Right in the heart of the Balboa Peninsula, this 7 BR/5BA two level home is located right across the street from the Beach. Enjoy a family friendly day on the nearby bay beach kayaking, paddle boarding, or walk across to enjoy the boardwalk.
From our property you can safely walk or ride bikes anywhere on the peninsula. Conveniently located between the Balboa & Newport Piers you will never be more than 5-10 minutes from shops 30+ restaurants & bars, Balboa Fun Zone etc

Our home has 2 fully equipped kitchens (pots, pans, dishes, silverware etc),Smart TVs, (1) Patios, (1) Rooftop deck, Outdoor Dining Table, (2) Propane BBQ, Washer/Dryer, Garage Parking for 2 plus 1 carport, and much more!

HOME LOCATION:
This property is located in Balboa between 13th & 14th St. between Newport and Balboa Piers. You can walk or ride our bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, boat rentals, all while staying at the beach.
For those of you with kids, The nearby Bay beach is perfect for families. Marina Park is just a few blocks away with a giant Grass area to hang out. There is also a playground on the beach at the elementary school located across the street making this home an ideal location for families.

IMPORTANT HOME NOTES:
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.
- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.
- Primary guest must be 25+ years old and present throughout the entire reservation.
- This is a Duplex Property, you will be renting both units/the entire home.
- Unit A Ground Level, No Stairs.
- Unit B is the 2nd level with (1) set of Stairs.
- (2) sets Washers and Dryers are located in the Garage (coin-operated) and in the A Unit (Free)
- In home Air-Conditioning can be provided for an additional $30 per day. Please notify property manager 48 hours in advance should you wish to utilize this amenity.
- (2) Garage Parking Spots are Provided and (1) Carport - Compact Cars recommended
-Please review house rules regarding Noise, Day/Nighttime Occupancy, etc.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- Noise from other units, neighboring homes, and beach goers should be expected.
PETS - This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.
