Quintessential Balboa Island Beach Cottage

If you love the beach, barbeques, boat rides and sand on your feet all day, then you've just stepped into the coziest of beach cottages on Balboa Island. Our home sleeps up to 8 guests. The first three bedrooms downstairs comprises of the following: Bedroom one, Queen bed with make-up vanity mirror and 1/2 bath. Bedroom two consists of 1 queen bed with full bath, with shower no tub. The third bedroom consists of 4 bunk beds with a small vanity sink/mirror. One bunk on the ground floor and three bunkbeds above accessible by ladder. The fourth bedroom is located outside of the main house on the second level. It is the private primary bedroom and consists of a vanity make-up mirror and full bathroom with tub/shower combination. The house is two houses down from the Newport Beach Bay, where you can see sail boats passing by from the front patio as you sip your favorite beverage around our firepit. Balboa Island is an amazing man-made island with many fun activities to do and tons of shops and eateries on marine Ave. Across a short 4 min ferry ride and you can be at the "Fun-Zone", where there is more shopping Ferris Wheel rides and more. Everything is in walking distance or rent our Evolution 5-seater golf cart to take you all around! After a fabulous day on the beach, take a hot shower in our outdoor patio shower and get ready for the nightlife. Our home provides at no extra charge one kayak, 2 SUPs, 6 beach cruisers, beach chairs, umbrellas and towels. A tradition on the island is having a balboa bar or frozen banana on Marine Ave after dinner. It's a must! The island has it's own fire department, post office, and church. Our guests also have access to boat rentals to take you around the harbor and out to see many of the seal lions, dolphins and whales. This is a great way to see the sights, and the multimillion dollar homes and yachts that outline the harbor. Lastly, we do team up with our local Luxe Sprinter Vans for trips out to the wine country, which is only an hour and fifteen minutes' drive. We have another rental in wine country where you could do wine tasting for the day and enjoy a family dinner there before heading back to Balboa Island. We love it there and the wines and vineyards are terrific. Inquire with Adam and Nikki your hosts!

From booking with Adam to the welcome and departure we had the most amazing time. Adam is very communicative and thoughtful. The home is as adorable as you see in the pictures. If you prefer classic chic beach homes over no character McMansions then this is the place for you! It’s a few houses from the water, completely walkable to the main shopping and restaurants street as well as the ferry. A must stay place and we will be returning we enjoyed it that much!

We loved our stay on Balboa Island! The home was wonderful, and we have rented it before. The owners are fantastic—helpful and easy to work with. Love all the finishing touches and high end furniture. It’s by far the best property on the island. We will definitely be back!

Wonderful visit to Balboa Islabd for a mother daughter weekend for our moms 70th birthday. Despite the weather the cottage was the perfect place to cozy up in the rain and a great location close to shops and only a block off the bay. Lots of room for everyone, comfortable beds and so much charm!

Gorgeous property in a perfect location. The home is very comfortable and nicely decorated. It felt like a home and was cozy. Easy access to the ferry and walkable to everything. Very pet and family friendly. The bathroom set up is exactly as identified in the listing and worked for us as a family. Bikes, kayak and SUP were great to have and we used every day. Was a great stay!

The house was ready with music playing, battery candles going, and Halloween decorations out! This sweet house is decorated perfectly, wonderfully stocked with everything you need, and it has the best patio you can ask for. We loved our stay! We used the bikes, the kayak, the beach chairs, and the fire pit…it is so nice of them to have so many extras ready to go! The owners were attentive and clearly they pay attention to all of the details of their home. We had a great week, thank you!!

Great family getaway

Great place for teens or a group of adults. It wouldn't be ideal for families with young children, as the master is separated from the actual house, but it was perfect to escape teenage drama! The location can't be beat! Owners were very responsive to any issues we had.

Our stay in this beautiful property was wonderful. The hosts thought of everything to make your stay comfortable and fun. It’s located perfectly on the island walking distance to restaurants, shopping and the ferry. The decor of the home has a lovely beachy vibe, it’s immediately relaxing on arrival. Perfect Getaway

Beautifully decorated Island cottage with an excellent location. The host was extremely easy to communicate with and very accommodating. Beds were very comfortable and having both front and back patios was really nice especially for our dog! We look forward to returning!

