Welcome to Seabreeze Heights in Santa Rosa Beach, Florida on 30A! Just a 2-minute drive from the beach and a minute's stroll to a three-tier pool, our beach house offers relaxation and adventure. Nestled in a private gated community with easy access to top restaurants, shopping, and equipped with bikes and an EV charger, our home ensures a memorable stay. BEACH AND POOL ACCESS:
Excellent location with a very convenient, straight path to the beach and a pool that our guests absolutely rave about! "The best thing was having pool access. We spent more time there than at the beach!" "Pool is amazing, enjoy it!!!"
BEACH:
The Ed Walline Beach Access is the closest Santa Rosa Beach public beach access just ½ mile from the house! It is a quick 2 minute drive, 2 minute golf cart ride, 4 minute bike ride, or 10 minute walk on the paved walking/biking path directly to the beach.
Ed Walline Beach Access has parking, bathrooms, picnic benches, trash cans, grills, a place to lock bikes, and is handicap accessible. Ed Walline Beach Access also offers beach chairs available for rent on a first come first served basis.
POOL:
We also have an incredible 3 tier luxury “vegas-style” neighborhood pool just 1 minute from the house with lots of lounge chairs and seating to soak up the sun. Perfect for a break from the beach with the kids to splash and play in any of the 3 connected pools.
BEACH HOUSE DETAILS AND AMENITIES:
Perfect destination for a family getaway miles away from the chaos of the condo crowds. This beach house easily has enough room for two families with over 2,500 square feet of living space, 4 bedrooms, 3 bathrooms, plus a huge front deck with a grill, bar table, outdoor seating, and rooftop balcony.
Plus you will also find many of the little conveniences of home with a:
- Fully stocked kitchen
- Outdoor grill
- Gigabit high speed WIFI
- Washer/dryer
- Comfortable beds
- Large flat screen TV with a sound bar and ROKU

KITCHEN:
The large kitchen is well equipped with dishes, glasses, utensils, pots, pans, coffee maker, along with all of the appliances you will need to enjoy your vacation. Plus a fun popcorn machine just in case there is a rainy day for popcorn and movies at home!
LIVING & DINING ROOM:
The living room boasts large french doors that open up directly to the front porch, which is great for indoor/outdoor living. It makes grilling out and enjoying the beautiful warm weather a treat.
Plenty of seating with a beautiful dining table, bar stools, couches, and easy access to all the seating on the front porch.
If you're looking for a fun game night, the living room contains several card and board games, or you can curl up on the couch and stream a movie on the 65” TV with a bowl of popcorn.
FRONT DECK:
There is a huge front deck right off of the main living and dining room with two large double doors as well as private access from Bedroom 2. The deck has a bar table that seats 6 as well as an outdoor patio lounge set and a 4 burner propane grill.
LAUNDRY:
There is a full size washer and dryer available for your convenience right next to the kitchen.
BEDROOM 2:
Queen size bed off the main floor with doors that open directly to the front porch.
BEDROOM 3:
Queen size bed off the main floor with lots of great closet space and windows facing the backyard.
MAIN FLOOR BATHROOM:
Next to the 2 bedrooms on the main floor with a shower/tub, toilet and sink.
***UPSTAIRS***
MASTER/BEDROOM 1:
King size bed upstairs in the master bedroom with a private balcony and 20” TV with Roku.
MASTER BATHROOM:
Upstairs connected to the master bedroom with a large jacuzzi soaking tub, standing shower, private toilet, and 2 separate sinks to get ready.
MASTER CLOSET:
The master provides access to a very large master bedroom closet.
ROOFTOP LOFT:
The view is stunning in the mornings from this beautiful rooftop loft. It is perfect for drinking your coffee while reading a book in the mornings as you watch the sun rise. With a refreshing breeze at all hours it is a great place to relax and hang out with outdoor seating and a coffee table.
***DOWNSTAIRS***
BEDROOM 4:
2 twin beds and 1 bunk bed for the kids (4 beds total) with a 20” TV with Roku.
DOWNSTAIRS BATHROOM:
Next to the 4th bedroom with a shower/tub, toilet and double sink.
BACKYARD:
The house backs right up to the nature reserve and state park giving you lots of space and privacy.
GARAGE:
We have a large garage space perfect for storing your beach chairs, toys, and sandy towels in between beach visits. Our left garage parking spot also has an EV charger - level 2 so you can charge your electric vehicle.
PARKING:
Two long driveways included for parking up to 4 cars. No boats, personal watercraft, or trailers may be parked in the driveway or on the streets.
HOUSE RULES:
10 guest maximum.
4 vehicle maximum.
No boats, personal watercraft, or trailers parked in driveway or on the street.
No pets.
No smoking.
Must be 25 years old to book.
Quiet hours are 10:00pm - 8:00am.

Jessica and Wes here and we are so excited to welcome you to our home! We absolutely fell in love with 30A the first time we came to visit and hope you'll love it as much as we have. Between the gorgeous white sand beaches, crystal clear ocean, peaceful lakes, nature reserves to hike, golf courses, and incredible food, 30A has so many wonderful things to offer! I'm originally from VA and was blown away by the sugar soft white sand and emerald green water of the Emerald Coast the first time Wes brought me here. Wes is from MS and has so many fond memories of coming down to Sandestin and PCB for the summer. So, when we discovered 30A we were thrilled!

We loved the Cypress Breeze neighborhood so much because of the location and the pool. The pool is a simply stunning, a huge 3-tier luxury pool and it is so easy to get to just 1 minute from the house with lots of lounge chairs and seating to soak up the sun. Plus we love the location because we can quickly turn left on 393 and with a 2 minute drive pop straight down to the beach, Gulf Place Town Center, and Hwy 30A. Or we can turn right and take 393 the other direction to Hwy 98 to easily go to the Publix, grocery stores, and anywhere else along the 30A stretch instead of getting stuck in the bumper to bumper 30A traffic.

We fell in love with this lovely house and it's great space for indoor and outdoor living. We love having family get togethers, so lots of seating for indoor and outdoor dining has been great! We like hanging out together with a glass of wine on the front porch or sitting up on the rooftop deck to watch the sunrise with our morning coffee!
