Both bedrooms open onto the terrace. The first offers a 3-seater bunk bed, low bed 140×200, and high bed 90×200, with wardrobe. The second a bed 140×190 with its dressing room. The kitchen contains everything you need, dishwasher, Magimix multifunction robot and Dolce Gusto coffee maker. The very friendly living room is equipped with a 32-inch TV and a home cinema with its 2.30 m wide fold-out screen. Board games are available. Balls and a table tennis table are available.<br>On the terrace, pleasant by the presence of its magnificent fig tree, you will find everything you need, garden table and chairs for 6 people and a very nice Weber gas barbecue for amateurs! You can shade it with an electrified awning.<br>The property is located 15 min walk from the beach of Port Sechex where the best regional restaurants and their perch fillets (local speciality) are directly harvested from the nets of local fishermen.<br>In the village of Anthy, 5 minutes away by car, you will find a bakery, fishmongers, restaurants and a large family beach (des Recorts) where you can rent paddles and walk along a lakeside path by the water. The gourmet market of producers and craftsmen with concert is held every Wednesday evening from 6 p.m. to 10 p.m. And very close to the village, the commercial area with all the food shops, pharmacy, gasoline.<br>For sailors, the port of Sciez, 15 minutes away by car, is equipped with a boat ramp. The nautical base is very famous (especially for its disabled sports activity) and offers sailing lessons from an early age and rowing.<br>For cyclists and hikers: the mountains are a few kilometres from the edge of the lake, with magnificent panoramas (Col de Cou, Col du Feu, Thollon les Mémises, Bernex, Dent d'Oche...).<br>Finally, to walk and discover the region, you are 10 minutes from Thonon Les Bains and 15 minutes from the medieval village of Yvoire classified as one of the Most Beautiful Villages in France, 20 minutes from Evian and 30 minutes from Geneva and 45 minutes from Les Gets, Avoriaz, Chatel.<br>NB: Possibility to combine with a 30 m2 studio fully furnished with its balneotherapy.
