OCCUPANCY:
This unit allows 6 overnight guests. Over occupancy may result in eviction.

PARKING:
There is a private driveway as well as ample free street parking available

GATHERINGS:
We know you are coming to Detroit to have a good time, but out of respect to the other tenants and neighbors, this property has a strict “No Party” policy.

QUIET HOURS:
Quiet hours are from 10 pm to 8 am. Guests are responsible for the conduct of all persons in their unit.

SMOKING:
Smoking of any kind is not allowed in the unit. There will be a minimum $250 penalty fee if it is determined that there was smoking in your apartment during your reservation period.

MINIMUM AGE:
Guests named on the reservation must be 18 years or older. By booking a reservation, you represent and warrant that you are 18 or older and have the legal capacity and authority to enter into a contract. The name on the reservation must be present at check-in and throughout the duration of the stay.

CHECK-IN / CHECK-OUT:
Early check-ins and late checkouts are based on availability and can be requested one day before. Additional fees may apply.

SECURITY:
For security reasons, there are audio/video recording cameras in the common areas of the building and outside of the building. There are no recording devices inside the unit.

Please note that any house rules violation will incur an additional $150 penalty charge.

Please note that we use a third-party cleaning service for our accommodations. As a result, we do not provide mid-stay cleanings. Thank you for your understanding!

For the safety and security of all guests, completion of a verification process and ID upload is required prior to check-in. This ensures a smooth arrival and helps maintain a trusted environment. Thank you for your understanding and cooperation.

PET RULES:
Maximum number of pets: We allow a maximum of two pets per rental property.

Pet fees: There will be an additional cleaning fee for guests who bring pets. Please inquire about the fee when you book.

Pet size: We accept dogs and cats of all sizes, but please notify us if your pet weighs more than 50 pounds.

Pet waste: Please clean up after your pets in the yard and dispose of their waste properly in the provided trash bags. Do not leave pet waste in the rental property or on the surrounding property.

Damages: Any damages caused by your pet will be the responsibility of the guest. Please report any damages immediately to our management team.

Noise: Please keep your pet quiet at all times. If your pet is causing a disturbance to neighbors or other guests, you may be asked to leave.

Leash policy: Your pet must be leashed at all times while outside of the rental property.

Behavior: Guests are responsible for their pets' behavior. Pets must not be allowed on furniture or beds. If your pet has a history of destructive behavior or excessive barking, please inform us prior to booking.

Local regulations: Please follow all local regulations regarding pets. This may include leash laws, vaccination requirements, and pet waste disposal laws.

By following these house rules, guests with pets can ensure a safe and enjoyable stay for themselves, their pets, and other guests in the rental property.

Drug and Substance Policy

At Great Stays, we are committed to ensuring the safety and comfort of all our guests. To maintain a secure and enjoyable environment, we have established the following policy regarding drugs, alcohol, and tobacco:

1. Illegal Drugs:
Absolutely no illegal drugs are permitted in the unit or on the premises. Any evidence of illegal drug use or possession will be reported to the Online Travel Agency (OTA), the local
police, and may lead to immediate eviction without refund.

2. Legal Substances in Michigan:
In the state of Michigan, alcohol, marijuana, and tobacco are legal substances. However, their use on our property is subject to the following conditions:
* Alcohol: Guests may consume alcohol within the unit or on the premises, provided it is done responsibly and without disturbing other guests.
* Marijuana: Smoking or vaping marijuana is strictly prohibited inside the unit. Guests may only use marijuana in designated smoking areas on the property.
* Tobacco: Smoking or vaping tobacco is strictly prohibited inside the unit. Cigarettes may only be smoked in designated smoking areas on the property.

3. Non-Compliance:
Failure to comply with this policy will result in immediate action, which may include eviction, reporting to the OTA, and notification to local authorities.
