THE SPACE:

The open-concept great room features soaring ceilings, a cozy gas fireplace, smart TV, and expansive windows framing panoramic views of Georgian Bay. The chef’s kitchen is fully equipped with modern appliances (induction range, fridge/freezer, microwave), a large island with seating, and a family-sized dining area. Professionally decorated and meticulously maintained, the space is ideal for couples, families, or small groups looking to unwind in comfort.

Bedrooms:

- Bedroom 1 (Main Floor): King bed, large closet, sliding doors to deck with water views. The adjacent main floor bathroom can be closed off to create a private ensuite.
- Bedroom 2 (Second Floor): King bed with high ceilings and natural light.
- Bedroom 3 (Second Floor): Split King (two twins or one King) — ideal for flexibility.
- Den/Office Flex Space: Features a double pull-out sofa, desk, and Smart TV — perfect for remote work or extra guests.

Bathrooms:
- Main Floor Bathroom: Split design with double vanity and separate shower/toilet room — allowing multiple guests to use the space at once.
- Upstairs Bathroom: Full bath with double vanity and tub/shower combo.

Living & Dining:

- Mudroom: Thoughtfully designed with heated floors, bench seating, hooks, and ample storage for gear.

Step outside to experience the best of Georgian Bay living. Sparrow Cottage features a covered lakeside deck with lounge and dining areas overlooking the bay. Enjoy a sun deck, firepit, Muskoka chairs, and a sandy beach—perfect for swimming or launching a kayak.

- Waterfront Deck: Covered lounge area and dining table overlooking the bay — perfect for sunrise coffee or evening cocktails.
- Sun Deck: Two loungers for soaking up the sun.
- Lawn & Firepit: Six Muskoka chairs, lawn games, and a sandy beach area for swimming or relaxing by the fire.
- Roadside Area: Covered front porch with seating, four parking spaces, shed with bikes, and lawn games (croquet, cornhole, dice).
- Kayaks, paddles, and life jackets (adult and child sizes) are provided for guests to explore the bay safely.
