Pet & Kid Friendly Lake community w/ boat launch & beach

This home in Balmoral lake front community has a private boat launch and large beach on the quiet side of Winnipesaukee. The community has a tennis court, basketball court and great park for the kids. The home is just 3/10's of a mile to the beach and 1/2 a mile to a market in case you run out of something. Raised ranch with large family room, including Air hockey, darts and 65" TV to watch the big game. Off the family room is the kids room with bunk beds and a trundle. Upstairs is the master bedroom with a King 15" Memory foam bed, fully updated bathroom and another large bedroom with a Queen 15" memory foam bed. Also upstairs in an updated Kitchen with large island, dining table and Living room for some adult time with a 42" TV. Kitchen is equipped with Non stick pans, blender, coffee pot, microwave, large Fridge, dishwasher and 5 burner electric range. Off the kitchen is a spacious deck with screened in Gazebo for bug free outdoor eating and a gas grill. 15 minutes from Center Harbor where you can catch the ferry to Weirs beach. Gunstock Mountain is just 30 minutes away.

The property was clean and well equipped with all the needed comforts for our group of six. It’s pet friendly, which is a big plus! It’s also near a nice beach. I had no trouble reaching out to Laurie with questions and she responded immediately. I highly recommend this home for your vacation.

Laurie was extemely helpful and quick to respond throughout our stay. The home is fully stocked for pets and children.There were pack n plays, bowls, leashes, blankets, coffee, anything we needed which was a huge help when we ended up in the middle of a blizzard! The play room was huge hit, even with adults! Would stay again.

Great location and hosts!

Laurie was so welcoming and helpful with booking. The house was fully loaded with everything you might need for a beach day. The kids had a blast and loved having their own space in the “game room”. We will definitely be back!

Excellent family beach destination!

We had a wonderful time staying at this home. It’s well stocked with everything needed for kids of all ages and plenty of beach supplies! My kids loved having a nightly family air hockey tournament! It’s in a beautiful location, a short drive or walk to a private beach that wasn’t crowded our whole stay. The kitchen is well stocked with supplies, there’s a lovely outdoor patio space and the beds are comfortable. Would definitely come back for another stay!

Amazing stay. I can’t say enough about how accommodating and wonderful it was to work with Laurie. The cottage came with everything and more that we could ask for, the location was perfect with a quick walk to the community beach or play house. Everything was clean and neat. Lots of stuff for my kids to use. Playroom was a hit for everyone with darts, air hockey, board games and more. She left paddle boards and a floating mat that my kids loved!

The cost was extremely high for this property in my opinion I can sleep anywhere.Firstly, we walked in and the house smelled like poop. We had to open all the windows. It’s advertised as a 3 bedroom, however one of the bedrooms is in the basement and my son got eaten alive by mosquitos in the room while he was sleeping. There were ants and spiders everywhere. The yard was full of stuff and you couldn’t sit out on the deck, I actually swept it trying to remove debris and bugs but I still wasn’t going to sit out there. The pictures of the interior make the house look put together, but it’s very cluttered with stuff. There was a list of items front and back of rules and regs that ask you to initial, but are framed? They ask you to strip the sheets at the end of your stay and a pillow was covered in blood like someone had a bloody nose. None of the fans work without the lights on, and you couldn’t turn any ac on so we were sweating at night. The advertised second bathroom is in a closet and it’s like a camper toilet. Overall the highlight was the game room I’d say, the proximity to amenities in the park. But it was just really expensive for what you got.

I am so sorry you had such an awuful experience. I wish you had contacted me during your stay. Our house has centrac AC so all you had to do was use the thermostat. As far as the bugs they come quick and I do have an exterminator so I have reached out to them to treat for all of the creepy crawlies. I called my cleaner and she threw out that pillow. I am sorry she missed it. I added the extra bathroom for convience and it has photos. Clearly not in a closet but it is small with the washer and dryer. Never had the smell of poop listed in all my reviews. I am very proactive so I wish you had called me on any of this. Sincerly Laurie

Late Summer Stay at Balmoral Estates on Lake Winnipesaukee.

We had a great time staying at Balmoral Estates. House was clean with all the supplies we needed. Beach was really pretty and only a .3 mile walk. People were very friendly. the Host went out her way. I had mentioned that we were celebrating my sister's birthday. Host left balloons and a bottle of champagne on the counter for us to celebrate. I highly recommend this property especially for kids and dogs. Beautiful setting and very much geared to families and pets. We would definitely stay here. again. -J. Ciccone

Awesome Place and Fantastic Owner

My now wife and I stayed at Laurie’s property for our wedding up the street at castle in the clouds. The house was so nice the pictures do not do it justice in my opinion! Much bigger than I thought. On top of that Laurie left us a bottle of champagne as a celebratory gift and a greeting. She was very helpful with some of her devices like the Apple TV which we were not used to working and answered very quickly and efficiently. 5/5 would recommend to anyone.

