Great family vacation

Our family of 5 has been to Galveston before but this was our first stay at The Dawn. Great location- away from action but doesn’t feel isolated and close to all places we wanted/needed to go. Loved that our condo has a washer/dryer. Kids loved both pools. No complaints!

This is my 3rd stay at the Dawn and I selected to stay there this year because our last 2 stays were so great. However, this unit was different. We had to travel to a separate location to check in for our unit to pick up KEYS! First, traveling to a different location was inconvenient especially when you are waiting for 4:00 to get checked in. By the time we picked up keys then traveled back to the unit and paid for parking at the actual location valuable time was wasted. Who uses KEYS these days?? I can’t recall the last time I’ve had to get keys instead of using a very convenient code lock. My other units at the Dawn used codes and the check in process for parking at the Dawn was great. It is just this particular host/unit. The unit had a strong musky smell, the light in the closet did not work making that space unusable for luggage storage. The air conditioning drained into the tub from the ceiling which I can understand if this is normal however the draining was constant and made the whole tub seem gross. The bedding and couch pillows seemed dingy. Time for new ones. Even my pre teen boy didn’t want to go near them. Surely the amount was not normal. Checkout time was 10 as opposed to 11 at any other VRBO I’ve stayed at in years or at the Dawn. Then we had to drive to the separate location return KEYS. Surely we could have left them in the unit. Surely they have extra. Overall, we highly recommend the Dawn and have loved the previous 2 units. Just don’t recommend this one.

Nice Mini Vacation

We enjoyed our stay and will be back again. The condo was clean and had everything you need. It was nice waking up to the ocean view. The only issue was the TV in the bedroom didn’t work and we kept wanting to watch the news due to storm IDA in the gulf.

Loved our stay

Pictures advertised are spot on and look exactly the same in person. Awesome views & just walk across the street and you’re on the beach. you do have extra changes for parking. We stayed 5 days & it was $50. But the condo and location is well worth it. We will definitely stay here again and have already recommend to our friends.

Bring everything

I liked the unit that I stayed in , I’m just used to units that I’ve stayed in before at The Dawn to have coffee filters, seasonings or even salt and pepper and laundry detergent. It of course has everything you need to cook with .

The location and view is very nice

The property was nice. Not a 5 star condo, but the view and location is very good! The management company charges you an additional parking fee of $38. And you have to go to two different places to check in. It is not convenient. Should have included the parking charge in the price and check in needs to be easy! Especially for such a short visit!

In an attempt to be as transparent as possible, we mention that some HOA require guests to pay additional fees, multiple times during our reservation process - listing description, signed Ryson Rental Agreement and then a couple of times via our email communications. The Dawn requires this fee to be paid by guests in person, so that they may also provide guests with their pool & fitness center bands at the same time as their parking pass. Sorry to hear this is an inconvenience or not what was expected. Please let us know if there's anything else we could have done.

Great location and grounds

This was the perfect spot for a weekend getaway. The location and the grounds were very good. When we arrived there was no ice and the ice maker didn't work. I called the property management but never heard anything after. I wasn't a big deal to buy our own ice since Circle K is right next door but I do expect there to be ice in the condo. Other suggestions I would make would be to update to a more beachy theme and colors and invest in all cotton sheets. Overall great place.

Terrible stay. I booked from 4/19–4/29. The condo was clean, but the management company had no follow-through. I paid full price only to find two advertised amenities—the stove and washer—were not working. I was told about the stove the day of arrival and that they’d look into relocating me, but that was never followed up on. The stove wasn’t fixed until halfway through my trip, and the washer was never repaired.I remained polite the entire time and only asked for an ETA on repairs. I even waited a few days before calling since I booked same-day and didn’t wish to be impatient. Starting about three days in, I called daily and was often told I’d get a callback that often never came.I was in town for shipyard training and came back smelling like work, so not having a washer for 10 days was extremely frustrating. I would have respected a direct answer if they’d just said it wouldn’t be fixed.On 4/28, I requested a partial refund. On 5/2, they offered 140 and required signing a nda like contract, which I found insulting. I declined, hoping for a better resolution, and was told I’d receive paperwork by 5/4 or 5/5—nothing ever came of course. At this point I feel like my intelligence has been insulted and my kindness has been taken advantage of so I have no choice but to leave this review Overall I would recommend anyone considering this condo or any condo under this management company to just book a hotel like a Best Western or a Hotel 6 just to save the stress and headache.

Summer getaway

We go to Galveston every summer and have stayed many different places. I would not recommend staying at the Dawn. You have to park really far away from this condo and have many stairs to take. We have small children that can't carry their own luggage and it was really hot. Parking is quite far away. We arrived at this condo and there wasn't any A/C. Ryson resolved the problem by moving us, but we still had unloaded our vehicle and unpacked the suitcases before we realized that it wasn't going to get cool. Again, we only stayed at this condo for a couple of hours. The condo itself is very nice, if the A/C is working.

Nice place near ocean

The condo was nice and clean, some usual beach wear and tear. A few things to note - it is directly on Seawall so the morning and late afternoon road noise during the week is really loud. You cannot hear it with the windows closed though. The screen door really needs to be replaced - you can't even close it. My biggest concern were the towels! We were on a two week vacation visiting a lot of different sites and traveling from California. We didn't have room in our air luggage to pack towels. The unit had no beach towels and you couldn't even use the towels provide in the pool onsite!! It seems like a very inexpensive amenity to provide. Also, having to go to two different places to check in was more work than our neighbors who had a key code to get in. All in all the property is very well maintained, the pools really clean.

Beautiful views, great beach access, very nice pools! The check-in and check-out process was a bit cumbersome. The pull out sofa bed was too uncomfortable to be slept on. But the unit was clean and in a good location.

Last minute getaway

So we had Thanksgiving plans that changed and our family was looking for somewhere to go last minute to get out of Colorado to see the ocean. The property was perfect because you could literally walk out your door and across the street and have beachfront access. It was really close to the grocery store gas stations and restaurants as well. The nice thing about this property was at least the time we went the other portions of the beach were busy but on this section it was rarely with two or three families on it. It was amazing to be able to sit on the patio and watch the sunrise and sunset on the ocean .
