STEPS TO THE BEACH & OWNER MANAGED (and sister property to VRBO 1398832 in the same building)!! No expense spared with upgrades galore. Luxuriously furnished, spacious 2 bed, 2 bath (sleeps 6) exclusive 1450 sq. ft. privately owned and managed, luxury vinyl plank flooring throughout, condo with a large peaceful private (not overlooked by neighbors) corner balcony with comfortable patio furniture for al fresco dining accessible via the lounge or master bedroom with stunning unobstructed views as far as the eye can see, (great for dolphin spotting, sunrises and sunsets) and only a few steps to the white sandy non crowded and well maintained immaculate beach and crystal clear waters).
This is one of the closest condo to beach walks in all of the Orange Beach/Gulf Shores area – from front door to on the beach walk is less than 2 minutes via elevator or stairs – you are RIGHT ON THE BEACH!
This elegant condo on the tenth floor has the best of both worlds, it is conveniently situated within walking distance to Flora-Bama, (voted The Best Beach Bar in the US), Flora-Bama Yacht Club and Flora-Bama Ole River Grill on the Florida/Alabama State line, on the left and the tranquility of having no condo buildings on the right.
The Broadmoor is known for its extra large master bedroom suites and spacious floor plan. The master bedroom features a large walk in closet, (almost as big as some guest rooms in other condos), a hallway separates the living area from the bedrooms, so noise is at a minimum and the bedrooms are at the opposite ends of the condo for maximum privacy.
The oversized master bedroom has a king sized bed with a huge chaise lounge, perfect for curling up with a book or a drink while listening to the roll of the waves, 2 large windows including one floor to ceiling window, both overlooking the Gulf of Mexico with breathtaking views, there is a door from the master bedroom to the corner balcony. There is a large en-suite bathroom off the master bedroom with a spacious walk in double shower, (both with additional detachable shower heads and multiple water pressure settings), double sink with lots of counter space.
The second bedroom, offers 2 plush double beds with memory foam mattresses (which sleeps 2-4), it has its own bathroom with walk in shower, (also with detachable shower head and multiple water pressure settings), plus a privacy door in the hall, so that you can close it off and have your own en-suite.
Both bedrooms have flat screen TV’s, there is also a TV in the spacious living area. All TV's are smart TV's with access to NetFlix, Amazon Prime, etc., to their subscribers.
The spacious living area has fantastic views of The Gulf and access to the private patio.
The state of the art gorgeous kitchen with granite counter tops is fully equipped with high end appliances including refrigerator with freezer and built-in icemaker and cold water dispenser in the door, cooktop, built in microwave, dishwasher with disposal, Keurig coffee machine and a filter coffee maker, additional hand held and small appliances. There is also a separate wet bar with ice maker in the 6 seat dining area.
Additional amenities include: A/C, Heater (the HVAC system has been upgraded to include a dehumidifier and air sanitizer not in most condos to provide cleaner, crisper air), cable TV, free wi-fi, iron & board, 2 hair dryers, full sized washer and dryer, linens, towels, dishes and cooking utensils, after beach outside showers to rinse off sand.
We provide the following items and start-up supplies: 2 dish towels, new dish cloth/sponge, fully equipped kitchen (accommodates the total occupancy number), kitchen towels, one roll of paper towels, small container of dish soap, 2 tablet supply of dishwasher detergent, trash liners (two per can), and 2 supply of laundry detergent pods. Also provided throughout the condo are bed linens, bath towel sets, with a minimum 2 per person, 2 rolls of toilet paper per bathroom, soap, shampoo and conditioner in each bath, plus a first aid kit is in master bath below the sink.
Orange Beach is a 45 minute drive from Pensacola (FL) airport (or an approx. $55 Uber/Lyft/Taxi ride). Other airports are Mobile (AL) which is an approx. 60 minute drive, Gulfport- Biloxi (MS) which is an approx. 2 hour drive, plus it is only an approx. 3.5 hour drive from “The Big Easy” of New Orleans (LA).
