Sweet House is a private, beautifully landscaped tropical villa located just outside the gates of Jolly Harbour, offering a peaceful and secure setting with convenient access to beaches, dining, shopping, and the marina. The property combines privacy, comfort, and outdoor living, making it ideal for families, couples, or small groups seeking a relaxed Caribbean getaway.

An international grocery store, restaurants, spas, car and golf cart rentals, and general shopping are all within easy walking distance. Jolly Beach — one of Antigua’s most popular west-facing beaches, known for calm waters and beautiful sunsets — is just a short walk away. Several of Antigua’s top beaches are also only a short drive from the house, and the central location makes exploring the island easy. The villa is approximately 25 minutes from the airport.

The Villa

Sweet House has been recently renovated and thoughtfully upgraded throughout, with a focus on comfort, quality, and ease of living. Upgrades include:

- Fully equipped modern kitchen
- Updated bathrooms
- New windows with insect screening and security glass
- Air conditioning and ceiling fans in every room
- High-quality furnishings and finishes
- Fiber-optic Wi-Fi (the fastest available on the island)
- High-quality bed linens and towels

The house accommodates up to 8 guests, with a maximum of 6 adults.

Outdoor Living

Outdoor space is a highlight of Sweet House. The private terrace features a plunge pool surrounded by lush palms and tropical gardens, as well as a high-quality gas barbecue. A large covered patio with ceiling fans provides shaded seating for relaxing, gathering, and outdoor dining. An outdoor shower nestled among the palms is perfect for rinsing off after a day at the beach. From morning coffee to evenings under the stars, this is where most guests spend their time.

Interior Spaces

The interior of the villa is clean, uncluttered, and thoughtfully designed, with beautiful tiling, teak, mahogany, and leather furnishings, and high Caribbean-style ceilings. The open-plan kitchen, living, and dining areas create a bright, airy atmosphere that is comfortable and welcoming.

Kitchen

The kitchen is very well equipped for preparing meals at home and includes a Miele dishwasher, microwave, coffee maker, blender, toaster, All-Clad pots and pans, and ample dishes and glassware.

Bedrooms & Bathrooms

The master bedroom features an ensuite bathroom, while the two additional bedrooms share a second bathroom. The villa is family-friendly, with a children’s bedroom that includes a desk and a small selection of toys and books. This room is equipped with a twin-over-full bunk bed as well as an additional twin bed.

All beds are furnished with high-thread-count linens, pillows, and lightweight duvets. High-quality bath towels and beach towels are provided, along with sand toys for children. An iron, ironing board, and hair dryer are also available.

Eco-Friendly Features

Sweet House incorporates several eco-friendly features, including solar power generation and solar hot water, energy-efficient appliances and lighting, a rain-water recovery system, and a filtered drinking water & ice system with UV and reverse osmosis.

Privacy & Security

The property is very private and secure, with a lockable gate at the street and a lockable garden gate at the house entrance. The outdoor spaces are quiet and secluded, offering a peaceful neighborhood setting with minimal visibility from neighboring villas.

Sweet House is an excellent choice for a relaxing vacation with family or friends, or for a romantic getaway, offering comfort, privacy, and easy access to some of Antigua’s best beaches and amenities.

Guest Access

Guests have full access to the house, gardens, and laundry room, which includes a Miele washing machine.

Important Notes

To ensure comfort and safety for all guests and to comply with local regulations, the villa allows a maximum of 6 adults and 8 total occupants. If there are 7 guests, at least 1 guest must be 8 years old or younger. If there are 8 guests, at least 2 guests must be 8 years old or younger.

Sweet House is a registered and certified rental accommodation in Antigua and is listed with the ABTA under the name “Sweet House.”

A government-mandated tourist tax of $5 USD per night applies to each guest over the age of 6 and is required for all paid accommodations in Antigua & Barbuda. This tax will be collected separately after arrival, as VRBO does not support age-based per-guest charges at the time of booking.

