Oktoberfest + Walk to Downtown Helen + Hot Tub

This is a full private home - all 4 bedrooms, 2.5 baths and the whole back patio are yours, with a private entrance and no shared space with anyone.

The main-floor living room does what a mountain living room should: a stone wood-burning fireplace under a vaulted pine ceiling, deep seating for the whole group, and a smart TV loaded with every major streaming app. There is a smart TV in every bedroom too, so nobody negotiates over the remote at 11pm.

The kitchen is a real one. Stainless steel appliances, a gas range and full oven, dishwasher, microwave, blender, bread maker, drip coffee maker with coffee provided, wine glasses and a proper set of dishes, silverware and cooking basics. French doors open off the kitchen onto the deck. The dining table seats the group together, and there is a dedicated workspace with fast wifi if someone has to log on for an hour.

Sleeping is spread across two floors so the group splits up naturally:

- Main floor, king bedroom. The easy room: no stairs, closest to the kitchen, ideal for grandparents or whoever calls it first.
- Main floor, bunk room. Where the kids disappear to. Bunks, their own smart TV, and a door that closes.
- Upstairs, king bedroom with private ensuite bath. The quiet end of the house.
- Upstairs, queen bedroom. Bright and comfortable, steps from the shared full bath.

There are 2.5 bathrooms in total - a full bath on each level plus a half bath - all stocked with shampoo, conditioner, body soap, towels and a hair dryer. One full bath has a soaking tub. A free in-unit washer and dryer means you can pack light and wash the river clothes the same night you wear them.

Out back is the reason most guests book: a private hot tub on a fenced deck with towels folded and waiting, seating for four, a propane grill and an outdoor dining area under the fall canopy. There is also a kayak you are welcome to use on the Chattahoochee. Central air, ceiling fans and central heat keep the house comfortable year-round.
