'South Beach' at Kiama Downs is the perfect family haven, a complete beachfront only across the road from Jones Beach!
Complete with a kid's room, multiple entertaining areas, and high-end designer decor, this home is perfect for a family of 20 to enjoy!
We are a company that does a lot of travelling so our best means of contact would be either through the app or please email us and my Team will respond as soon as possible!
Kiama is a beautiful town filled with historic buildings, beautiful beaches, crafty shops, cafes, restaurants, and the famous Big and little Blowhole all within driving distance. Kiama Downs is known for Jones Beach, which is right on the property! Walk one minute to see the beautiful beach in person, or enjoy this from your window!
HOUSE RULES * Check-in: After 3:00 pm * Checkout: 10:00 am * No smoking * No parties or events * Pets are allowed (special requirements are in place for this. Please refer to the additional rules below).
ADDITIONAL RULES *As per the Short Term Legislation Act 2020 NSW, all guests are required to obey these rules. For extra guests/day visitors, we must be informed for liability purposes.
*In compliance with applicable legislation, we are required to enter a Short Term Rental Agreement with Guests upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay.
*This strictly is a no-party property. We do not allow parties/events of any sort. The maximum amount of guests allowed to sleep in this property is TWENTY people, however, we do allow day visitors of up to FIVE people. No more than a maximum of TWENTY-FIVE people are allowed in the property at any given time.
*Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission.
*This home is a strictly no-smoking property. If any of our cleaners find any form of cigarette ash, butts or smell cigarettes in the apartment, we could issue a $500 fine.
*This is a domestic residence and we love our neighbours. We do not allow loitering or loud noise outside of the premises or inside of the premises. We ask for minimal noise especially after 9 pm.
*STRA Rules - By booking this home you automatically agree to all the STRA terms and conditions that are applicable to guests. You also agree that if you do break any of the house rules you will be asked to leave and no refund of the unused nightly rates will be returned.
*Check-in/Check-out - We cannot stress enough the importance of checking out on time. Our regular check-in time is after 3 pm and check-out time is before to 10 am. If you wish to have an earlier check-in or later check-out, please reach out to us first. Please note, there may be a charge.
*Pets - We are a pet-friendly property. We ask all our guests to contact us for approval of pets before booking and include your request in the reservation form as there is a pet fee of $110 per stay to cover the cost of extra cleaning and disinfection. Please do not allow your pets to do on the furniture.
*Changing of Dates Terms & Conditions - Requests to change booking dates may only be accommodated if check-in is more than 1 month away. - This is subject to approval and we reserve the right to decline any requests. - Please note that there may be a surcharge to change the dates. - Any changes to bookings are subject to approval and we ask all guests to reach out to us first.
THINGS TO KNOW * Checkin details will be sent either the night before checking in, or the morning of check-in for security reasons.
* We only provide 1 set of keys for each stay. We do not have extra sets.
*Please note that there is a spa bath in the ensuite bathroom, however, the jets are currently not functioning. It can be used as a normal bathtub.
*Please note, that the aircon units are only in the living room, master bedroom and 1 queen bedroom.
*If you are in need of beach towels for your stay, we can provide them to you for a fee of $20 per towel. Just let us know how many towels you will be needing and we can get this organised before your stay!
*We currently do not have internet at the home due to the provider outage in the area, but are working on installing Starlink.

Absolutely Terrible
The property was not at all as described in the listing, it was dirty, very poorly equipped, appliances not working, bedroom layout not workable for the amount of people advertised, the worst beds we've ever slept in, VERY disappointing for the amount of money spent

Great location but not well equipped
The location is ideal. However on the listing for the property stated that it accommodates 20. There were 16 of us staying but barely any cooking or serving equipment. The oven did not work! The dishwasher was not user friendly for a house that required it to be used twice daily.
There was one tea towel
There was no hairdryer.
Many of the outside lights did not work which made it difficult for barbecuing or entertaining outside.

Needs a new property manager. Broken stuff needs fixing too.
Quite a few broken elements in the house - the oven in particular doesn’t work properly. Property manager is impossible to call, and slow to respond to emails. While the manager will claim in reply to this “they didn’t get a chance to fix these problems during our stay”, the reality is prior reviews have left the same feedback and nothing has been done. I’ve emailed the manager with specifics, and hopefully it will be rectified for future guests.
