Perfect location
The place was clean, but the carpets could use a good cleaning. Also the mattress were not comfortable at all, every time any of us moved they squeaked. The location was great, beach was amazing so we had a nice time

Firstly, as for this guest's opinion of the carpets in the unit, they were last steam cleaned just prior to my wife departing the unit on Feb 12th, and in my opinion the bedroom carpets were fine when I did a walk through the unit on the morning of May 9th during the departure cleaning, the day this guest arrived.
Secondly, in today's day and age, mattresses do not squeak, but for a variety of reasons, bed frames and headboards will squeak! I don't know what the sleeping habits of this guest and her party are, but there have been zero complaints about any squeaking mattresses, or bed frames, or headboards in the unit from the 11 previous guests since the start of the 2015 seasons before this guest arrived, not including 2 separate stays in the unit by my wife and I, and I have received no complaint either from a returning guest who just departed the unit on May 30th. Personal bed mattress comfort levels can't be accommodated, and are plainly irrelevant in any vacation property review, and this guest clearly having a defined comfort level as implied in a comment in her e-mail the day before departing the unit, "We had a great time! But I miss my bed."

Great location on Siesta Key beach!
Wonderful complex, actual unit could use some improvement with decorating but overall was very clean. Not having Wifi available was the biggest complaint, but we knew of this when we rented the unit.

Very Disappointed
We got to the condo and the complex itself is very nice however we noticed the pool was not working. It was in the 80's to 90's that week. Called the owner and he said the pool was supposed to be done (renovated) by the end of September and did not know it was still not done, however he admitted the person who rented the condo the week before us told him the pool was not finished. Asked for our money back and refused to give it back. Talked to the complex and they said he was aware of the pool not being done. The condo was ok. The sheets on the beds had stains on them and we had to change them. The blender was not cleaned. Stains on the carpet in one of the bedrooms. One of the toilets rocked back and forth and could not use it. Owner had a poor attitude and would not work with us to give us a discount or our money back. Said he was not responsible for amenities. We will never rent from this person again.

This guest is correct about one thing, I am not responsible for the Siesta Breakers amenities nor for that fact is any other owner at Siesta Breakers individually responsible, anymore than any of us can control the Siesta Key weather!
This guest rented my condo Siesta Breakers #603 approximately 7 months ago during the off season and received a 40% direct-with-owner discount from what he would normally pay if he had rented through the Siesta Breakers rental office. This guest had 100% use of the unit amenities, as advertised.
Firstly, there was nobody renting Siesta Breakers #603 the week before this guest arrived on Oct 4th 2014. The condo had been vacant for 2 weeks from Sep 20th to Oct 4th, and the regular guest who departed on Sep 20th was made fully aware of the pool renovations that were in progress during his 3 week stay, and received no additional discount because of the renovations. So much for the credibility of this guest, who stated in his review “the person who rented the condo the week before us told him the pool was not finished.” In addition, Siesta Breakers does not give owners status reports on any renovation projects, only the expected beginning and ending dates when a project is announced. I became aware of the delay in pool renovations when this guest sent me an e-mail on Oct 4th, and an explanation for that delay from a response that I received to my Oct 4th e-mail to the Siesta Breakers office 2 days later on Oct 6th, which I forwarded on to this guest.
Secondly, I was not obligated in any way to give this guest a discount or refund his deposits because the Siesta Breakers pool was not operational, as I had no control over the Siesta Breakers pool renovation, as clearly stated in his rental agreement, which he acknowledged that he had fully read, understood, and accepted the terms. Had I been made aware of any delay in the pool renovation, I would have certainly notified the guest promptly, but he would still receive no additional discount or refund on his deposits as per the terms of his rental agreement.

Siesta breaker 603
We arrived and absolutely loved being able to stay so close to the beach! Condo was very clean and neat when we arrived. We really enjoyed our stay couldn’t ask for better for the price. I do wish you could see a bit more from the lanai, but the balcony makes up for that! We watched a few thunderstorms and beautiful sunsets from the balcony. The beach was gorgeous, white sands and clear water. We did have minor issues which led to maintenance men coming in but they were in and out quick. Vic did answer us as quickly as he could when we contacted him. Plan on making another trip and hopefully staying here again!

Find a different Unit
I am surprised by all the good reviews. My assumption is many must be family, friends etc. We stay in Siesta Key at least once a year as we have close friends in the area and never have issues. Unfortunately, this was one of the only units in Siesta Key that was still available for the Easter break.
Pros: -the location is great as it is right over the bridge and you have access to restaurants and stores across the street
-Obviously, the beach and pool are great!
Cons:
-It is very dark in the unit because you are staring at a concrete wall from almost everywhere in the condo(accept for a corner in the living room and far left corner of balcony). The 2 buildings are separated by the pool and courtyard but since they tried to face the balconies in the direction of the ocean all you see is the concrete wall of the building across from you(the sides of the balconies). Its tough to explain unless you see it for yourself.
-No WIFI in the unit. (seems crazy in this day and age with a rental property) Yes, it is clearly written in the advertisement, etc. but it is still a con.
-The rugs in the bedrooms must go. Rugs don’t work well in rentals(especially at the beach). They are old and stains are everywhere.
-We also had issues with our Security Deposit. I was informed via email that there was white paint on the lanai and he sent me a photo of a thumbnail sized hole in the screen from his “cleaning person”(owner is out of the country). The email said the cleaner did not report the tiny hole the week before so we must have done it. It wasn’t us but tough to argue with that I guess? I also assured him that luckily we don’t travel with paint but he didn’t want to hear it. The only thing we could think of was sunscreen? Either way the charges to “repaint the whole Lanai floor and replace the entire screen panel added up perfectly to the few hundred dollar security deposit. Luckily it wasn't a huge deposit or I have a feeling it would have totaled that exact amount.
I suggest going a little further into the (non 5 star reviews) and how the owner responds. I obviously did not do this until after the stay(lesson learned). Even a 4 star review with a mention of the wifi gets a scathing response from him. Be sure to check the one star regarding the pool under construction(specifically his response). I think it will give better idea of what you may deal with. We have had plenty of great stays elsewhere in Siesta Key so I suggest a different unit…Good luck

