Ideally located just 400 meters from the rocky coves (*calanques*) and 800 meters from the town center, the villa sits on a 700 m² plot planted with palm, orange, and olive trees, as well as other Mediterranean flora. Villa CEMUA offers 186 m² of living space, accommodating up to 10 adults and 2 children. All double beds feature new, high-quality hotel-grade bedding.

The covered parking area—designed like a "boat garage"—accommodates four vehicles and features an 11kW charging station.

The spacious covered terrace off the kitchen is furnished with an outdoor lounge area, a large sociable table (seating 12), and a serving trolley equipped with a *plancha* (flat-top grill), allowing you to share special moments while overlooking the Bay of Cavalaire.

Thanks to the villa's prime location, you can head to the town center beach (1,400m away) or simply relax by the pool; its secluded setting ensures privacy while offering stunning sea views. For a bit of friendly competition, enjoy spirited games of *pétanque*—games that don't have to stop when the sun goes down, as the entire property features outdoor lighting. For those who prefer to stay indoors, the villa is equipped with a TV, Wi-Fi, board games, and games for children.

Cavalaire is situated in the southernmost bay of the Var coast, bordered by the lush Massif des Maures. The resort town offers 4 km of fine sandy beaches and is renowned for its excellent bathing water quality, marina, Provençal market, traditional festivals, and summer events.

During the season, a wide range of water sports is available in the Bay of Cavalaire, including Optimist sailing lessons for children, water-skiing, parasailing, windsurfing, jet-skiing, and more. In summer, the streets and café terraces come alive at nightfall, with open-air concerts and shows taking place across the town's various squares.

It is located close to major towns in the Var region, such as Hyères, Toulon, Saint-Tropez, and Saint-Raphaël. Saint-Tropez—bustling with tourists in the summer—regains its full charm in the off-season; there, you can wander through narrow streets, explore the citadel, visit the Musée de l'Annonciade and the Marine Cemetery, or simply go shopping. Gassin and Ramatuelle, small hilltop villages, have preserved the authentic charm of traditional Provençal settlements.