Perfect house

Sweet house was the perfect house in a great location. The online photographs did not do it justice as it was bigger than expected including the size of the pool.The manager, Roxanne, couldn’t do enough for us and the owner, Eva, communicated promptly throughout.Would highly recommend to anyone – perfect for families or couples.

We had an amazing family vacation in Antigua, and we were staying at Sweet House. It is really a sweet house, perfect for our family of 5 with young children (8,4, and 2). It is surrounded with beautiful plants and trees, and very secluded, very quiet, and lots of spaces in the yard for my kids to run around. My family enjoyed the pool as well. The location was perfect. It is very close to everything- grocery store and great local restaurants! We drove around on our entire stay, but we just walked to one of the restaurants. The area was very safe. And most of all, it is 5 mins away from our favorite beaches- Coco beach and Ffreye’s beach. We also visited Darkwood, and other beaches. The house is clean, and neat. It met everything that we needed for a perfect house vacation. Roxanne, the local host- was nice, very helpful, and always easily available when we needed something. We will be returning to Antigua and book here again!

Perfect place for a relaxing time

Fantastic property, the house has all the conveniences, open concept with a Caribbean flair. We are very close to restaurants and supermarket. Very tranquil. We highly recommend. The host and property manager were amazing.

Lovely Antigua

The description and pictures of Sweet House are exactly what you will find when you arrive. Roxanne the property manager was wonderful. She was prompt in returning our phone calls. Loved that the kitchen was well stocked with pots/pans etc. and the grill had propane. Everything was nearby just as described. Beaches were beautiful. Eva the host was even kind enough to split the cost of some beach chairs that we bought. Can't go wrong.

Wonderful stay

We had the pleasure to stay at the Sweet House last week and it was fantastic. The villa is so beautiful and clean, tastefully decorated, peaceful and very well located. The owner Eva has been very kind and helpful to answer all of our questions prior to our stay. Our local host Mel has been very helpful as well, thank you for the warm welcoming. Perfect for our family with our little one, we would definitely recommend it to family and friends. We will be back for sure, thank you so much!

Amazing Vacation

We had a fantastic week at the “Sweethouse” with our daughters and their boyfriends. The location is perfect, just a short distance from stunning beaches, a grocery store, and a variety of great restaurants. The house was very clean and spacious and is fully equipped with everything we needed. Great indoor and outdoor spaces. Eva was quick to answer all of our questions, both before and during our time there, and the local host was always available to help with anything. We highly recommend this place and hope to return!!I also recommend contacting Randy for taxi service and golf carts. 1 (268) 729-0059. He made our vacation at Jolly much easier.

Best Family House!

Just a perfect location and setup for a family. We stayed with our two young children (1 and 3) and were super happy with the design/ layout being child friendly and safe. The kids loved the bunk beds, high chair and crib availability, fencing of the pool, kids books and toys, and we always found ourselves running down the street to the grocery. So convenient for all of those little things you need over the course of your stay. Great restaurant at the corner. Not too hard to find. And the property manager was available whenever we needed. Perfect place for us. So glad we found it.

Sweet House indeed

It’s clear that Eva and her local crew take pride in offering a well appointed, comfortable and clean house to enjoy Jolly Beach and surrounding areas. Communication was easy and any questions we had were answered quickly. We appreciated how well equipped the kitchen was (with All-Clad pots and pans) for our light cooking, the comfortable bed and a/c units to keep us cool while in the house. The pool was perfect for refreshing ourselves and hanging out if not going to the beach. The outdoor lighting was a great backdrop for relaxing evening meals. And the location was perfect to visit St. John, nearby beaches and walking to a well provisioned supermarket. We really enjoyed our time at the Sweet House and felt at home there during our stay. Thank you for hosting us!

