The inside of house is in need of paint but the layout was so comfortable. The slider has no lock which is concerning plus the door to covered deck needs new hinges. The view, the beach, the neighborhood were spectacular. We loved the General Store. Also, we arrived late on Saturday night and Allison was so helpful guiding us with directions to the house. All in all we loved it and would come back again

It is a decent house for the CURRENT 2021 rental price

Overall, I recommend this vacation rental. Reviewer Comments: The good - you are directly on the beach. House inside & out a 6.5 out of 10. Porch screen and porch door still in disrepair. Basic things like the coffee pot not working. The grill has been there for a few years and does no perform well - if at all. We have now been priced out of 2022. Way to expensive for what one gets. 2021 was our max budget. Overall the house suffices with a few issues. Biggest plus - you are directly on the beach. Within walking distance to Scallop Cove. The pool needs much attention. My opinion is one should not have a public pool without bathrooms. The kiddie pool has an automatic filler and remains cold due to leaks. The bigger pool has always been dirty and missing plaster\concrete. But, you are directly on the beach.

This has been the overall favorite house in the many years we have been coming to the Cape. As with most houses here it could use some minor repairs however everything was workable for us.

We thgt it was superfluous as the bugs were very minimal on the Gulf side.

All bathrooms except master are very small.

Hi Larry- I'm sorry you were disappointed in bathroom size. We have found that in rental homes guest prefer more space in the gathering spaces like living rooms and decks and less in spaces like bathrooms or laundry rooms. However this is the first and only complaint about bathroom size that we've gotten so perhaps its more of a personal preference.

We love the slow pace and natural beauty all around. It’s truly as advertised- Old Florida. The restaurants in Port St Joe have a nice selection and the Piggly Wiggky is well stocked.The beach house was perfect for our families needs and nicely appointed.

My only suggestion would be to restock with kitchen with more utensils and maybe a few more mixing bowls and a pitcher for tea or lemonade. Lots of room and the bedrooms were all perfect!

We had two BR fans that were inoperable, along with the kitchen stove exhaust,turned in to maintenance on first day.. but never repaired on our visit. The refrig door shelves and freezer shelves were missing which made it tough to store all our food. Overall a beautiful house and location. Screened in porch was very nice. Would definitely return and recommend this property!

Reviewer Comments: Overall good—neighboring decks of properties one both sides a little close-no privacy-roll down tarps or something would help-rugs at entryway and a couple key spots would help control sand (I bought some and took them with me) also I decent vacuum-broom and dust pan takes forever. Repairs- upper level-sinks in master br drain slow-loose towel rack-screen door to master deck is shot. Other ocean view room fan doesn’t work -back bedroom-bad light switch. Middle floor-exhaust fan over cook top doesnt work-refrigerator ice maker makes ice but doesn’t distribute ice-just trying to help-you have to stay in a place to notice things also the boardwalk was not private (used by a bunch of neighbors) and the pool was too cold to use (solar heat?—something?

Location is great with a nice boardwalk to beach. Kitchen is fully equipped but didn't have any extras like salt & pepper, foil, plastic wrap or storage containers. I was surprised to find a Keurig!Master bedroom upstairs is nice and bathroom is huge and good shower pressure too!Couch in living room could use an upgrade, very soft in middle. Had a couple of minor maintenance issues but Cape and Coast took care of promptly.

Great location

The property location is fantastic! The floorplan is great as the bedrooms are spread apart and with little ones that helps with privacy. Furniture could use some attention and upgrades. Called for a problem with ants and pest control never came out. Overall, we had a great time and the property it is great for a large family.

Overall, I do not recommend this vacation rental. Reviewer Comments: Overall we had a great time and it was a great house. We just had a lot of maintenance issues and the house was not very clean upon arrival. Especially during COVID we had some concerns. Maintenance issues were dealt with pretty quickly. The big one was the lower level air conditioner didn’t work for a few days. They did replace it eventually. Kitchen is stocked but I found myself improvising a lot. Also, we were told someone would come and take our trash can to the road and no one did so we had stinky trash all week. We would have brought it to the road ourselves but we were told someone would do it. Then on the next Trash day we rolled it out there and no one ever picked it up so we ran out of room for trash. Over all we had a fantastic time and the house did its job but definitely could be cleaner and maintained much better.

Overall, I recommend this vacation rental. Reviewer Comments: We greatly enjoyed our week at Happy Hours. The grandkids/cousins enjoyed the bunk room and the adults enjoyed the comfortable beds. The kitchen and dining area was adequate for our group of 11. The kitchen had only one small cutting board and no large knives. The living room sofa was uncomfortable as were the porch and deck furniture. When I booked the house I wondered why it was more economical than Other comparable sized rentals. So don’t expect 5 stars but a good value for the number of bedrooms. Being able to walk to scallop cove was great but in the middle of a pandemic the local store clerks did not wear masks We ended up not using any of the beach rental gear so it felt like a wasted $250. Would rather have saved that money. We had only one minor issue that required maintenance and that was handled very quickly. We did not use the shared pool due to social distancing but it looked well maintained.
