Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.
To ensure a smooth check-in experience, you'll also be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. Thank you!
HOUSE RULES
- Maximum occupancy is [16] including children.
- Please do not exceed the listed number of occupants. Fees may apply
- The primary guest must be 25 years old to rent the property and must be present for the entirety of the reservation.
- Smoking is not allowed within the premises.
- Fireworks are not allowed.
- Parties are not allowed.
- No unauthorized events on the premises. Please reach out to us for approval.
- There is a grill for your use. Please ensure to clean and cover it after each use. Only use the BBQ provided, which is fueled by propane. Do not use charcoal or wood in the BBQ.
- If any furniture is moved, please place it back in the original space where it was found. Fees may apply.
- Please cover all outdoor furniture after use.
- Please be advised that the indoor fireplace is not available for guest use. If it is used, guests are liable for additional fees.
- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
- Please place all trash in the receptacles outside the garage. Trash is picked up on Wednesdays.
- There are cameras on the property. 2 on the front entrance and 1 facing the backyard.
Pets:
- We have a strict no pet policy. Failure to comply will result in eviction and automatic forfeiture of the reservation and any costs above and beyond the reservation payment for all damages and odor removal.
Quiet Hours:
- 10PM - 8AM
- Please keep noise levels down and move guests inside with windows and doors closed as a noise barrier by 10 pm. The neighbors WILL call the police for noise complaints. Failure to comply will result in eviction.
Vehicles and Parking:
- No RV or camping allowed.
- The estate gate does not have a sensor. Therefore, once the gate is fully opened, you must immediately drive through without stopping. If you stop while entering or exiting through the gate, it is possible the gate will hit your vehicle. Any damages to the vehicle are the sole responsibility of the Guests.
- You must park in the driveway. Street parking is prohibited. Illegally parked cars are subject to towing. Applicable fines / towing fees are the sole responsibility of the vehicle owner.
- Please ensure the gate is properly closed at all times.
Smoke detectors / carbon monoxide detectors / fire extinguishers:
- Do not tamper with or remove smoke detectors, carbon monoxide detectors, or fire extinguishers.
Alarm System:
- Please do not tamper with the alarm system located at the front door. If any issues arise, contact us immediately. Activating the system may result in a $500 fee.
Photography and Filming:
- No professional filming or photography unless approved in writing.
Pool Table:
- Guests will do a thorough inspection of the condition of the pool table upon your arrival. Any damages must be reported within 1 hour to relinquish responsibility for any damages upon your departure.
- Never lean, sit, or stand on the pool table. The rails aren’t designed to have weight put down on them. Doing so will cause damage.
- No food / drinks on the pool table.
- Never place any objects on the pool table other than the balls or ball rack.
- Do not write on the pool table.
- Never try to move the pool table.
- Be careful of belt buckles and other metal accessories scratching the rails when leaning over the table to make a shot. Rings, watches and bracelets can easily scratch, mar or dent the finish when you are bridging over the rail.
- Be careful when playing not to hit the TV with your pool cue (stick).
- No masse or jump shots allowed.
- When putting your pool cue down, place it back on the wall rack. It can mark the walls or fall and break if you lean it on the table, chair, wall, or other object.
- Once you are done playing, you must put the balls back in the box, pool cues back on the wall rack, and the cover back on the table to protect it from sunlight, dust, and humidity.
$1000 fee for damaged pool table.
Lights:
- Please help us conserve energy by turning off lights in rooms not in use.
- Outside light switch is in the main den wall by the black staircase/large pots.
Toilets:
- Only flush toilet paper down the toilet. Do NOT flush disposable wipes, feminine products, paper towels, trash, or any other items down the toilet. There will be a $300 fee for clogged drains.
Linens:
- We have provided 1 bath towel and 1 spa towel per guest and makeup towels. Guests must use black “makeup” towels for face use so as not to stain the bath or spa towels. Owner does not permit towels or linens to be taken off the premises. Short Term renters like full matching sets. If a towel goes missing or gets damaged, you will be charged for a full replacement set (16 people) for future guests.
- If anything gets stained, please notify the property management immediately so they can tell you how to proceed to remove it before the stain sets in.
Pool and Kiddie Pool Note:
- The pools are not heated.
Hot tub Notes:
- The hot tub is on an automated schedule from 6 pm - midnight. If you would like to use the hot tub at hours outside the automated schedule, you will need to contact the Manager to turn it on. The hot tub takes up to an hour to heat up.
- Max Capacity is 7 people
- For your safety, the max recommended soak time is 15 minutes. Please remember to always drink water.
- Do not jump off of the Hot Tub/Kiddie Pool deck into the pool. This will cause damage to the deck.
- Hot tubs and spas that are equipped with heaters are not guaranteed to sustain any constant temperature. Please note the temperatures vary due to certain circumstances, including but not limited to: wind, rain, low temperatures, storms, sand, fungus, or algae caused by extreme temperatures, excessive use, or contamination by Guests. There shall be no compensation for any loss of use.
Hot Tub and Pool Rules:
- NO LIFEGUARD WILL BE ON DUTY. USE AT YOUR OWN RISK.
- It is essential to shower before using the hot tub or pool to remove any remnant of personal hygiene products (lotion, oils, conditioner, deodorants, etc) which can make the water cloudy and contaminated.
- Never add bubble bath, shampoo, detergent or any other soap product to the hot tub or pool. Adding soaps and suds of any kind could cause costly damage.
- Adult supervision is required for anyone under the age of 14.
- Hot tubs and pools can be dangerous. People can be severely injured or drown if it is not properly used. Licensee and Guests must adhere to the following safe practices:
- No diving in hot tub or pool
- No intoxicated persons may use the hot tub or pool
- No one should use the hot tub or pool alone
- Children may never be left unattended when they may gain access to the hot tub or pool, not even for a few seconds.
- No glass, food, or drinks in the hot tub or pool.
- All drinks or food must be served in unbreakable containers.
- Be careful when entering or exiting the hot tub or pool.
- Turn off lights after use.
- If your feet get dirty while outside, please clean before coming inside the house.
- Pregnant women, small children, and people with health problems and people using alcohol, narcotics, or other drugs that cause drowsiness should not use the hot tub or pool without consulting a doctor.
- Please ensure to close the umbrellas after each use. It is very windy and they can break. Guests will be responsible for the cost if they break from non-compliance with this rule.
- Cover all outdoor furniture after use.
- This particular area is very windy. Often the pool collects debris from the wind very quickly. Should you need assistance, please reach out to us.
- If we have to drain, clean, and/or refill the hot tub unnecessarily due to not following the hot tub and pool guidelines you will be charged $250.
HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep these little critters outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
Payment:
- In consideration for the rights granted hereunder, Licensee shall pay to the Owner the sums set forth by Airbnb, VRBO, Expedia, Direct FCM Homes website or other OTA booking channels.