Beautiful property, located within driving distance of everything we were looking to do. The older boys enjoyed their own space downstairs. With air hockey and other games. The upstairs was big enough for all of us to have sit down suppers. Watch TV and just hang out together. The property owner was very quick to answer any questions. Very reaponsive to text. Plenty of beach supplies that we unfortunately didnt use, we tried to pack in as much adventure time into our mini trip, so we ran out of time to go to the beach at the property. Which is extremely close to the house. Bed were rated a 10 by everyone! The sheets were so comfortable that my daughter took a picture of the tag and is planning on purchasing a set for home.Laurie, also left us a smore making kit. We did by the firewood to use it, but were so tired at night, we ended up taking them home and using them the next night when we got back, when we had movie night! Thank you!

Laurie was a phenomenal hostess. The property was exactly as portrayed in the pictures and had a welcoming vibe to it. There was no confusion on how to operate anything, such as the AC//heating unit. Turn dial left for cold, and cold is what you got. I’m sure if you turn it to the right, heat will be provided for the winter. There’s also a large fireplace in the kitchen , that must work well during the winter for providing heat. Along with a second fireplace in the basement. The kitchen was fully stocked with pretty much any accessory you could need for cooking. And various other food items were in some of the cabinets, such as popcorn and s’mores supplies. There were multiple TVs that provides access to what ever streaming service you had a subscription to. Along with over a dozen board games, air hockey and an old school mini arcade that had games from the 80s such as Gattaca and Pac Man. There were also a variety of other resources we didn’t have a chance to use because of lack of warm lake weather. Paddle boards, life jackets, assorted other water toys. We made good use of the bbq on the deck for cooking dinners and used the fire pit for relaxing at night and making the s’mores. Like many others in the community, they had a golf cart that was ready to use to drive down to the Lake with to make trips back and forth with. We would def return to use the house again and would like use it during the winter as well.

Perfect family vacation spot!

We had such a great time! The house was amazing- so much so that the kids didn’t want to leave the house. It had everything we needed. From high chair to beach chairs. We would definitely come back. We enjoyed the lake and the neighborhood and the neighbors too. Laurie was always quick to respond to my questions and a wonderful host. Thank you so much! We made great memories.

Great house and good value!

We had a great time and will likely stay here again! The house was extremely clean and it was an excellent set-up for the adults and kids. The private beach was just a short walk and thoroughly enjoyable. Also, just a half hour drive to Weir's Beach. Not many restaurants open monday through wednesday, so early week dining options are limited in the area. Nothing the owner can do about that. I highly recommend this property and my kids do as well!

Great family vacation spot

This property had everything we needed. Plenty of room for two families and awesome for families with little ones. Laurie has thought of everything from gift basket of s’mores to games for the kids! It was just a short walk to the beach and not a far drive to Meredith. The property was clean and we would definitely stay again!!

Fun Family Vacation

We had a wonderful time staying here. The house was close enough to the beach and Lakes Region attractions. We are an active family and like to walk. The neighborhood had many quiet side streets perfect for walking. Castle in the Clouds is near by and offers a beautiful waterfall hike and it is free with plenty of parking (the castle is beautiful but there is a charge to tour it) We brought a Bayliner and the boat launch was perfect and the beach is quiet and beautiful. Lovely place. We had a great time.

Wonderful experience!

My husband, daughter and I stayed here for our first getaway as a family of 3, and we had a great time! Laurie was so accommodating and provided all necessary baby-related gear so we wouldn’t have to lug ours from home. The house was spacious, clean, and felt like a home. Crummy Weather Wonderful House

We came up for the 4th of July and the weather just didn't cooperate, but even with crummy weather the house itself was great. The beds were comfy, the kitchen great, and the fireplace got used extensively (IN THE MIDDLE OF JULY!). The host even left us sparklers and smores ingredients for our festivities. We didn't get to use the beach much but the time we did it was great (a bit of a walk) and we did put our boat in the water. The ramp can get crowded and it's a single ramp where residents take their time putting in (not the house owner's fault) and you can't park your car/trailer at the ramp so you are forced to drive back to the house or clubhouse and park and walk back down (again, no fault of the host). She even let us borrow her beach chairs, paddle boat, and life jackets. It was a great weekend even though the weather was crummy as could be.

I am glad you enjoyed the house and I was so hoping the NE Weather forecast would be wrong. I am going to put some bicycles at the house to ride to the beach once you go home to park the trailer.. Thankyou Laurie

Wonderful!

We had a great stay over memorial weekend. The weather was terrible but we made the best of it. The owners were wonderful and provided everything we needed!

I purchased this property as a getaway to make memories with my adult kids as well as my bonus foster children and my grandkids. I wanted a home on the quiet side of the lake so that I could take the kids out on the lake with out dodging other water crafts. When I lived in Alaska we had lake property and those are some of the best memories they have. I wanted to recreate this for the younger generation that we are raising so that they can put down the phones and enjoy the outdoors.

I purchased this home because I was tired of renting in New Hampshire and being underwhelmed with the accommodations. I took a very spacious home and updated it, its welcoming and stocked with everything you would need in your home away from home. Its close to everything whether its beaching, boating, biking, golfing, mini golfing skiing or riding snow mobiles.

All the beds are extremely comfortable. Kitchen and bathroom remodeled in 2021. Gazebo allows you to each or sit without swatting bugs. Its a quiet neighborhood on the shores of Lake Winnipesaukee. Plenty of parking in front of the house.
