We are a boutique Guest House in the heart of 12 South. We provide complementary local coffee in every suite. Our location is in one of the best neighborhoods in Nashville. You can walk to just about anything you may desire. If you want to just sit, have a drink and people watch, we have a seat for you on our balcony overlooking all of the action on 12th Ave South. Come enjoy!

We are excited for you to stay with us. We are a phone call or text away if you have questions while you are here enjoying Music City.
While you're in our sweet 12 South neighborhood, you have to try Urban Grub. They have all kinds of yummy food and the atmosphere is unique. It is one of the original neighborhood establishments. Edley's has great food, fresh off the smoker, if you are wanting to try Nashville barbecue. We provide coffee but go for a cup of morning Joe on your walk in the district. Visit Frothy Monkey , then get your picture made in front of the world famous “I believe In Nashville “ mural.
You need to have brunch at Josephine's if possible. Cool vibe, wonderful food and cocktails. We have great boutique shopping up and down the street. Most are all locally owned and operated.

This is a multifamily complex whose ownership controls the amenities/common areas and exterior/shared interior spaces.

We dropped our daughter off at Belmont University and the location was great. Lots of shops and restaurants nearby.

Nashville -Great location!!
Loved having shops and restaurants on 12 S at my front door! Communication with host company was excellent and very easy checkin. Would recommend this property highly!

Great location in 12 South
Perfect location right in the middle of 12 South. Walkable to all bars and restaurants. Short uber ride to Downtown or the Gulch. We had a wonderful time (despite all the take cover tornado warnings and never ending rain). Will definitely stay here again.

Amazing location
I think we just found our new favorite place to stay in Nashville when visiting our college student in town. Can't beat the location, 12 South is very walkable, and this place is right in the middle of it all. Loved the balcony! The check in/check out process and parking instructions were clear and we had no issues. Place was clean and exactly as described. Will be staying again!

Great location, clean and roomy
Overall we were happy with the accommodations, location, as well as the parking — there was a clanking sound coming from the bathroom fan that did not cease at all during our stay. Closing the bathroom door helped when we were sleeping. Otherwise it was a good experience!

Stylish and comfortable
Very clean. A.C. works well. Terrific neighborhood. Nice balcony. Close to everything we did. Would definitely return to this unit. Great leg workout walking up and down those stairs, but comfortable rise on steps and excellent A.C. cooling even in stairwell.

Location X 3!!
The apartment is in a quiet suburb. Right below is great local hangout Taco bar, with great drinks and delicious tacos. And all around are other great local hangouts for food, coffee, and beverages all within a few steps. Boutique shops too. Once you’re done exploring the burbs and are serious about live music, hoping on a Uber for a 10min drive into the heart of Nashville every bar, honky tonk, and restaurant have great artists eager to entertain you. The room did not match description. Property details said sleeper sofa and there was not one. Beware to double check before you go. All information I received said there would be sleeper sofa. I paid the same as a unit that had the extra bed. They did offer to change units - but I had a limited time and when I was notified I could change I was already out of the unit and unable to get back quickly enough. I will be escalating my complaint due to fraudulent listing.

This property is in an excellent location for exploring the 12 South neighborhood of Nashville. There is parking included which is great, we did have to wait for a spot to open up a couple of times during the day on the weekend but no more than 5 minutes. The neighborhood is really lively during the day but quiet at night which was great for us. The apartment itself has everything we needed and the bed was incredibly comfy.

Great location and stay!
We had a great stay at Guest House! I love the 12 South area. Plenty of shops and restaurants. This location is perfect for the early-riser to get up and begin your day. We were less than a 15 min car-ride from everything on our itinerary. Our unit was exactly as described. Clean and perfectly furnished. Book it!