I took my son, daughter-in-law and 2 grandchildren for a holiday in antigua. The accommodation were perfect for the 5 of us. Each bedroom was seperate and very quiet. Everything was very clean when we arrived. Our host was in contact on whatsapp ahead of our stay for instructions on how to get there from airport and how to get in. She also met us at the house. We had a rental car. The beach is walkable but having a car we felt was necessary to visit different beaches and get groceries. Store is close for food. The pool was great for kids while we were home. I would stay there again.

Home Away From Home

Booking this house 14 months in advance was well worth the wait. While hosting over 140 people from a near by resort, 49 of which flew in from various parts of the US, this house was convenient located. It was clean upon arrival with a bottle of wine waiting for us, and was easy to keep clean during the whole stay. The property manager was very attentive and so were the owners. My granddaughter truly enjoyed the various books and children's table and chair set that was available. I highly recommend this property to stay at when I am not booking it LOL :). One drawback for me, because we are a family of 7, is the small trash cans, both in the house and at the top of the drive way. We are a cooking family so there is a lot of trash created. I would recommend a larger trash bin at the top of the drive way, possibly 2, with a lid. I will definitely rent this property again.

Great for Families

There is a lot right about this property. We waited two weeks to write this review to allow our minor complaints to subside. For a young family (up to teen children) this property is perfect, if you don’t want the extravagance of an all inclusive. You are within a reasonable walk to the Jolly Beach resort. Although we prefer the short drive to other beaches further south. You are also within walking distance of several nice restaurants (a little expensive by Canadian standards), and again a short drive to many more. You have a short walk to the Epicurean grocery store and several vendors that I would place beside any small town Canadian grocery store. Our complaints are minor but irritating. We are VRBO clients for the past ten years. Common courtesy is if you consume the last dishwasher pod (for example) , you buy a new box for the next people. The same goes for the laundry detergent, and the tin foil, salt and pepper, and other consumables. By coincidence, we had to buy all of these as it would appear they all ran out just before we arrived. The house is good for children because the furniture is indestructible. Unfortunately, this durability also means not very comfortable. The cushions are very tired. We needed to sit on pillows at the dining table as the wood chairs were hard on the bottom. The pool is a really nice luxury. The photographs in the ad need to be updated as some amenities have succumbed to time, weather and overuse. (The sun shade is long gone) We did not use the air conditioning as the windows provided a beautiful breeze throughout the night. Full disclosure, you are near two busy roads and can hear them early in the morning as people start their day. Children probably would not notice this. When you go to Antigua, you go to visit the island and all it has to offer. You do not go to stay in the house. As such, this house is perfect for families who want to save a bit of money and still visit one of the best islands in the Caribbean.

We enjoyed our vaction because we had no problems with the house. Only real issue is the two sliders that you enter have broken locks, one on the outside and the other on the inside.

Superb place to stay if you actually want to visit the island rather than stay on a resort

Our trip was rescheduled twice due to Covid so firstly, the owner has been superb throughout and ever so patient. The property was ideal for us, a group of 5/6 adults from UK, with hire cars. If you want to explore, then Jolly Harbour is the best location by far. All the nicest beaches are nearby, great location for nipping to supermarket, nice refreshing pool, and Jolly Beach is the best beach in my opinion too (4 minute drive/15 minute walk). The villa itself was great - love the layout, everything was clean, comfy, light, in good nick, decent wifi too, cool with the fans and air-con, easy to locate, fine to park up to three cars on the drive, and as good as it looks in the photos. The manager contacts you on Whatsapp and everything is made easy for you. If we return, I would definitely get the same villa. Highly recommend!!

Lovely spacious property with private garden. Located very close to Antigua's most idyllic beaches.

The outdoor deck and dipping pool provide a choice of sun and shade throughout the day. Hummingbirds regularly visited the garden. The beds were comfy, the kitchen clean and well provisioned and there's a great local restaurant (Miracles) within a two minute walk. Within a five minute drive there is a choice of idyllic beaches, great chilled beach bars and restaurants (Sandras, The Nest, OJs) and at least one truly world class restaurant with food and views to die for (Sheer Rocks). You can even commute between the beaches on jet ski taxis. The short approach drive up to the property is somewhat rustic and bumpy but don't let that put you off.