The Broadmoor is a low density boutique building with only 60 units, which means you can relax on the beautiful beach, in the awesome gulf front pool; use the dry sauna (his and her) or hot tub; enjoy the sports court and grill area, or exercise in the fully equipped fitness room, (with stationery bike, treadmill, elliptical, free weights, multi-gym machine, with his and her shower rooms), all without massive crowds and no long waits for an elevator.
The sports court consists of 1 tennis court, two pickle ball courts, cornhole, shuffle board, and a walking lane, (tennis and pickleball rackets/paddles and balls, cornhole bags plus shuffleboard cues and pucks are provided for your use in the large master bedroom closet). The separate grill area consists of 2 charcoal grills and preparation tables.
An electric vehicle charging station and complimentary luggage/valet carts are provided for your convenience by the elevators in the covered parking area, (if not all in use). Please return to the same area collected from immediately after use.
Great local seafood and amazing restaurants (Cobalt, Coastal, Voyagers, Louisiana Lagniappe, Zeke's Restaurant, The Hangout and for breakfast Perdido Key Breakfast Club, Ruby Slipper and the Brick and Spoon voted "top ten breakfasts in the US" offers its renowned "build your own Bloody Mary option", to name just a few of those available), are within a short drive from the condo (Uber, Lyft and taxis are readily available and usually arrive within a couple of minutes).
Further afield, Jesse's on the Bay in Fort Morgan and Tin Top in Bon Secour are also worth a visit. Many food delivery services including Gulf To Go and food stores are also readily available.
Local grocery stores Publix and Walmart also offer online shopping and pick up, so that you can swing by and collect your groceries without spending your vacation in a store or having the wrong items delivered by a personal shopper.
The main area attractions include dolphin cruises, helicopter tours, inshore/offshore charter fishing, parasailing, watersports including kayaks, jet skis and sailing. There are several Championship golf courses, nature walks, bike trails, a zoo, a water park, cinemas, health/beauty spa, outlet shopping, miniature golf, etc.
A storage unit is also available steps from the beach, fully stocked with 4 reclinable low rise beach chairs with carrying back straps and cupholders, 2 umbrellas, 2 boogie boards and a beach cart to assist with stress free transportation of your belongings, to the beach, pool or your vehicle.
Beach chairs and umbrellas are also available for rental in season payable to the beach attendants or by pre-booking from Ikes Beach Service, (also available from Ikes are rentals of kayaks, paddleboards, banana boat rides, parasailing and more).
Parking Passes are available for 2 cars (covered parking is conveniently located close to both elevators and stairs so there is not a long walk in the sun while loading and unloading like most high density condo buildings).
There is a one time parking registration fee of $45.00 for one car included in your costs, which will be left on the entry table in the condo on your arrival for you to leave on your dashboard. One additional registration can be purchased only from us for $45, (the onsite Broadmoor office does not issue parking registrations).
If a second parking registration is issued, one vehicle may park in the main undercover parking area and the second vehicle should be outside or at the far side of the elevators from the entrance, (i.e. closest to the gulf).
Guests are not allowed to park boats, trailers, campers or other equipment on Broadmoor property, (a list of local parking/storage facilities are available on request). Please note that these rules are strictly enforced and are not at the discretion of Orange 1004. Any cost or penalties associated (boot placement/towing) with the violation of these rules will be at the renters expense.

After travelling to the Orange Beach / Gulf Shores area for many years, we knew where we wanted to buy our condo, in a small boutique building, right on the beach, within walking distance to restaurants but peaceful enough to avoid crowds. After a lot of searching we eventually found The Broadmoor, which was exactly what we were looking for and a condo that has never been on the rental market before with quality furnishings and decorations that makes it stand out from all other rentals. I'm sure you will enjoy it as much as we do.
