Location, location, location: great amenities are just a quick walk away, including the major neighborhood grocery store; restaurants & coffee shops; the Newport Pier area; Lido Marina Village, and much, much more! All local favorites! Here's what you'll find:

LIVING/DINING AREA:
- Large sectional sofa
- TV (streaming)
- Dining table with seating for 6
- French doors open up to front patio

KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Barstool seating for 2 at breakfast bar
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
- Bedroom #1: King bed; SMART TV; ceiling fan, en-suite bathroom
- Bedroom #2: Queen bed; SMART TV; ceiling fan, en-suite bathroom

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

PARKING:
1 space in the shared double garage, accommodates small to mid-size vehicles - accessed by rear alley. No parking behind garage at any time. Available general neighborhood parking can also be utilized (metered and unmetered).

LOCATION:
This home is conveniently located along the peninsula's main boulevard. As a result, ambient traffic noise may be heard.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