Perfect quiet spot in Jolly Harbour close to all local amenities

Just 30 mins drive from VC Bird airport is this wonderful property. Stayed with young child and parents for 2 weeks. Plunge pool is fantastic, we used more as a swimming pool, warm and cleaned twice during our stay. Property is very clean, all freshly painted white, nice quality furniture, comfy beds and seating and plenty of fresh towels for pool/shower/beach. Comes with a new gas BBQ, decent sized washing machine, dishwasher, gas cooker & huge american style fridge. Property managers great, on hand via Whatsapp and responsive to my asks during the stay. Welcome bottle of wine a very nice touch. As with everywhere in Antigua, plenty of local wildlife. From the veranda we saw all the lovely tropical birds, couple of friendly local cats (i'd suggest not strays) and a family of mongoose (like little meerkats).. and to top it off regular visits from 'Harry' our leopard anole (the most beautiful lizard). Very few mosquitos which was pleasant, keep the screen across the door at all times and you'll have NONE in property. Use usual sprays when sitting outside, still only noticed a few during stay. Recommend Miracles and definetly El Porto in the Harbour to eat. Local supermarket is good but pricey (so take as many provisions as you can in suitcase, fruit/veg/meat shouldn't be taken to Antigua). Supermarket opens at 06:30 and fresh baguettes available then (regular 5.19, large 7.19 XCD). A missed treat until second week was the baker who turned up Tuesday morning 1st thing. They bake all night to produce incredible selection of pastries!! St Johns is great Saturday morning, bustling at 07:00, fish market good but arrive early. Avoid cruise ship days. Can walk to beach from property in 10 mins, ignore local security who told me Jolly Harbour beach was closed!!! it's isn't. Gave Sandras on the beach a miss, mixed reviews and locals say she doesn't provide a good service. I'd be delighted to stay in this place again, had everything a family can need (2 double bedrooms, 1 has en-suite) and a kids room with a double, bunk above and separate single, so sleeps 8 (4 large, 4 small) and could accommodate that many. Antigua Stay at Jolly Harbor

Real Oasis

For one, the pictures don’t do this property justice. Starting from the garden and into the house, it just brought on feelings of relaxation. Contemporary style with the most comfy beds. Updated appliances, bathrooms and a cozy feel to the whole house. We came with family including kids, a mix of all ages and it was perfect for even my toddler. We would definitely recommend this to anyone especially traveling with family. We had the perfect weekend barbecuing and hanging by the pool.

Safe Getaway

We had the best time! Both the owner and the property manager were easy to communicate with and answered all our questions. The home was large and open and comfortable for our family of four (two teenagers). The outside space was private and relaxing. Close enough to walk to anything you need. Will definitely book again!

We've enjoyed vacationing in Antigua for over 15 years, with dozens of visits to this most perfect of tropical islands, and stayed as guests in the Sweet House several times. We loved everything about the Sweet House so much that we purchased it as our special vacation spot for our family and friends! We live in Maine and spend several wonderful weeks each year at the Sweet House.

Sweet House is ideally situated - only 2 minutes walking distance to one of the main grocery stores and numerous fine restaurants featuring both international and local cuisine, car rental, bars, club, spa, golf course and general shopping, while a further 5 minutes afoot gets you to one of the nicest beaches in Antigua with amazing west-facing sunsets over the splendid turquoise Caribbean sea. Four of the best Antiguan beaches are also within 5 minutes driving distance from the house. The main road is a minute's walk and there are bus services to St John's and other destinations.

The house is very private and secure, surrounded by peaceful gardens, very child and family friendly, with fine amenities and furnishings. It really is a sweet house for a most relaxing and beautiful experience in Antigua. Our wonderful local host lives in the local area and will be there to meet you and assist you during your stay.

The Sweet House is a perfect place to spend an amazing vacation with friends and family, or a romantic getaway with someone special, in a very comfortable and private house.
