We love Topsail Island. Pearl's home was perfect for our family. We had a wondrful time and can't wait to come back. Would suggest updating cookware, as some of the nonstick pans are worn out and peeling.

Great time of the Sea-Zen!

We had a great time this past week. The house is beautiful. Three bedrooms downstairs and the master upstairs with the kitchen. Owners were super responsive. We had a great trip and would book this house again.

Loved it!

The view alone is worth 5 stars. Host was responsive and everything as described. The Beach Shop and Grill nearby is excellent. Can’t wait to stay again!

Family Vacation

I have to say - being able to have all of our family in the same house for vacation was wonderful. This was the best vacation we have had in years!

Great location, well-maintained.

Clean and well-maintained house with a beautiful view. Loved the location close enough to walk or ride a bike to the coffee shop or restaurant nearby. We enjoyed our stay and I would be happy to stay there again.

Perfect place to stay

Evrything was as advertised. Host gave great recommendations on restaurants. It was a quiet getaway and just what we wanted. The walkway to the beach was easy and the outdoor shower was great. Definitely coming back next year!

Topsail 2023

Loved the location and beach access. The house was perfect for our needs. We would definitely choose to stay in this home again. Appreciated communications with the owner and their suggestions for things to do and favorite restaurants. Thanks for helping us have a wonderful vacation!!

We enjoyed our stay. Very conveniently located to the beach. There was a sliding glass door in the downstairs bedroom that would not lock. The couch was very lumpy and uncomfortable. I would recommend bunk beds rather than relying on the couch as a “sleeps 10”.

Nice House

We chose this house as it's close to my nephew. The overall appearance is nice. The house is dated inside and needs some work on the decks. The kitchen could use better bowls for cooking and storage. There is no organization in the kitchen drawers. I organized some for our needs. Overall I would recommend this house for its location and cost.

Very nice place

Is called Sea zen and is very zen. No clutter. No extraneous rugs to gather sand. Easy to clean and manage. Schlage door lock makes locking and reentering very easy. There are a lot of steps so getting stuff up in the beginning I takes some work but once settled is easy to get to beach.

Amazing!

Great stay and great house! Pics online don't do the house or the view justice at all! ... I've seen mention of 'stairs' being an issue but my elderly parents did fine as there is a bedroom on the main floor -- so didn't have to do stairs alot. Agree with other posts, that cleanliness was not the best, needs improvement, hence the 4 stars. Definitely recommend!

Amazing house!

House was amazing and perfect access to the beach. We had a great time with friends, as we were attending a wedding. I highly recommend staying here and would certainly stay again. Kitchen is nice and big for multiple couples to hangout! Just a few small suggestions (again amazing experience but things I personally would plan for) each room only had 1 pillow and 1 towel per person. Not terrible, but I would have brought another towel and pillow for myself. The house thermostat is set at 72 and cannot be changed. My husband and I both run hot, luckily it was cool outside and we were only warm briefly in the evenings. I could only seeing that being a small issue of we stayed during the summer. The owners were quick to respond and we LOVED our stay and will certainly be back.

Nice rental- property manager/owners not so much

The house was nice for an oceanfront rental house. We had a couple of young babies with us and during naptime, it was a challenge as you can hear from room to room in that house. My main issue was with the owners and property manager. When we showed up, the AC was not working and portable units were set up. It was still very hot with those running full-blast. We were told "a part was coming in" in a couple days. In a couple of days we of course heard nothing, so I called the property manager. She seemed to know nothing about this and acted like we should be pacified for the week because we had these portable AC units. I told her that it was still very hot on the second floor and I was told a maintenance person would be calling and she didn't need to be the middle man anymore. Pretty unhelpful for someone whose job it is to take care of a property. So a couple of days later, 5 days into our stay, someone finally comes to fix the AC. All in all, if nothing goes wrong while you are staying in this rental, you might be okay. Otherwise, I hope you don't plan on getting any help from the property manager or owners because they don't seem that interested in doing so. We won't stay here again.

Directly on a quiet beach made it worth every penny!