Great location.
Certainly enjoyed #603. Unit was adequately equipped and everything worked. The unit was clean and well located, especially being on the top floor. I would suggest that a bigger TV be installed in the LR.

Great condo! Close to Beach, shopping and entertainment!
We thoroughly enjoyed our stay at Unit #603 at Siesta Breakers. The unit was clean and had everything we needed to enjoy our stay. The beach is only a minute away and had plenty of chairs. Vic sent all the info we needed and we really enjoyed our first visit to Siesta Key!

I visit Siesta Key many times each year and continue to go back to Unit 603! You will never find a better deal. Right on the beach - a view and beautiful complex. Unit is clean and well maintained.

Siesta Key is my paradise
Love the location, love the beach, and I love Seista Breakers! Condo was well appointed, clean and spacious. Vic is very professional and responsive. If you're looking for a laid back and relaxing vacation then this is the place to stay. Located near a grocery store, restaurants, tikibar and so much more without the crowds you find in the Village. 4 stars because of a shortage of beach chairs - had to be out to the beach by 8 am to make sure we had 4. Otherwise, this place is perfect!! Can't wait til next year.

Great Property!
Both my husband and I loved the unit we stayed in. PROS: It is very spacious and comfortable. The kitchen was well stocked with dishes, pots, pans, and utensils. The unit overlooked the swimming pool and the ocean, with easy access to both. CONS: 1. We payed for the Xfinity wi-fi hot spot, recommended in the description; however, the reception was extremely poor. This severely restricted our entertainment viewing and internet use options. This was a huge inconvenience during out 2-week stay. 2. The linens and the towels were required to be laundered before checking out; otherwise a fine of $15 would be changed per set. We have done decades of domestic and foreign travel and have never experienced this requirement before. Because of these cons, we are taking 1 star off the unit rating.

In my opinion if a guest has a complaint about the Comcast WiFi service, they should complain to Comcast and obtain a full or partial refund, not complain about the Comcast WiFi service in a non-related rental property review.
While in Siesta Key I have purchased a monthly, as well as a weekly Xfinity WiFi Access Pass on-line from Comcast for many years now, have yet to experience any problems with the Comcast WiFi service at any of my 3 rental units in the Midnight Pass Road and Stickney Point Road area, and recommend the Comcast WiFi service, as it serves my personal needs.

There absolutely no requirement in this guest's rental agreement that states the linens and towels must be laundered before checking out, nor is there any fine imposed for not doing so.
As clearly stated in this guest's rental agreement, guests may be assessed an excess laundry fee by the cleaners if additional laundry load(s) are required beyond the norm of 2 loads, usually always the result of many days of used towel accumulation left by a guest, who could not be bothered doing towel laundry.
The guest's rental agreement clearly states the following regarding a departure cleaning and laundry.
Departure Cleaning: A basic departure cleaning is provided. Rental unit will be cleaned to quality standards prior to your arrival as well as after your departure. Please try to maintain the unit as if it were your own.
Departure cleaning covers laundering one set of sheets per bed, and one set of towels per guest.
You are welcome the use of fresh sheets/towels available, but must launder and replace the used ones, or you may be assessed an excess laundry fee by the cleaners of USD $15 per load.
Laundry: USD $15 per load beyond 2 loads, which is the norm for a departure cleaning of one set of sheets per bed, and one set of towels per guest used during the morning of the departure date.

Slice of Paradise
We were just there in Apr 2018 with our 4 yr old and 8 yr old.....made great memories.
Vic provided all essential information and was great to work with.
The unit had everything we needed.
Beach area in front of the condo was less crowded than others up and down Siesta Key....again it felt like our own slice of paradise.
Trolley stop in front of condo that brings you right into the village.
Small grocery/deli right across the street which made shopping extremely easy so we could spend more of our time enjoying the pool and beach.

#603 - Siesta Breakers
The owner was GREAT to deal with. He answered all my questions immediately. The condo was well furnished and close to everything we wanted to do. The packet of information forwarded to us covered absolutely everything about the condo and surrounding area. We would definitely love to rent this place again . . . but maybe not the first week in January. The weather was chilly, but certainly much better than the sub-zero temps in Wisconsin that week! The condo was not beachfront but the view from right outside the condo door was awesome. Watched the sunset from the balcony. The location was great, within walking distance of a couple restaurants and could also catch the free trolley to the village by walking across the parking lot. Great stay. Great unit.
