I booked this for a month while out in the area for work. It was so nice to come home at the end of the day to the beautiful view of the bay. My favorite was sitting in the recliner by the huge bay window watching the rowers and little sail boats. Conveniently located to the beach and great food. Very responsive to questions.

Very Basic amenities. No hot water last 2 days.

Close to everything. Not a great place to spend time in but a place to sleep and with VERY basic amenities. Tiny bathroom. Hot from the afternoon on but cools off by midnight.We didn’t have hot water the last two days. Repair half hour before checking out but we’re were told we could have an extra hour to check out because next guests had it booked. Not sure how they were going to clean in between with no hot water. Still no hot water by checkout time. Disappointing.

My wife and I decided to get away to Newport Beach for a few days. We were pleasantly surprised and very happy with how the entire time went, thanks to VRBO and BeChviee rentals. Their emails were on point both before and after the stay. Super easy to understand how to check in and check out. A.

No air conditioning!

The good: Fantastic location with amazing view of the bay from the front room, which has huge glass windows to take advantage of the views. Very convenient to walk everywhere we went and the beach was directly across the residential street. While the home was very clean, it’s pretty worn out and in need of basic maintenance. The not-so good (actually, horrible): I titled this review so that people don’t make the mistake we did during August. When we arrived, the house was sooooo hot! They left all the drapes open, letting the living area to become at lease degrees hotter than it was outside. The windows were shut tight and only 2 very low wind ceiling fans. There were other portable fans onsite. It was not comfortable until the next morning and only then because we opened windows and let the breeze in. We called property manager right away and the guy was very nice—said he’d send maintenance over “right away”. At 6:00, nobody had shown up, so we called again and there was a recording saying they were closed until 9 AM the next morning. They called back the next morning and I told them we had gotten it cooked down to around 80, but suggested they could help future guests by opening the windows, closing drapes of non-opening windows, and turning on the fans. It actually ruined our first day and night at the property because it was so uncomfortable. I don’t think they will change their practices, but it’s such an easy fix that it doesn’t make sense not to.

House is pretty old and not updated at all. They charged for extra blankets. Not a lot of items in the home. Beds are small, rooms are tight, nowhere to put luggage, no AC, very hot and too noisy to leave windows open . They have three fans on the property but they are low power and quiet. It is definitely not as nice as other properties for the same amount of money

Lovely weekend

This was the perfect location for a weekend in CA. My nephew and his girlfriend (college kids) joined me and we were all happy with the location, space, and access of property. Highly recommend. And, great customer service when the door was smarter than me at check in. :)

comfortable and great location

This property is within walking distance to so many great amenities - restaurants, beach / boardwalk, Balboa island and a playground on the beach :) We didn't need to use the car very much, because everything is so close! Neighborhood beach is right across the street from the property. It was a slam dunk neighborhood and community.

We loved this intimate Newport Beach gem. The views of the bay were beautiful. There is a private beach across The street that my 6 year old daughter loved playing at. Host had great communication -We will be back again!

Great location and view

I’m glad we read reviews prior to our stay. After reading there was no dishwasher, I brought paper plates, bowls, and disposable flatware. We were going to bring our own beach chairs and I wish we had. We saw there were beach chairs provided so we thought we’d save some space in the car and use the rental property’s beach chairs. There were only two (a possible 3rd chair but it was hard to tell if it belonged to the rental property or the tenant below because it was not branded like the other two). The refrigerator also leaked a lot of water, they offered to bring a maintenance person but the last thing I wanted to do was remove all of our perishables while a maintenance person worked on the fridge. It felt like the fridge could have been addressed before we arrived, I suspect the water was there long before we checked in when housekeeping was there. Hopefully they fix that for the next guests (I honestly feel it’s time for the owner to invest in a new, up-to-date fridge). I’m also accustomed to most vacation rentals having some basics usually left from previous guests like seasonings and cooking spray. There was only 1 salt (no pepper). So if you plan on cooking, travel with some basics. I left a new salt and pepper set and cooking spray, hopefully they leave it for others. With that said, management was great at communication and response time, the view is beautiful, and we loved the location so we were happy with our stay.

Great location with a great view of the bay. The back deck is very relaxing and private which we appreciated. It's a great house for a weekend getaway. The beds are comfortable. The kitchen is cute and very small but had everything we needed. I do wish there was a dishwasher...only because you are trusting other people's hand washing skills prior to your arrival. The area is very cool, all you really need is walking distance. All felt safe but very busy. Lots of traffic. I would probably replace the carpet. It does feel clean, but it is stained. And without AC (like many places in the area) carpet can smell a bit musty. A good breeze comes in the windows, but the house was always warmer than the outdoors. Overall, it's a cool house in a great location.

Very Good Place to Tent

Good upgrade to an old house, quaint and comfortable. The garage, rate, view, and location are really wonderful. Having rented many times on the peninsula over the years its nice to not have to negotiate an alley. It feels like a neighborhood. Glad we chose this place.

Perfect location

I really enjoyed my experience here at this location. I had my two grandsons ages 5 and 3 with me so the bay was perfect for playing in the water without worry about the big waves. The kitchen and bathroom were a little small, but it was perfect for us. The kids LOVED the big window and watching the boats sail in and out, and the ocean is just one street over with a boardwalk that my grandkids LOVED riding their scooters on. We didn't have any issues with parking. The spot in the garage is perfect for a small car or small SUV. There was also street parking for our guests and they just needed to move on Monday for the street sweeper. Management was quick to respond by phone if I needed anything. I was a little worried after getting the noise ordinance info online, but I called and they assured me I wouldn't have any issues with the kids. It was mostly just to keep people from being loud partying all night. That was definitely not us since we were in bed by 9 each night:) I did try for an early check in and was told this property isn't eligible for early check in, but I knew when I bought it that check in was at 3 so, we just went and enjoyed the beach till time to check in:) We will stay here again!

Overall it was good, very nice view. Major issues were the faucet in the bathroom took a body builder to turn it on properly and the toilet ran sporadically off and on for 6 days. Also the window treatments were horrible and provided zero blocking of sun

We love Newport Beach

Small family of five. The nightly rate was very competitive with other rentals. Check in was super easy. Neighborhood was quiet. Having a small kitchen was ideal for us. We would definitely stay here again.