My family (6 adults and 3 kids) really enjoyed our vacation to the Sea-Zen. The kids are aged 4, 18 months, and 9 months. The mobility of clumsy kids was a big frightening becuase there were so many stairs to get to the house, but the home was beautiful and spaced out very nicely. There were three bedrooms on the bottom floor (where we put all three kids and their parents) and then my parents slept in the main bedroom upstairs. All of the rooms had a nice view of the ocean and queen beds (except for the middle room downstairs with two twins), but the upstairs room had the most beautiful view of the ocean! The best part of this house was the convenience to the beach, literally a walk down the wooden steps and you were ON the beach! This was ideal for during naptimes, just a quick run up the stairs and we could sit on the upstairs porch with the baby monitor with a drink and still enjoy the sunshine :) It was an awesome set-up. The only thing about the experience that caught us off-guard was the expenses of purchasing groceries, and literally everything needed for a week in a home...including toilet paper, paper towels, dish and hand soap, condiments, and ice. I was surprised that, for the price of the home, these generic items would not be provided. Once we settled in after our travel day (the roads are calm and not busy at all from Jacksonville airport, even in the highest season -- we were there July 13-20), we made a quick trip to the grocery store and the liquor store and stocked up for the week. There isn't a ton to do in the area, but we were hoping for a chill vacation on the beach in a beach town, and that's exactly what we got. My son and I fished off the Jolly Roger Pier one day and my sister and I did a lot of shopping at the Gift Basket and dont' miss live nightly music at the Quarter Moon book and gift store. Share a bottle of wine and enjoy the evening weather! We did this more times than once. The kids enjoyed a couple games of mini golf at the Patio Playground (which is apparently under new management, but we thought the service was terribly NOT personable and the arcade was dirty and quite a ripoff. But, Surf City had a lot to offer. Loved Max's Pizza and we went TWICE to The Beach House Grill and Shop - BEST restaurant and crab cakes EVER! The house is in a nice spot, near the end of the peninsula and not too far from civilization. Woudl suggest renting some beach chairs and a canopy and buying some beer and not moving from the beach:)

Everything about this home was wonderful! Beds were comfortable, home was clean, great access to everything. Communications before and after our stay with Pearl were great!! Didn't need to contact her during our stay because there were no issues with the home. Great, detailed instructions were provided. Will absolutely stay again!

-100/10-would never recommend!!So disappointed that a family vacation that we had so looked forward to turned out the way it did!Be warned that there are many things about the house that you will not be told until after your payment is made!- we placed grocery deliveries for the home when we arrived and several times throughout the week, with every single delivery we were warned that if we had anything lose or left outside that we didn’t want stolen to make sure and secure it inside because the house was known to be a target…definetly felt a little unsafe after that! -The AC in the house is set permanently on 72… it seemed much much warmer than that in several rooms! (We were not told of this situation until days before arrival)-the refrigerator has some type of permanent setting on it as well that causes it to take hours to cool! The internal temperature stayed at 56-58 for hours during the day, ruining some of our groceries! We were told to just give it time and it would adjust-the toilets were stained when we arrived-there was sand on all the floors and stairs-we did recommend that the owner look into a new cleaning company! They lacked on the job that should have been done for sure!The comforters and mattress covers were not washed and we were told that was not the job of the cleaners…The view from the house was beautiful… the house itself had many pros! The owners however, did not! The negatives of this property definetly outweighed the positives!

There are a few things that really make Topsail Beach stand out as a perfect vacation spot. First, it's never crowded. Topsail Beach has the feel of a classic family beach spot, no high-rises, no traffic, friendly folks everywhere. Even in peak season, there's never a crowd on the beach. Second, even though it's small Topsail Beach has all the amenities, with a grocery store, restaurants, seafood shop, souvenirs and even a church nearby. Finally, it's easy to get to, either by driving or flying into Wilmington airport less than an hour away.

At our home Sea-Zen you can simply walk out your bedroom door and down to the beach! Our home is perfectly located halfway between the Jolly Roger Fishing Pier and Serenity Point, a beautiful, wide expanse of sand at the southern tip of the island. While indoors, enjoy the well-stocked kitchen, comfortable decor, and dolphin watch views!
