A truly unique three-bedroom home in the heart of Henley, overlooking the River Thames. This characterfully designed house spans three floors and includes -

• There is a bean to cup coffee machine in the kitchen, but please note that we do not provide coffee beans and you will need to bring your own.

• As the property is on the river you may experience some noise from the local wildlife.

• Early check-ins and late check-outs: Unfortunately, we cannot guarantee early check-ins or late check-outs in advance. However, for confirmed bookings, we offer discounted extensions (by adding an extra night before or after your stay) if you'd like to secure additional time.

• Security cameras: Outdoor security cameras may be present for safety and monitoring purposes.

• Rubbish/disposal policy: Excessive waste left at the property may incur an additional charge at checkout. Please be mindful of rubbish and ensure the property is left in good condition.

• Please be concious and respectful to the neighbours and local area - no loud music, parties or excessive noise is acceptable.

• Terms & conditions: We advise all guests to review the Hosting Holidays Terms & Conditions available on our website.

• Damage deposit: A refundable cautionary damage deposit is required before your stay. (Note: If you booked via Airbnb, this deposit does not apply)

• Late check-outs: If you are not checked out by the scheduled time and this causes a delay to the cleaning team, a charge may be applied via your damage deposit, or where applicable through Airbnb’s reimbursement process.

• Baggage storage: There are no baggage drop facilities available at this property, and we are unable to arrange early baggage drop-off prior to your arrival.

• Bedding: All bedding provided is hypoallergenic.

• Guest consumables: We provide an initial stock of essentials (e.g., toilet paper, soap, etc.). Please note that top-ups or refills are not included during your stay.

• Mid-stay service: For stays longer than 14 nights, we offer a complimentary mid-stay clean and linen change.

• Bookings: We are unable to share details of our Hosting Holidays (Henley-on-Thames) direct booking site via third-party platforms.

• Payment for direct bookings: If you’ve booked directly through Hosting Holidays, 50% of your payment is due upfront. The remaining 50% will be collected 5 days before check-in.

• Longer stays: If you require a stay longer than what is currently shown as available, please contact Hosting Holidays Henley-on-Thames directly.

• Henley Regatta bookings: All stays during Henley Regatta are non-refundable.

• Pets: If a pet is brought to the property without prior notice or authorisation, a charge will be applied.

Highly recommend this property. We enjoyed the location and even in early November could sit on the balcony and enjoy the sights on the river. The open space leading to the balcony was welcomed with a well stocked kitchen with plenty glasses and crockery unlike some self catering apartments. The one thing for us that was missing was a coffee maker. We thought it unusual for a property of this quality not to have one. Albeit there are plenty of coffee shops in the surrounding area.Another thing to note is the listing states there are three showers but one en suit does not have a shower. Also the bathrooms on the top floor are open plan with the bedrooms so if you want privacy this property is not for you. We really enjoyed our stay here to explore the local area.
