Took my daughter and her friend to celebrate her birthday. Carriage House was perfect size for the three of us.

Great Location

Location is great! Fridge is very tiny so be prepared to bring a cooler with ice. Shower also leaks water everywhere.

Perfect for a small family

We loved the location of this carriage house. It’s tucked into an exclusive, well-landscaped neighborhood, just a short walk from town center and beach. There’s also several swimming pools (one indoor) to select from, a tennis club, etc. The space was adequate for us—the children’s bunk room sleeps three in a total of three twin beds and is located on the first floor. Through the efficiency galley-style kitchen, you’ll be taken to a staircase leading to the semi-private sleeping loft containing a queen bed, small closet, three drawers and cubby, bathed in plenty of natural light, a ceiling fan. Keep in mind that this property only has an efficiency kitchen, that is, no oven, no garbage disposal. There is a flat cooktop, microwave, dishwasher. The refrigerator is pretty teeny—with an itty-bitty freezer and no room for ice trays —and no ice maker. We made it work. But if you need a large fridge, have lots to store in a freezer, or need ice, you’ll have to plan around. A full-sized fridge would increase the value of the stay. The bathroom is serviceable, but probably needs a renovation. I noticed some mold on the wall and around the tub. I might have preferred an outdoor sitting space, but given that the town square and beach is just a short walk away, this was easily overlooked. Otherwise, bright and cozy, well-decorated beach-y getaway.

Nice overall

This is a nice property although very tight. The bedroom with 3 beds takes up 100% of that space so you end up with your luggage spread out in the living room. The driveway was gravel (most others in this neighborhood are not) which makes it difficult getting your luggage to and from the house. I tried to confirm if there were beach chairs or towels but received no answer so we bought them only to find out their were chairs. Our icemaker quit working and could not be fixed quickly but they supplied bagged ice for us. The bathroom looks bad compared to the rest of the house but if the flooring was replaced and the baseboard, it would look alot better. We were only supplied one washcloth per person for a 5 day stay and when we requested more we were told we would have to wash them. We couldnt even get to the washer & dryer because the tenants of the main house had their car pulled up all the way to them. One washcloth should not be the norm. We ran out of toilet paper and were told we would need to place an order with a grocery store for more. That seemed petty and unreasonable as we already had all of our groceries by then and I couldn't imagine placing a grocery order for just toilet paper. They were responsive but the policies in place prohibited them from being able to supply us with a roll of toilet paper. The house is nice and in general, comfortable. The community pool is very hot so no relief at all. A review of policies is warranted.

Had to Switch Properties!

Overall, I do not recommend this vacation rental. Reviewer Comments: I will start by saying, our trip to Rosemary Beach was AMAZING! That being said,the reason it worked out well was 30A Luxury Management switched us to another property after 1 night! This location, Julia's Carriage House, is in desperate need of repair. The reason there are no pictures of the bathroom is b/c it's tiny, old, & moldy! The shower leaks out the side and there is definite mold damage/accumulation in the wall connected to the shower, all the way over to the wood flooring going into the living room. I am highly sensitive to indoor mold and even called before booking this property to confirm there was not an issue with mold. I had seen previous reviews about a shower leak. The Management team assured me there was not. Immediately after entering the property for the first time, I could smell it! There was also visible black mold on the shower curtain. The Management team first sent out a housekeeper the next morning to assess the property, after I called the previous afternoon after arriving. I had already told management that this was not a cleaning issue, but in fact, a serious mold issue. The housekeeper confirmed this, and after that the management team moved us to another property that was amazing! Please don't waste your money on this location. For the price we're spending on these properties, there should not be a serious issue like this occurring.

This location was PERFECT to walk to beach, shopping/food, and the pool. The bunk room was a tad smaller than I anticipated but it worked perfectly for us. Not a lot of closet space and fridge space, but we didn’t need much room... just be aware of that when packing to come here. Love, love, love this little carriage house. We could have fit a person more comfortably. Location was my favorite part!

Great getaway!

Julia's carriage house was exactly what we needed for a long weekend! The living room was a great space to hangout. Bedrooms didn't have much room besides the beds themselves, but for a long weekend this was exactly what we needed. And the location was perfect. Would love to stay here again!

Perfect stay!

This was the perfect place for me and my fiancé to stay for our trip to celebrate our engagement! The location is great and was bigger than other carriage houses I've stay in before in Rosemary. We would gladly stay here again!

The loft is perfect for a couple and the bunk room can comforably sleep 3 kiddos. The 'mini' fridge is a good size and it's great to have a dish washer too! The only thing we ran into that needed was a mirror! There was only one small mirror above the sink in the bathroom for getting ready. The addition of one elsewhere would be great!

Great location

This is was a great little house for a quick trip for our family of 5. Property management was very responsive and had good communication. The location was great — only a few houses away from the square. Two negatives: To get from the parking spot to the entrance, you have to walk through the main houses gated backyard. It felt very intrusive and the people staying in that house seemed annoyed with us. Parking was also an issue. We were parked in the spot assigned to this house, but we’re asked twice to move our car, only inches each time. It was confusing and bothersome. Besides that, it was a perfect little spot for our family.

Nice place, BUT…

Man, if you like to sleep cool at night, this is not the place for you. The bunk room vent basically doesn’t work, and the room is a good 10 degrees hotter than the rest of the place. And the provided covers upstairs are good if you’re out in the Alaskan tundra and need to warm up, otherwise, it’s no covers unless the air kicks back on, or you’re freezing. We killed three roaches during our stay and they were the biggest I have ever seen. But, to be fair, we have stayed at 2 other places in Rosemary Beach that also involved killing roaches so I think that’s just a common problem. The lack of access to a broom or cleaning supplies made it hard to keep tidy (we had to just sweep up with a paper towel on our hands and knees). One other small inconvenience was there weren’t 2 bikes when we arrived and while that was remedied- it took several hours. Other than that, it was a comfy stay with a great location. Will not stay there again for the temperature control alone.

Cockroaches & dirty

Location was great and check-in was seamless but for the price you are paying for this property you can go stay somewhere else. The day we arrived, we found large cockroaches on the two bottom beds of the bunk room. Tried killing the roaches but they got away. After that we decided that 2 would sleep upstairs and 1 on the couch. The couch is actually very stained and gross. There were also large roaches and small German cockroaches in the bathroom everyday that we stayed there. The girl that slept on the couch woke up with small bites on her legs, arms and chest. Equivalent to bedbugs. 100% don't recommend this place. All the property manager could say was sorry. Don't use the ice machine, it's not clean. We dumped all the ice out and the tray was dirty with bugs and what looked like old ice cream that was dumped at the bottom. We have pictures of everything. Spend your money somewhere else.
