Nestled in the lower Hollywood hills in a peaceful country-like setting, you can escape the noise and stress of the city while maintaining quick access to the Hollywood Bowl, Beachwood Canyon, Hollywood Sign, and Universal Studios, within easy access to the 101 and 405 Freeways, Studio City and major film and music studios in Hollywood and Burbank. For the outdoorsy types, the home offers easy access to hiking and biking within the Hollywood Hills directly from the home.
Newly constructed in 2018, this 3500-sf tri-level home features 4 designer suites, all outfitted with their own spacious closets, television, and en-suite bathrooms. Flooded with natural light and surrounded by nature, every detail of this contemporary home has been curated with décor, art, and soft surfaces that provide a warm, upscale, and homey feeling. The house also features many smart tech and convenience features, including LED lighting systems, whole-home audio system with customizable zones streaming through airplay and wifi, Nest thermostats, smart televisions, and a private elevator.
The heart of the home can be found in the expansive, bright, and open living area which extends from the private pool area in the rear to the generous front patio facing the Hollywood Hills. With ample seating around the outdoor gas fireplace on the front patio, you can enjoy outdoor living year-round. A stone-wrapped fireplace inside the house frames a 75-inch Smart TV, comfortable lounge seating, elevated bar area with 4 bar stools and dining table with seating for 8. The large, sliding bi-fold doors on either side of the room can be fully opened into a space which merges the indoors and outdoors seamlessly.
The large Primary Bedroom and En-Suite features wall to wall glass doors leading onto a private balcony with amazing views and power blinds and curtains which allow you to customize from bright morning light to a serene and private sleeping space at the touch of a button. A luxuriously appointed King bed with Pressure-Relieving Memory Foam Mattress, luxurious bedlinens, a 65” Smart television, and a large walk-in closet with hangers, laundry basket and additional pillows, blankets, and towels. The spacious Primary En-Suite Bathroom offers a full sized glass shower, soaking bathtub, double vanities, remote controlled bidet toilet with fully automated heating, washing, and flushing features, wall mounted heater, and luxurious spa-like amenities such as professional grade shampoo, conditioner, and body wash from Molton Brown, hair dryer, and fresh towels.
All 3 guest suites include en-suite bathrooms, King beds with Pressure-Relieving Memory Foam Mattress and luxurious bedlinens, 50 inch Smart TVs, walk-in closet with hangers, blankets and additional towels.
The modern kitchen is spacious and built for serious culinary exploration, outfitted with custom European cabinetry and a full range of professional-grade Miele appliances including double-ovens and a built-in Espresso machine.
The pool area and patio include a Pebble Tec pool and 10-person spa, outdoor sitting areas and poolside lounging chairs. The built-in outdoor kitchen features a stainless steel 5-burner BBQ, stainless steel sink and a beverage refrigerator.
Please note that the Spiral Stairwell leads to a private hillside/nature area that is not accessible to guests.
Situated on the main level, the gym offers top-notch fitness equipment including an all-in-one multi-gym, elliptical, bench press, squat stand, and free weights. Enhancing your experience, there's a sauna available. The space is equipped with padded flooring, yoga mats, mirrored walls, and a 32” smart TV for a well-rounded workout. Additionally, find refreshment at the water cooler station, and enjoy post-workout recovery with the Red Light Therapy wall and theragun massager.
Additional Terms: This is NOT a party home! It is a peaceful, luxury retreat located in the upscale Hollywood Hills area. Separate Rental contract required, No renters under 30 years of age, and pets are allowed only if approved in advance of booking and pet fee is paid ($200.00).
Early check-in or late check-out may be available with an extra fee ($350.00). Pool heating is optional with an extra fee - $125.00 per day (3 day minimum), $750.00 per week, actual cost of utilities will be paid as billed for reservations 28 days or longer. 21 nights May - October. SPA heating is complementary.
SECURITY DEVICES - the home has multiple outdoor cameras including a ring camera doorbell on the front door, a garage camera, and 4 security cameras on all outdoor corners of the home, inclduing the pool area and (pool area camera may be covered if requested in advance of rental). There are no cameras indoors, other than garage..
MAID SERVICE – Owner’s maid service has a regular cleaning schedule at the home every Tuesday regardless of whether or not guests are staying at the home. Hours may fluctuate from late morning to early evening but always on Tuesday (3-5 hours).
PARKING - There are a total of 3 private parking spots available for guests. One indoor parking spot in the double door garage and 2 additional spots for tandem parking on the driveway in front of both the double and single garage door.
There are several closets and cabinets that are locked and not accessible for guests that contain extra supplies and linens. There are extra towels stocked in each suite and ample pool towels are provided in a large basket adjacent to the dining room.
Important House Rules -
- Please do not sit on the interior furniture straight out of the pool / wearing wet swim attire.
- Los Angeles quiet hours are between 10pm-8am, so please keep the noise down when outdoors by the pool area after 10 pm.
- No glassware around and inside the pool. We supply outdoor plastic cups and plates.
- Outdoor Pizza Oven is unavailable for guest usage and will be unhooked and covered during guest stay.
- Trash bins are located in front of the gym garage door. Black bins are for trash, Blue bins are recycled items ONLY and Green bin is for our gardener. Trash is picked up on Fridays so please make sure to place the bins at their proper location for pickup.
- Please DO NOT MOVE any furniture in different rooms or places, we just want to be cautions to prevent any injuries to you or damage to the furniture/flooring.
- This property is smoke free. NO SMOKING OF ANY KIND anywhere! You will be charged up to $2,000 after check-out if you do.
