This 5 bedroom/ 3 bath executive Villa is located in the gated community of Formosa Gardens, This wonderful spacious villa offers TV’s throughout home, immaculate kitchen, formal dining, and a living room where you can relax and spend some quality time with family. For the business-minded traveler, there is free high-speed wireless internet access. Outside is a private swimming pool/spa fully fenced in for child safety. The shady lanai in the large deck will provide a cool escape from the hot Florida sun. The high-quality furniture and other special touches throughout the house will make your stay a cozy, unforgettable experience.

Formosa Garden Estates is only 3 miles from the entrance to Disney World. This gated community that is quiet, family-oriented, but still only minutes away from major shopping centers and some fantastic restaurants. This property is under the protection of an alarm system and is professionally managed.

For golfers: Mystic Dunes Golf Club is just a few minutes away. There are many other world renowned golf courses designed by some of the golf masters within 30 minutes’ drive, such as Grand Cypress Golf Club (Jack Nicklaus), Orange Lake Country Club (Arnold Palmer/Ed Seay), Walt Disney World Golf Courses (Pete Dye, Tom Fazio & Joe Lee), Celebration Golf Club (Robert Trent Jones), Champions Gate Golf Resort (Greg Norman), Orange County National Golf, etc.

Very disappointed the spa did not work during our week stay. They repaired it the afternoon before week left why bother st that point. Pool heat was not turned on until I called property manager. Took two days to heat up. Talked to the property manager day of arrival after that he did not respond to my calls or text. As for the house it was nice.

Good for Family

The location was extremely convenient to Disney. The pool was great to come back to on the hot days. Plenty of space to spend both time apart & together.

Great for a girls weekend!

I would rent this house again. It was clean, and spacious. The pool and hot tub were great. The neighborhood was quiet and gated, so felt very safe. Close to Disney, shopping and restaurants.

Great home for Disney vacation

Very nice home. While decor is a little dated, no washcloths were available and the pool was green (we visited in January), it still served its purpose well. Roomy and comfortable and very convenient to the parks. Nice, safe neighborhood and every chain restaurant or store you can think of is nearby.

Disgusting home no refund

Upon walking in there was a clear smell of smoke in the master bathroom. Rodent feces in the garage. Mold on the patio door and a green slime film on the entire pool floor/walls. We had to find somewhere new and have not gotten a refund.

Nice but could use improvements.

The house needs some TLC. Leaking faucets, outlets not working and carpets furniture dirty and stained. Garbage bins full and extra trash bags in overflow that were not removed. No paper products, dish soap or garbage bags. We spent a half hour trying to get thru gate on 4th night. The attendant could find our reservation. Huge traffic jam behind us.

Hi Valerie, thank you for your comments, we will endeavor to correct these issues, regretfully Formosa Gardens Estates home owners association have engaged a new gate security system with an auto attendant and it has not been without it's problems, we look forward to a more user-friendly system.

Don’t believe the ‘negative’ hype ;0)

Pleasant stay, great location, and suited us perfectly for our 16 night Disney vacation with another family. Bedrooms - bedding and bath towels brilliant, beach towels need replacing / threadbare so maybe take your own, a few lights here or there needing replacement or repair. Bathrooms - functional but tired (e.g. some taps leaked). Kitchen - well appointed, clean, serviceable but needs new knives (that cut) and grease filter cleaned. Lounge / Dining - comfortable, tech plentiful but a bit outdated. Outdoor - just what you need when you’re really spending most of your time at the parks. Comfortable furniture and a clean (not green!!) and usable pool as per photos. Management company were friendly, always available and super responsive to minor issues that we did raise. We had a couple of unwanted visitors (La cucuracha) over the two weeks, but definitely no infestations, and no more than you’d expect in Florida. In summary, it’s a well used and well loved Villa in a great location that could use a little updating and some quick maintenance fixes, but is perfectly usable and rentable in its current state

Worst Villa Experience We’ve Had

We have been coming to Florida for a 2 week Xmas vacation every year now for about 8 years. This is by far the worst villa experience we’ve had. Including multiple dead and living cockroaches upon arrival and during our stay, a green dirty pool and spa that was never cleaned during our stay, light in the bathroom not functioning, general messiness, cracked floor tiles, dirty dishes, etc. After multiple calls to the property management team, they sent someone out to throw a puck into the pool, instead of actually cleaning it fully. On top of that they charged us $300 USD for pool heat. Yet, the pool was never hot and we never used it due to the coldness of it and the filth of it. Their response was “too bad.” Never gave us a refund for anything despite the pool not being in use. If you are looking to enjoy your vacation avoid not only this Villa, but also First Class Florida Villas.

Dont book !Solid Green Brown mold Pool and deck. VRBO FAIL ! 1st class Florida Villas fail !

