Thirty-eight mesquite trees shade this 3.9-acre estate in Thermal, and they set the tone for everything here. Bike paths wind through lush grounds and private gardens, the Santa Rosa Mountains fill the horizon, and the modern farmhouse at the center feels calm and grounded against the desert around it. Mesquite38 was made for big moments with the people who matter most, from family reunions and milestone birthdays to retreats and yoga weekends, and with this much to do on the grounds, most groups rarely leave.

Step inside the 7,800-square-foot home and the first thing you notice is the light. A 20-foot vaulted entry opens to an open floor plan built for a crowd, with oversized furnishings, multiple places to sit down to a meal together, and a chef's kitchen with GE Monogram appliances that guests say is stocked with everything you need. A see-through fireplace links the living room to the game room, where a billiards table, a poker table, and a bar keep the evening going. Sonos sound runs throughout, inside and out.

Eight bedrooms, each with a king bed, sleep up to 18 guests. Five ensuite bedrooms sit in the main house. A separate guest house adds three more bedrooms, two bathrooms, and its own living room with a wet bar, which makes it a natural fit for a second family or anyone who likes a little more privacy. Across the estate there are eight full baths and one half bath, so nobody waits in line.

Outside is where Mesquite38 really comes alive. The 60-foot pool has a Baja shelf for lounging in the shallows and a sunken fireplace lounge built right into its edge, and the oversized hot tub fits 20 or more. Nearby, the pool house holds a living area, a bar, a bathroom, and a gym with a Peloton, and with its doors thrown open to the light, it's a bright spot for morning yoga. When it's time to eat, the outdoor kitchen has a 48-inch grill with a rotisserie, a double burner, and a sink, and dinner is served at a shaded table under woven pendant lights.

Then there's the play. Tee off on the private par-3 hole, with three tee boxes, three pin placements, and two sand bunkers. Settle a rivalry on the tennis court or one of two pickleball courts, roll a few frames on the two bocce courts, or grab one of six beach cruisers and loop the paths through the grounds. As the sun goes down and the landscape lighting comes on, everyone tends to drift toward the bonfire-style fire pit under the mesquites, where Adirondack chairs face the mountains.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
