The third-floor entertainment area offers a comfortable sofa, TV, and a convenient mini-kitchen, creating a relaxed space to unwind. From here, step out to the oceanview rooftop deck for fresh air and coastal views.

LIVING, DINING, & KITCHEN:
The ground-floor living area features two comfortable sofas arranged around a cable TV, creating an inviting space to relax. A dining table with seating for 6–8 offers plenty of room to gather, while the open layout flows seamlessly into the kitchen. A large center island with barstool seating for three provides additional space for casual dining or conversation. The space is equipped with a built-in wall air conditioning unit for added comfort.

The kitchen is located on the ground-floor and is fully stocked with dishes, utensils, cookware, and bakeware. Major high-end appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

Parking: Two spaces in carport, mid-size or smaller vehicles recommended, not all SUVs will fit. General street parking, both metered and unmetered, is also available.

YOUR SPACE:
Guests will have private and exclusive access to the entire tri-level residence. This includes all interior spaces and both the oceanview and bayview rooftop decks.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