Poor communication! Neglected house! Arrived at 2:30 a.m., and notes said to tell the guard our name at the gate. No guard at Gate! Called Vrbo and first-class management host and got answering services all night. No one could help us. The family slept in the car. Got the text with the access code the next day at 10:30 from Trent. Walked into a swamp-looking pool, with roaches in the Bathroom. God knows what I didn't see. Trent said he could get someone out Monday or Tuesday. Not acceptable! Told him he had till 4 p.m. no response we checked out. We booked for the pool, the house itself was dated but the pool pics were why we booked the property. VRBO keeps telling me to contact the host. I have and they do not reply or return message. VRBO doesnt help you when you need it. I have a Call with CC to go after the 2k.

Nice Location, Home in Disrepair!

Excellent location close to shopping and Walt Disney World Parks. House not well cared for. Leaky faucets, malfunctioning pool heater, running toilets, dirty carpets, cracked and loose tile, miscellaneous stuff just thrown in garage. One noise in Master bedroom making it impossible to sleep due to malfunctioning pool heater. Paid for five bedrooms, but only three were usable due to noise. Paid pool heating fee but pool never got warm. Dishonest, unresponsive property management. Promised refund of pool heating fee but now ignoring continued requests. Supposed technician sent to evaluate situation with pool heat rude and combative. Obvious this property management company is cutting every corner to increase margin. Very limited toilet paper, less than half a roll of paper towels, no oven mitts or dish rags, no hand towels, no dish soap, dishwasher soap, hand soap, no aluminum foil, etc. Would not recommend anything managed by “First Class” Vacation Villas property management.

The house would have been nice but we were unable to use several rooms of the home. Beware!

The property itself is in a nice neighborhood with a great location. The condition of the property is completely a different situation. We arrived at the property to find the garbage cans over following and spilling onto the driveway. The 1st bedroom in the house had to be locked off because there was blood on the carpet in several areas. The mater bathroom had sticky notes on the door not to use. The cleaning company left laundry for me to do in the washer and the dryer. Yes, on my vacation I needed to do the previous renters laundry or I did not have towels. The maintenance company came on Monday and Tuesday to try and fix the master bath, but never did. My parents flew in for the weekend and had to stay at a hotel because of the limited bathroom and bedrooms available. I have contacted the owner several time and I have never received a response. There are many properties to choose from in this area. I would not recommend your family invest the money in staying at this property. I am a frequent traveler to this area and I can honestly say this is the 1st disappointing stay I have had in the Disney area. Please beware of what you pay for.

House is gross, staff rude and aggressive, find a different house

We stayed multiple nights, the house is in an OK location. Quiet neighborhood. The moment we arrived we had issues. It started with a stranger walking up the driveway stating he needed to get into the house while I was emptying the car. I requested credentials or some form of identification and he immediately became hostile, to the point he flexed his bicep and stated “you don’t want to pick a fight with me” - All I asked for was credentials for identification or for a moment to contact the property manager to validate his claim. As I was actively renting the property responsible for a deposit and alone with my 2 year old I was not about to let a stranger into the home unless I confirmed they’re in fact legitimate. Not a big deal but he completely embarrassed himself and a poor representative of whatever company manages them. The house was gross - carpets were disgusting with animal urine though out the home on nearly every corner of furniture and also in some open areas. The garage was a disaster with trash and broken items everywhere. They advertised a crib, but there was a wooden crib with no mattress and missing wheels. They did bring a pack and play quickly though. We also had to vacuum the 3 bedrooms because there was either mouse poop or lizard poop along the walls. I also found 2 legitimate leaches crawling along the tile floor inside the home. Find somewhere else I took multiple pictures and video recordings of the first day incident and above mentioned.

Beautiful villa in excellent location

Exactly as described - the villa was lovely! Great arrival information and keyless entry. Lovely gated estate. Villa management company were excellent and very quick to reply to us. So close to the 192 and quick to get to the parks. Close to shops, supermarkets and restaurants. We would definitely stay there again.

Home Away From Home

Very nice property and great location! Had a few slight issues in the beginning (the AC unfortunately went out) but the management team apologized and got things fixed quickly. We have no real complaints and had such a great time with our family. Would book this location again.

Our family of 7 loved this home. Any issues were fixed very quickly. Only issues we had was there are so many remotes we had a hard time figuring them out. And the pool heater wasn't as expected but it was also fairly chilly while we were down there. So it was to be expected. My children absolutely loved it cold or not they were in the pool non stop.

Good home

Property area is beautiful, home is beautiful but could use some updating and definitely new couch, the covers that are on them do not fit right, but no big deal. Management company is good, they definitely need to get a new pool company working for them. We had a few issues with pool not heating, but management got it working for our last few days there and never charged us for it. Overall we were happy with our family vacation and would rent again in the future. Thank you

I’ve stayed at a few homes through Vrbo and this was another great stay! Plenty of space and comfy! Bikes were available, however only 2 were workable but it worked out for us! We look forward to our next stay in September!!!
