Step into a welcoming open floor plan that exudes warmth and coziness - an ideal space for gathering with friends and family. Strategically placed above the garage, the main living area and bedrooms offer both privacy and a sense of serene seclusion.

The fully stocked kitchen invites culinary adventures, seamlessly flowing into the spacious living room. With seating for four at the kitchen bar and additional stools, there's ample space for everyone to come together for delightful dining experiences. Natural light floods the living room, enhanced by a charming wood-burning stove and a large flat-screen TV, creating the perfect ambiance for post-adventure relaxation.

Retreat to the queen master suite on the main level, complete with an ensuite full bathroom for utmost convenience. Two additional bedrooms, one with a queen bed and another with a twin-over-queen bunk bed, provide restful accommodations. A second full bathroom on the main level ensures comfort for all guests.

For your convenience, a private driveway and a 2-car garage offer secure parking and easy access to your mountain refuge. Please note the garage has a low clearance.

While we adore furry companions, only one well-behaved dog is allowed in this pet-friendly haven, with a required $25/night fee strictly enforced. Notify management if you're bringing a dog.

PARKING: To ensure a hassle-free stay, please adhere to the posted signs and parking allocations in Breckenridge, as parking is strictly enforced. If you require additional parking, the Town of Breckenridge offers paid overnight parking in two designated areas: 1) south of town at the Stephen West Ice Arena and 2) north of town at the Airport Road satellite parking lot (which also accommodates RVs and trailers).

WARNING: Please be advised that during the winter season, all driveways and roads may be covered with snow and ice, making it necessary for vehicles to have 4WD or AWD to safely navigate. Please note that we cannot offer refunds for cars that get stuck or require towing. Additionally, some homes may require 4WD or AWD during non-winter months due to uneven surfaces and dirt roads. For more information about your rental, please don't hesitate to contact us.COLORADO TRACTION LAW: During the winter season from September to May 31, the Colorado Traction Law is enforced for all drivers on I-70 between Morrison and Dotsero. This law requires vehicles to have either four-wheel drive or all-wheel drive with snow or mud+snow-rated tires, or specialized winter tires, chains or other traction devices for cars with two-wheel drive. It is important to make sure you have the correct equipment when driving in Colorado, so please speak with your rental car company if you are planning to rent.

What to be aware of:

- There is no bus service, but it is only a 10 - 15 minute drive to Main Street/lifts
- The road is steep, it is plowed in the winter, however a 4-wheel drive vehicle with proper winter tires is REQUIRED 
- The garage has a very low clearance and cannot accommodate vehicles above 6'5

Scary
We arrived at night and was snowy and road was not plowed properly or sanded/ salt and was very icey. We had an all wheel drive car and was difficult to get to this location. Was dark, no lights no numbers on house and street signs hard to see. There is also no cell service in this area we found out quickly as we slid into a snow bank one day due to road not plowed and couldn’t reach out for help only intermittent signal and had to call 911 and barely got help from them due to the area location. There was also no land line in the house for energencies and no supplies to help with the road situation or wood for the fireplace. For all that money you’d think wood and salt would be there . Disappointed with this stay and would not recommend.
