Stay cool on a hot summer day with the central air or warm on the coldest of winter nights with the forced hot air furnace and the gorgeous stone fireplace. The main floor offers a fully equipped kitchen with a granite countertop and a center breakfast island that seats two. A King master bedroom with an en suite master bathroom with a shower and a soaking tub, Queen bedroom at the other end of the home and the third bedroom has 2 twin beds. All bedrooms offer spacious walk-in closets with ample storage. A second full bathroom is on the main floor as well. The lower level offers an additional private king bedroom, bathroom and well stocked game room.
Relax on the spacious front porch and listen for the Perigean falcons that often fly over the property or hang out in the game room play some pool, chess or poker or for a little bit of a nostalgic feel a Pac-Man arcade style game has been added.
At night head down to the large stone fire pit hang out under the massive sky and roast some marshmallows.


Amenities in the house include: a soaking tub, hot tub, dry sauna, pool table arcade games and more.

This property is located in the New Kingston Valley. Part of the Town of Middletown Delaware County New York. Nearing the end of a quiet dead end town maintained road.

Checking in:

Use the self check-in feature on airbnb. Be sure to do this before arriving as there is no cell service at the house. Here you will get the door code and WiFi information.
If you need to use the internet or make a call, log onto the WiFi and enable your phone for WiFi calling.

General:

- Please only flush toilet paper down the toilet (no feminine products, paper towels, wipes etc.). Everything else must go in the trash.
- Please try to avoid wearing shoes inside the house.
- the windows in the front of the house cannot be opened at the moment. Please do not try. Do not leave the doors open to prevent insects or animals entering the home.
- Feel free to use the board games and puzzles.

A cleaning service is included in your rental rate; however, we really
appreciate you leaving the house tidy prior to departure since we may have a
short window before our next guests arrive.

Checking out:

Interior:
- Compile bedroom/bathroom garbage into one large bag.
- Make sure all doors and all windows are shut and locked.
- Put all garbage and recycling in the garbage cans located in the box next to the deck with the hot tub– please make sure the box is secure to prevent animals from getting in! If there’s not enough room, leave bags inside the garage and let me know. In the winter months the garbage needs to be put in the garage for the garbage guy to get.
- Please ensure there is no food or garbage laying around the house. Everything should be put away or thrown out.
- Return all furniture, books and games to original locations
- Make sure all kitchen appliances are switched off – i.e. stove top, oven etc.
- Turn off lights in all rooms
- Remove sheets from used beds and put them on the floor in that room. Do not remove duvet covers, pillow protectors or mattress protectors
- Place used towels on the bathroom floor
- Remove perishable food from fridge and freezer
- make sure to start the dishwasher before leaving
- Clear all kitchen countertops and leave sink empty
- Ensure you have packed all your phone/iPad/laptop etc. chargers
- Close and lock all windows
- be sure to pull the door closed all the way when leaving allowing the door to lock

Garbage: Garbage pick up is on Thursday’s
No need to take it to the rd the he will come to the house to get it.
Be sure to tie all of the bags

Exterior:
- Ensure gas to BBQ grill is set to OFF position
- Dispose of all cigarette butts, bottle tops and litter from the property

Damage/Breakages:
We do not have a problem with the odd breakage, but please let us know about it
so we can replace/repair broken or damaged items before our next guests arrive.

Faulty Equipment or Appliances:
Please let us know about any appliance or piece of equipment that isn’t working.
