Thank you so much for your positive review! I know how annoying it can be to have some things within your view to the beach. It has personally happened to me before. This is a beach rehabilitation project completed by the city to replace sand that was lost during Hurricane Michael. Just to confirm for future guests this project was due to be completed on 10/14 and it is just some short orange construction, netted, fencing and some large round corrugated piping. For a brief time they did bring in a small construction trailer. Probably 15 feet long and 10 ft high. You can still see the ocean all around this and over this. We do understand not wanting to see this while sitting on the deck. Unfortunately, it is completely out of our hands. We definitely do not want our guests stay interrupted nor dampened by this work. They are simply not allowed, per city noise ordinance, to work overnight so this is news to me and I appreciate you bringing this up. Previous guests have not alluded to this and it is of concern to me. We are saddened to receive our first 4 star review at this location and we do hope that your satisfaction with our home is 5 stars and the 4 stars was only due to the construction. We would be honored to have you return when the construction is over and we hope you will once again choose Luxe Beach rentals as your first choice in Panama City Beach! Your friends, The Luxe Team

Thank you for your review, we do understand where your coming from on the cleaning fees, yet this is what we pay to have this home cleaned and have all the linens washed, they wash everything every guest touches to ensure its utmost cleanliness. We do not inflate our cleaning fees, this is just a large home and a lot to clean. We look forward to having you again soon.

Thanks for the input, i believe the beach shell machines were only there one day and gone, sorry for the inconvenience, we had no idea, they were just removing shells from the falls renourishment.

Hello! I am Rachael and I am the new Vacation Rental property manager for this company. I just want to let you know we are NOT a management company and have never been one. The previous manager worked directly for the owner just as I do. This owner owns and operates all 3 of her units. We do everything in house. I know how irritating it can be to have to go thru a management company as I have had to do this in the past with my vacations. It breaks my heart that we didn't handle this to your satisfaction. Wow, i am so sorry to see you felt this way. Every communication we had with you was very cordial and kind. I am sorry that we were unable to give you more of a discount that you requested, due to the already deeply discounted price you received in advance. We hope you will stay again.

Thank you for your review. As all of you can see from our previous reviews we have extremely happy clients. We lowered our rates for construction before he booked. We were told they would be done by 10/14 & they weren't. I called the guest and informed him of orange netting, large dumpsters and metal pipes. Large equipment comes and goes but the work directly behind our home is over with. It is now just a staging area. There will be dumpsters, metal pipes and some equipment. This job is a federal government job and, unfortunately, we have no control. They never even informed us they were going to set up behind our home. I was there before during and after his stay and you could see the beach and access it perfectly. The view wasn't blocked but there were construction items in view. No amount of money would remove this, so we offered him one of our lovely condos down the beach and that we would refund the difference. He said he would make the best out of our lovely home. I offered him $100 off per night of the already discounted $350 off bringing his nightly right down to $550. He refused and demanded $1,400 back. We tried so hard to work with him as we wanted it to be a memorable time for him and his family. Our goal is to always have happy, satisfied guests. The two reviews below this one are five star reviews from guests that were there during the same project. We lowered our rates to $450 because we are now in off-season. We have even made note on our main page of the construction so there is no confusion. We offered him $700 back of the $1,950 he paid. He responded with he would be satisfied with $1,400 and if we agree to that he would base his review on our lovely condo. When we stood firm with the $700 he continued to harass us for almost a week. Only when we told him we were standing firm did he agree. (he ended up paying $419 a night, so the reduced rate isn't 1/2 of what he paid as he claimed in his review.) We feel this is more than fair when the house is exactly as pictured and you can still access and use the beach the entire time. He made it clear he would destroy our reputation if we did not refund him the full amount. So he has tried. Staging should be gone by 1/1/22. I promise as our guests you, your family and friends will be our top priority. Luxe Beach Rentals is always here for you and you will see the difference from other rental companies when you stay with us. We are not a management company. We offer the best in luxury & true southern hospitality. If you are booking any home or condo in the Panama Area you are going to encounter this construction as all of the beach is being impacted. We will always work with you to the best of our abilities and will always help you in anyway we can. Please see previous reviews and feel confident in the service and products we offer! There is a reason why 99% of our reviews have been 5*!

During this time Cleanliness should be the top priority for home owners so we appreciate you acknowledging the cleanliness. We wash EVERYTHING including the bed skirts after each stay, even on unused beds. Then we have a machine that has an antimicrobial we spray on EVERYTHING else. We hope you'll stay again soon!