Cutest House Steps from the Beach

We had an amazing time on Balboa Island and couldn't have loved the house any more. Only a few steps away from the water and a great walking path, we loved being across from the Pier and steps away from the main strip of shops and restaurants. Adam was so kind and flexible and a great communicator. We had plenty of space for our group of 8 girls and loved taking pics in front of the house and on the patio.

Perfect location

Great spring break stay

We just stayed 7 nights at the beach cottage and we had the best time. This was our fourth time on the island and first time at the cottage and it was our favorite house so far! The location was perfect, the kids were just steps away from the beach and a scooter/bike ride from Marine. All of our friends could not stop talking about how cute our patio was. All the beds and bedding were so comfortable. Adam was a great host and communicating with him could not have been easier. We will definitely be back next spring break!

Fantastic Stay on the Island

This house is exactly as advertised! It was the perfect place for us to spend a quiet girls weekend, but would also be great for families. Adam and Nikki are fantastic hosts! I would definitely recommend an evening out on the Duffy boat. We can’t wait for our next trip to the island!

Truly quintessential!

This place was adorable. So warm and weloming. The hosts did an awesome job decorating... it REALLY IS the quintessential beach cottage! Plenty of room inside and out for relaxing together. We were five adults, but this would be a really fun place for families with kids. Having the golf cart was soooo great! Parking on the island is tough... and even though everything is so close.... my 80 year old mom was not up to walking long distances. We were sad to leave. My husband and I slept in the room over the garage and it was THE MOST COMFORTABLE BED EVER! (we had to peek to see who makes it!) Adam and Nikki are so responsive and answered all my questions/comments before and during the stay. 10/10! I hope me and the familiy can come back some day!!!

Newport Beach Bachelorette Weekend

We stayed at this house in Newport Beach for my sisters bachelorette weekend trip. It was the PERFECT house. Just steps from the beach and the house came with a golf cart we could use. The neighbors were so nice, the house was clean and decorated really nicely and had all the cooking appliances and towels we could ever need. The host was extremely responsive and always ensured we had everything we needed to have a fun relaxing stay at his property. 10/10 - could not recommend this place enough. I will definitely be back.

Awesome and relaxing

Location was perfect on the island. You can sit on beach on bay just one house away so it as so easy to get a chair or drinks right from the house. Golf cart access was the best part as we ate many meals on Marine Ave thanks to easy drive on cart. We highly recommend. Owner was so easy to deal with, we even extended our trip two extra days. It is one of the few homes that allows dogs and our first pets had a great time. Some reason listing says jacuzzi but there isn’t one. No big deal you will love it here.

Lovely time in Balboa

The cottage is so cute!! Definitely has a footprint of an original beach cottage but remodeled beautifully. One thing I didn't realize from the pictures, is that you walk through one bedroom to get to the other, to get to the kids bedroom. It was strange at first but totally worked in the end. We were a little worried about the kids traipsing through our room in the morning but there was actually a door to the outside, then a door into the kitchen, so they could take that shortcut and leave people that want to sleep in alone. There is also a master suite above the garage, would have loved to sleep there but we have a 7 year old so she probably wouldn't have been comfortable with that seperation. Adam was amazingly easy and chill to work with, he answered all questions, and went above and beyond. The use of the golf cart is key!!! Easy golf cart parking, can take the kids to ruby beach with the available boogie boards, beach chairs and paddle board. We had so much fun, would def go back!!

Our home sleeps 8 guests. There is one King bed, two queen beds and four bunkbeds. Our home is located two houses down from the beach making for easy quick access to the sand with all your toys. The home has two patios. The front patio has views of the boats passing by. The patio is outfitted with a comfortable seating area, firepit, and an outdoor dining table that sears 10 guests. The back patio has comfortable seating area while you and your friends can sip a beverage listen to music and barbeque. The primary room is outside the back kitchen door upstairs above the garage and is very private. I am very knowledgeable of the area with 40 years of experience in and around Newport Beach. I will be available as your host as much or as little as you need to make sure you have an exceptional stay here on Balboa Island.
