Luxury Retreat in the Mountains!
Welcome to the White Mountains! Enjoy winter skiing , direct access to snowmobiling, and explore the mountains and rivers, or golf at nearby Owl`s Nest in the summer. Our brand new designer luxury home has been thoughtfully designed with guests in mind, featuring all of the comforts of home. Centrally located between Loon Mountain and Waterville Valley, the home is situated to serve as your gateway to year round recreation in the White Mountains. The amenities are endless!
Welcome! Our 3 bedroom, 2 bathroom home is newly built and beautifully appointed. There are 2 king bedrooms, and a third bedroom set up as a spacious office with a queen murphy bed. The home sleeps 6 between the 3 bedrooms, but an additional 2 guests may use the air mattress provided. There are two, gorgeous full bathrooms with custom showers. After a long day on the mountains, you can cook a well-deserved meal in our fully stocked kitchen. Dine inside by the gas fireplace and cozy up on the couch for a movie after dinner. The attached, spacious screened-in outdoor living room is a perfect spot for the kids to play board games, while you enjoy a drink in the fresh mountain air. Conveniences include a laundry room in the entry way, plenty of storage for coats and boots, and a garage (no cleaning off snow before you hit the slopes!) and an office space if you need to get work done. The private backyard features a firepit for roasting marshmallows, a putting green and plenty of space to run around. Ductless mini split AC`s are available to cool down during summer months, and central heating and a gas fireplace for chilly nights.
Located in a quiet neighborhood, but only one mile to Interstate 93, the house is ideally located and just a short drive to countless area attractions. Skiing, snowmobiling and winter sports centrally located plus nearby hiking and special restaurants to try!

VACATION HOUSE RULES AND RENTAL AGREEMENT
Please be sure to read this rental agreement in full. By clicking âBook Nowâ you are acknowledging and agreeing to terms and conditions of the âvacation property.â
RENTAL TERMS/COSTS: Total guests not to exceed 10 people and 2 dogs. Rental period begins at 4pm on date of check-in and ends at 10 am on date of check-out.
PARTIES/NOISE: Absolutely NO PARTIES. The vacation rental is not suitable for people looking for a party house. This is a family neighborhood and guests should keep noise at a respectable level. Guests will be asked to vacate the property immediately if any complaints are made in reference to a party in the home.
SMOKING: Absolutely NO SMOKING is allowed inside the house.
PET POLICY: If you are planning on traveling with pets, you must agree to the terms (listed below under `Pet Agreement`). 2 Dogs only. Additional pet fee of $75 will be required at the time of booking.
CHECK OUT PROCEDURE: Check-out is at 10 am. Guests are expected to follow the check-out procedure. Additional fees may be charged if the check-out time or procedure is not followed by guests.
SEPTIC: Our home is on a septic system. Please do not flush sanitary items or wipes down the toilet. Do not put coffee grinds or kitchen grease down the sink drain.
WEATHER: No refunds are given due to inclement weather or loss of power caused by storms.
PET AGREEMENT
You agree that you will be responsible for the actions and behavior of each pet present at the Vacation Rental during your stay. The Vacation Rental Guest has permission by the homeowner to have up to 2 pre-approved dogs in the vacation home; subject to the terms and conditions of the rental agreement and this pet agreement. Cats are not allowed in the vacation rental.
SPECIFICATIONS:
-All dogs MUST BE HOUSEBROKEN!
-Do not bring a dog that may chew on furniture!
-At least 1 year of age or older and be spayed or neutered.
-Must be up-to-date on vaccinations and flea and tick repellent.
ACCIDENTS: Pets must be housebroken. The FULL DEPOSIT amount will be charged if it is found that pets have stayed that are not housebroken. We take this VERY seriously!
LINENS: Do not use linens to wipe down a dirty or wet dog.
PET WASTE: Guest is responsible for cleaning up all pet waste. Waste must be disposed of immediately.
DAMAGE: Pet must not cause damage to the premises or furnishings. If damages are caused, the cost of the damage will be deducted from the security deposit.
NOISE: Guests should prevent pets from producing excessive noise at a level that disturbs neighbors. If complaints are made by other residents in the neighborhood the guest may be asked to remove the dog from the property.
RESPONSIBILITY: You accept and assume all risks involved in or related to having a pet on the vacation rental property and you shall be solely responsible for the pet while on the property. You agree to indemnify and hold harmless the homeowner for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your pet being at the vacation rental property, but not limited to, any claim or liability for personal injury/illness, damage, fines, penalties, which is made, incurred, or sustained by you and/or anyone using the Vacation Rental during your stay.
INDEMNIFICATION & HOLD HARMLESS; ASSUMPTION OF RISK. You agree to indemnify and hold harmless your Host, North Woods Vacation Rentals LLC, and the homeowner, for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental, including, but not limited to, any claim or liability for personal injury, damage, fines, penalties, loss of personal belongings, or theft of property, which is made, incurred, or sustained by you and/or anyone using the Vacation Rental during your stay. You and anyone using the Vacation Rental during your stay accepts and assumes all risks involved in or related to the use of third-party transportation vendors, the pool/hot tub, activities participated in while on the premises, or amenities provided at the property, as applicable.
GENERAL TERMS. If any section, clause, paragraph, or term of the Rental Agreement is held or determined to be void, invalid, or unenforceable for any reason, all other terms, clauses, or paragraphs herein shall be severed and remain in force and effect. This Agreement shall be binding on and inure to the benefit of the parties hereto and on each of their heirs, executors, administrators, successors, and assignees.
We want our guests to enjoy our home to the fullest, and for the safety of guests, our home and neighbors, you are expected to follow our house rules and check-out procedure. If it is discovered that any house rules are not followed, guests may be asked to vacate the property and will forfeit all monies paid (including any unused nightly rental fees and deposits).
This Agreement is between the owner of the Vacation Rental (your âHostâ), and the individual completing this booking transaction for the Vacation Rental (âyouâ or âGuestâ). You agree that you will be responsible for the actions and behavior of each individual present at the Vacation Rental during your stay. This includes ensuring each individual in your party or otherwise present at the Vacation Rental is aware of and in compliance with the terms identified in this Agreement.
The Guests agree to the terms of this Short Term Rental Agreement, as evidenced by payment and the acceptance of the booking agreement through the direct booking, VRBO or Airbnb platform.
