The Space:

Soaring 10-foot ceilings, exposed beams, and an open-concept layout create a bright and inviting atmosphere throughout the home. All bedrooms and bathrooms are conveniently located on the main level, offering easy, stair-free access. Step outside to the walkout patio and take in stunning views, enjoy the spacious yard, or make use of the oversized garage with plenty of storage for your gear. For even more relaxation, the community pool and hot tub are just a short walk away.



Ideally located for year-round adventure, this home is just minutes from Snowbasin, Powder Mountain, and Nordic Valley, with easy access to outdoor activities and scenic mountain recreation. Located within the gated Edgewater Community, guests enjoy access to a seasonal pool, year-round hot tub, pickleball courts, fire pits, picnic areas, a lakeside walking path, and breathtaking views of Pineview Reservoir.

• Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.

• Check-In/Check-Out: Check-in is at 4:00 PM and check-out is at 10:00 AM. Early check-in and late check-out requests are subject to availability. Fees apply and vary depending on the requested time, with a starting fee of $60. We may not always be able to accommodate these requests—please message us in advance for details.

• Please bring your personal toiletries like toothpaste, deodorant, etc. A starter supply of the items listed above will be provided. Guests will provide their own supplies after depleting the starter supply of these items.

We use commercial-grade antimicrobial agents and ensure that bed sheets and bath towels are professionally laundered between each guest stay.

• However, it's important to note that we cannot guarantee that our properties are 'completely sterile' or 'COVID-free,' just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their own discretion.

• We do not offer rescheduled stays or refunds for cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is affordable and provides excellent protection against unforeseen cancellations.

• We understand that last-minute cancellations can be challenging for guests who choose not to purchase travel insurance. However, we must uphold our owners' cancellation policies to protect their primary source of income and maintain their properties in business. • Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund.
