**House Rules**
CHECK-IN AND NOISE/PARTIES
*Check-in: After 4:00 PM. The door code is automatically set to and will begin working at this time.
*Checkout: 10:00 AM. Check-out means being completely off the property (no cars in the driveway). We cannot offer early check-in or late check-out to ensure that our amazing cleaner has enough time to prepare the property for the next guest.
*The guest of record must be age 25+ and must stay each night with the group. No exceptions. Guest is required to upload a copy of a government issued ID (ex. driver's license, passport) at booking.
*No parties or events. Quiet time is 10:00 pm to 8:00 a.m. Please respect this.
*No smoking, illegal drugs, or vaping in the house, balconies, yard, driveway, or anywhere on the property. Violation of this rule will result in additional fees and/or eviction.
*No parties, unauthorized gatherings, excessive noise, and/or illegal activity shall take place at the property. The Retreat of Miramar has a security team that patrols the property. If the police issue a citation, the guest agrees to be charged an additional fee and/or eviction with forfeiture of monies paid.
*If the furniture is moved around, inside or outside, please return it to its original location before check-out.
*The maximum number of guests is limited to eighteen (18) persons. ALL guests (whether overnight or not) must be identified on the reservation or communicated about in advance. No exceptions.

PARKING
The driveway can accommodate up to 4 cars. For additional parking, please use only designated parking spots in the community by the mailboxes. Please do not block streets or sidewalks.

PETS/ANIMALS
*No pets allowed. Violation of this rule will result in eviction with forfeiture of monies paid and/or additional fees.

TOILET, BATHTUBS, AND SINKS
*The toilet system is very effective; however, it will clog up if improper material is flushed. PLEASE DO NOT FLUSH any feminine products, personal and/or baby wipes, etc. at any time.
*DO NOT pour oil, including bacon grease, into any of the drains in the house.

CLEANING
*The property will be cleaned and inspected before your arrival and after your departure.
Before you leave:
*Leave used beds unmade and towels in the bedroom or bathroom.
*Please place all used BEACH towels in and start the washing machines.
*Remove ALL trash from the house including bathroom and kitchen waste cans. Place in provided trash cans outside.
*Please place all dirty dishes and silverware in the dishwasher and run.
*DO NOT place any pots and pans in the dishwasher as they will need to be hand washed.
*Be sure to take or discard all used/open food and drinks. If unopened and unwanted, feel free to leave it for donation.
*Ensure ALL appliances are turned off.
*Please lock ALL exterior doors.

EXCESSIVE WEAR AND TEAR
*If excessive wear and tear is found on the property, and/or additional cleaning is necessary due to spills, excess trash left on site, unclean dishes, stains on furniture, floors, rugs, linens, wallpaper, paint, and/or walls, Guest agrees to be charged an additional fee and/or eviction with forfeiture of monies paid.
*Don't steal things. If there's something we have that you want, let us know, and we will try our best to give you the purchasing information.
*Tampering with, intentionally turning off, and or disabling any security equipment at or around the property (WiFi, router, exterior video cameras (ring), etc.) will result in the forfeiture of the security deposit and the entire reservation can be canceled and forfeited without refund. You will be asked to leave the property immediately.
*Stuff happens -If something breaks, please let us know so we can get it fixed for you and/or for the next guest. The Sooner, The Better!

GOLF CART
*The Guest agrees to keep the provided golf cart and any accessories to the golf cart in the same condition as received. This includes, but is not limited to, cleaning the golf cart of all trash and washing the golf cart, with the provided water hose, of all sand.
*The Guest acknowledges that a $45 charge will be charged to the Guests credit card on file in the event the Guest loses or misplaces the golf cart key or the garage door opener that is provided at check-in.
*The Guest understands and agrees that the Host shall not be liable for damages of any kind whatsoever to the golf cart or injuries sustained to the Guest while in the Guest's care.
*The Guest agrees to hold the Host free from all such damages and injuries sustained. *The Guest agrees to pay or reimburse the Host on the return of the golf cart, for all charges incidental to all breakages or damage to the golf cart while in the Guest's care. *The Guest agrees that no more than 6 authorized persons are allowed in the golf cart at any time and MUST WEAR SEAT BELTS AT ALL TIMES while in operation.
*The Guest accepts FULL responsibility to uphold all local laws while operating the golf cart.
*The Host will not be held responsible in any way for any accidents caused, parking tickets, or violations under the Guests' care.
*The Guest acknowledges that only a person over the age of 21 with a valid driver's license and current (meaning "up to date") vehicle insurance is allowed to operate the golf cart.
*The golf cart is NOT permitted on any roads posted over 35mph speed limits and at no time are the Guests allowed to operate the golf cart on Highway 98.
*The Guest hereby warrants to the Host that the Guest operating the golf cart possesses motor vehicle insurance that covers the golf cart and personal injury to the Guest, additional persons riding with the Guest, and other motor vehicles, while in the Guest's care. The Guest's Insurance Policy is Primary to ALL claims, accidents, injuries, and/or suits while under the Guests' care.
*The guest will ensure the cart is plugged in and charging each evening after the day's use and upon checkout.

FALSIFIED RESERVATIONS
*Any reservation obtained under false pretense will be subject to forfeiture of monies paid, and the party will not be permitted to check-in.

LOST AND FOUND
There is a $50 service fee to return lost and found items. Additionally, the guest is responsible for any and all shipping costs for items that the Host is requested to return to the Guest. Items found and not claimed within 30 days will be disposed of at the discretion of the Owner.
