**OPTIONAL ADD-ON to Main House: Next door completely separate 1 bedroom apartment with King bed, kitchenette, and full bathroom (shower). Please inquire about availability to add a 6th bedroom, and 4th full bathroom. Can be rented by other renters if you decide not to book, but they do NOT share ANY amenities except a parking spot in the front. They do not have access to the main house, backyard, pool, or porches. They have their own private side entrance with privacy screen on the left side of the property.



KITCHEN:

Our well-appointed kitchen includes large refrigerator, oven, microwave, dishwasher, 2 coffee makers (Keurig and drip, but bring your own coffee), ice maker, toaster, blender and of course a disposal! If you prefer to grill, you will enjoy a Weber grill (propane). We stock all the basic equipment for basic meals, and provide salt, pepper, oil, and basic spice mixes, but please bring any specialty equipment or spices/sweeteners.



LIVING ROOM:

50’’ Roku Smart TV with gas fireplace mantle. Queen sleeper sofa, accent chairs, and loveseat. Living room opens to the kitchen bar area with 3 barstool seats.

Guest Access:

While travel time is less than 2 minutes on The Rock Road, for a smoother arrival, we recommend entering The Rock Road across from the entrance of Black Rock State Park. This route not only shortens the travel time on the rough road but also ensures a more comfortable transition into the secluded charm that awaits you. The Rock Road forms a loop. Please be warned, and drive 10mph or slower through the uneven road, bumps, and dimly lit entrance road. Our staff is able to access the property just fine in a small sedan if you know how to drive on unpaved roads.



Private entrance under front porch (orange door). Full and private access to the entire home. Nothing is shared, except parking for the separate apartment unit next door. The apartment guest do not have access to any main house, amenities, backyard, porches, pool.



The Neighborhood:

Rural lake homes everywhere! Easy access to Black Rock Park across the street for lake/beach access. Llano boat ramp is 2 minutes away (free/public for Lake Buchanan), and within 20 minutes of LBJ, Marble Falls, and Inks Lake boat launches. The last 300 yards has a bumpy dirt road and a 10mph speed limit. If the speed limit is followed, sedans should not have an issue getting to the property. We provide best road to access instructions prior to check-in for easy access.

We have a convenient location around the hill country & Lake Buchanan, LBJ, Inks Lake and Marble Falls. Uber and Lyft do service the area, but service times can be >1 hour. Call in advance or call a local cab company.

Need extra privacy? Add our completely separate private 1-bedroom guest apartment, bringing the property to 6 bedrooms and 4 full bathrooms.

The suite includes:

• Completely separate from the main house



The apartment connects to the main house through two secure, steel double-deadbolt communicating doors (deadbolts on each side of each door), allowing it to function as part of the home when reserved together. When not included in your reservation, those doors remain locked from both sides, making the apartment a completely independent & secure unit.



Guests staying in the apartment separately have no access to the main house, backyard, pool, patios, or other amenities. The only shared area is the front parking area.



Property has travel crib / Pac N play at the listing at all times for use.



We require a rental agreement to be signed by booking guest. We also have noise decibel readers to prevent large parties & noise disturbances.



We do allow INDOOR pets only with a $109 non-refundable pet fee (per pet per stay) & reserve the right to charge for additional pet related cleanup.

We reserve the right to charge any excessive cleaning beyond standard laundry and sanitation.
