be given.
- In the event of flight cancellation there will be no refunds given.
Date Change Policy:
- If you wish to change your reservation dates, you may be allowed to do so, subject to availability and approval by Bluewater Realty Miami LLC.
- Date changes requested within 14 days of the original check-in date may incur additional fees of new dates pricing.
- No refund will be issued if the new dates are not adhered to.
- Bluewater Realty Miami LLC can only accommodate one change of dates.
Travel Insurance:
- We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen events, cancellations, and emergencies.
- Bluewater Realty Miami LLC is not liable for any losses, damages, or expenses resulting from your failure to obtain travel insurance. Bluewater Realty Miami LLC cannot be asked to intervene or act as insurance providers.
BUILDING RULES:
- Visitors are not allowed up to the condos for any length of stay. Only the registered guests staying will have access up to the condo. (Building rule we can not amend)
- THE MAX OCCUPANCY FOR THIS PROPERTY IS: 6 ADULTS + 2 children (15 years of age or younger)
- If you arrive with more adults, it simply is not a building rule we, or the front desk, can amend. (City of Miami sets occupancy)
- Monthly bookings (28+ nights) are allowed visitors only.
- Any type of altercation with building security or staff will result in immediate eviction from mgmt. If this occurs, there will be no refund of any kind. The reason is, The Grand residential tower is occupied not only by guests such as yourselves, but mainly residents who reside here and want a peaceful environment.
- We know you value your belongings, so don't leave them behind! We are not liable for any personal belongings left inside the property after check out. We are happy to mail back any belongings found (at your expense).
- No third party bookings unless agreed to by Bluewater Realty Miami LLC. Just let us know prior to booking if you're booking on behalf of others.
- There is no smoking of any kind permitted in our property. Smoking is only permitted if it's legal! and on the balcony with all doors tightly closed. Smoking detected within condo will result in loss of damage deposit.
- Bluewater Realty Miami LLC will not be held liable for any building amenities being closed during your stay. This is totally out of our control, we will not give refunds for this situation, should it arise during your stay.
- Absolutely no pets are permitted. We are unable to amend this rule. We absolutely love animals! However, we must follow the building rules on nightly/monthly rentals.
- Must be 21+ to book with us and check in.
- All guests will receive a hand-scan at check in for access around building. (Through security front desk, access to elevators, in from pool, and in/out of gym). This hand scan will be deleted from system at 11am on check out day.
- At check-in, you must present the credit card used during checkout, and it must match the name on the booking. Additionally, upon arrival, you will be asked to sign a form acknowledging your agreement to these charges and confirming that you will not dispute them after your stay. No exceptions will be made to this requirement.
- Bluewater Realty Miami LLC is not liable for any damages, losses, or injuries incurred during your stay at a property. Guests are responsible for any damages caused to the property during their stay. There will be a hold placed the day of arrival on your payment method for $250.00 that will automatically be released 48 hours after check out if no damages or loss are found.
- By making a reservation, you agree to the booking terms, including payment processing and cancellation policies, as specified for each property.
AFTER BOOKING: (nightly rentals)
-Please attach a photo of a driver's license or passport for each adult, including yours for building registration. This is mandatory for us to register everyone properly and please don't cross anything off on ID or you'll need to resend.
VALET FEES:
Valet is the only available option. You have two choices: (Unlimited in/out privileges)
-Pay in advance daily valet for $42 PRIOR to your arrival day.
-Pay the building directly with a daily valet fee of $48.
