Off-Grid, But Not Off-Comfort
Devon Downs operates completely off-grid, powered by solar energy and pure rainwater. While mobile reception is scarce, high-speed Starlink internet ensures you remain connected when needed. For those who appreciate the romance of firelight, a wood-burning fireplace and an outdoor fire pit provide warmth and ambiance, while ceiling fans offer comfort on warmer days.
A True Farm stay Experience
Located on BlackJack Pastoral, a 3,000 acre carbon-neutral working farm specialising in Black Angus cows, your journey to Devon Downs takes you 5 km through scenic dirt roads lined with cows, lizards, and abundant wildlife. Keep an eye out for the platypus by the creek, breathe in the fresh country air, and experience the profound stillness that only the countryside can offer.
Important Notes:
Access: Due to extended dirt roads and cattle grates, a vehicle with good clearance is required—this property is not suitable for small cars and we recommend AWD or 4WD only and in the rain we recommend 4WD vehicles only. Do not try and arrive at this property at night.

Connectivity: There is limited to no mobile reception until you connect to Starlink Wi-Fi at the property. Devon Downs is a unique property we recommend no children under 10 as there is old farm equipment and deer antlers etc hung on the walls this may be daunting for younger children.

Stop in at the Vacy general store and Cafe (@vacy_general_store) and pick up some supplies offering fresh produce along with an abundant country style menu serving breakfast, lunch and dinner or pick up your meats at Gresford butcher supplying locally farmed meats.

Guest access
House and house yard only. No access to sheds or cattle yards, but free to walk around the property and explore. No driving cars around the property only utilise the property roads. Only arrive during daylight do not try and arrive at night.
Just 3 hours from Sydney and 1.5 hours from Newcastle.

Other things to note:
The closest grocer is Food works is approximately 40 minutes away at the nearest town Gresford village. Dungog, Barrington tops, Ladies Well, Martins Creek, along with farm visits and winery tours at Camyr Ally or Vino Paws are all within 1 hour of this property.

• The property you have booked is located in residential area. We would appreciate it if you could please keep noise to a minimum and move inside after 10.00pm.
• Group gatherings are NOT permitted. The occupancy of the property is not to exceed the number of booked guests.
• Please do NOT park on any grass or neighbours access ways.
• The premises and its facilities are only to be used by the number of people stated on the booking confirmation.
• Standard check-in time is 3:00pm. During peak booking periods, this may not be guaranteed, though we strive to have all houses ready by 3:00pm this is sometimes not achievable.
Upon departure please ensure the following:
Check out is at 10am - KEYS must be returned to the lock box
• Rubbish is placed in the outside bins (Yellow lid bin is recycling, Red lid bin is general rubbish)
• Please ensure all dishes are washed (either by hand or placing in the dishwasher and turning on)
• All Doors and Windows are closed and locked
• Blinds down
• Fans / appliances are turned off
• All Keys MUST be returned to the lockbox and entry buffet; Fees will apply if not returned to the box or on time.

Follow all instructions provided by your host.
Ensuring minimal disturbance to livestock and property activities while travelling around the property,
Do not use any facilities not outlined in booking without the permission of the host,
Adherence to a safe speed limit and safe driving practices,
Leaving all infrastructure as you find it (i.e. closing gates if closed before you went through.),
Collection of all waste materials to appropriate rubbish bins,
Reporting any problems or incidents incurred during visit (i.e. fuel spills, safety hazards).
