The house, on the first floor, has 2 terraces (1 in front of the master bedroom with its 2 armchairs and coffee table as well as another large terrace in front of one of the 3 bay windows of the living room with its extendable teak dining table for 8 people and its relax seat), a garden with trees (large oaks, pines, cypresses, laurels, olive trees and mimosa trees among others...), an 8x4 swimming pool secured by its electric shutter, which has a full width staircase.
The terrace around the pool includes 2 comfortable sunpads and 2 sunbeds and is an extension of the lounge terrace, allowing you to enjoy it to the fullest.
You will also have a table tennis table.

The house, fully air-conditioned by an air-to-air heat pump system (no noisy box) is composed of 3 bedrooms (1 with 1 very comfortable Emma bed 180x200, 1 with a bed 160x200 and 1 with 1 single bed). All 3 are equipped with electric shutters and mosquito nets.

The bathroom includes a suspended double sink unit, 1 walk-in shower and 1 bathtub.
The toilets are separate.

The kitchen, open to the living room for more conviviality, is equipped to satisfy the cooks (induction hob, hood, central island, modern oven, knives that cut as well as many utensils, Nespresso coffee machine, microwave oven, toaster, large fridge/freezer, dishwasher). Electric roller shutter and mosquito net as well.

The living room has a corner sofa, 1 armchair, 1 large 4k flat screen TV with access to many channels (including Netflix) as well as an oak dining table for 6 people, 4 dining chairs and 1 oak bench.

Finally, you will find in the laundry room a 7kg washing machine and a vacuum cleaner.

Unlimited Wi-Fi is free throughout the property.

Ruoms is a very pretty village with its old town, its shops (3 bakeries, 2 butchers, 2 newsagents, 2 pharmacies, 4 hairdressers, 4 banks, 2 ice cream parlours, 2 grocery stores, 2 greengrocers, many various shops, merry-go-rounds, 1 library, 1 cinema, 1 nursing home with doctors and nurses, many bars and restaurants, 1 florist, 1 post office, 1 producers' village, 1 shopping arcade with 1 very large supermarket 5 minutes away by car.

A large weekly market is held year-round on Friday mornings and a night market takes place every Wednesday in the summer (both within walking distance).

Many activities are available to you: hiking trails, greenway and river accessible on foot and in the immediate vicinity also canoeing, horseback riding, tree climbing, quad biking, paint ball, escape game, visits to cellars...

As well as the discovery of many sites worthy of interest such as the Pont d'Arc, (Vallon is 10km away), Balazuc (10km), the village of character of Labeaume (5km), the Chauvet cave (15 minutes by car), the Cirque de Gens (10 minutes at noon from the house), the lavender museum, the Cocaliere cave...

Arrivals are on Saturday from 4pm and departures on Saturday at 10am.
