HOUSEKEEPING
• To ensure a spotless experience, the home is professionally cleaned and inspected before your arrival. Daily housekeeping is not included in the rental, but mid-stay cleaning can be arranged for an additional fee if needed.
POOL & SPA
• Please note: the attached spa is not a jacuzzi and does not have jets. It can only be heated when the entire pool is heated, as both will maintain the same temperature.
• The pool heater operates through heat exchange, which may not work effectively in very cold weather. If you choose to heat the pool under these conditions and it doesn’t reach the desired temperature, refunds will not be available.
• For safety, the pool heater may temporarily shut off if the system is overworked during cold weather. This is a normal precaution to prevent damage and will resume functionality automatically.
• Pool heating is optional and subject to availability.
The luxurious gated community Windsor Hills Resort has the ideal location for your enjoyment, just minutes away from the main Disney parks and all the attractions Orlando area has to offer. Included on the guests’ stay, Windsor Hills offers a large range of amenities in a safe community. You will find:
• Large lake-style pool;
• Jacuzzi;
• Splash area;
• Cinema;
• Fitness center;
• Playgrounds;
• Convenience store;
• Arcade;
• Game room;
• Basketball, tennis and volleyball courts.
Three days before the guest's arrival, the voucher with check-in instructions will be sent.
This is a self-catering vacation home. Guests must purchase any further items needed that they'll consume or use during the stay or replace products when they are over. This includes personal care products, food, drinks, etc. The offered amenities listed below are only initial supplies, small-sized:
- Bathroom: One toilet paper per bathroom, a garbage bag that is already in the trashcan, Small shampoo and conditioner.
- Kitchen: Two garbage bags, Sponge, Dishwasher soap, Paper towel.
- Laundry: One laundry detergent.
- Linens/sheets: 1 sheet kit per bed, one towel per guest (house’s maximum occupancy).
PLEASE NOTE:
The following extra services are available and must be requested at least 48 hours before your check-in date. Here are the details:
• Pool heating: $33 per day with a minimum charge of $165, subject to availability.
• Early check-in (from 10 am): $127, subject to availability.
• Late check-out (Until 3 pm): $127, to be requested no later than check-in time and subject to availability.
Complimentary use of BBQ Grill: The BBQ Grill will be clean and available for your convenience. To use it, you will need to refill the propane cylinder at the nearest retail store or propane refill station.

****Please note: The community landscaping team will begin installing fresh mulch in front of all homes within the Enclave community on Monday, April 7, 2025. To ensure a smooth and efficient installation, please avoid parking near landscaped areas to provide the crew with sufficient space to work. The installation is expected to be completed by April 21, 2025, weather permitting. Thank you for your cooperation!
POOL CLEANING
Pool cleaning at Windsor Hills Resort houses is typically conducted weekly on Mondays, but it may be subject to adjustments based on weather conditions. In the event of unfavorable weather, the cleaning may be rescheduled to a different day of the week. Our professional team has access to the pool area without requiring you to open the door, and they will complete the service in approximately one hour, allowing you to enjoy the pool afterward.
VISITORS
• Visitors (including family and friends) will be allowed into the resort if the owner/guest contacts the front guardhouse. Please contact the guardhouse for food deliveries as well.
• Each home is designed to sleep a certain number of people due to fire code. This typically means two people per bedroom, including children. Every properly licensed home has a certificate showing the total occupancy permitted by law. Over crowding of homes is prohibited and violators will be evicted.
PARKING
• There is a 3-car maximum per property address. There is a 3-car maximum per property address. Exceptions must be approved prior to arrival and are not guaranteed.
• Do not block sidewalks and do not park on the streets or grass;
• Single-family homes can hold up to two vehicles in the driveway;
• Townhomes can hold one vehicle in the driveway;
• Condos have their own parking spaces located in front and around the buildings;
• Additional parking is available in the oversized parking lot off Comrow Street (next to the recreation park) and in front of the clubhouse;
• All oversized vehicles must be approved by the General Manager and:
a) obtain an oversized parking permit at the front gate;
b) display the permit on the vehicle;
c) park at the oversize parking lot.
DELIVERY
• Guests must notify Security of any delivery orders they made, including the company involved. Any delivery not notified to Security and without a contact phone number for the customer will be denied access.
• Food deliveries are allowed if the drivers have the correct property address and a valid driver’s license.
• Security and Reception do not accept receiving any deliveries.
• Amazon, UPS, and FedEx deliveries will be delivered directly to the guest's address, but only during their stay dates.
CLUBHOUSE
• Clubhouse facilities including a Swimming Pool, Slide, Recreation Area, Fitness Center, and Game Room, are available to all registered guests;
• Minors under the age of 18 are not permitted in the game room unless accompanied by an adult;
• Windsor Hills Resort has two pool facilities available to all registered guests. The main pool is off of the Clubhouse and the other one is among the townhomes. Access to the pool near townhomes is possible through a gate that has an access code which can be obtained from the Clubhouse or Guardhouse.
• Principle elements of the Resort include natural environmental elements such as conservation areas, and wildlife. Please do not approach, feed, or otherwise disturb the wildlife. While pretty to see, some of the wildlife may be dangerous;
• NO pets are to be permitted anywhere, that include the Clubhouse facilities, tennis court, or around the pool, and the common areas immediately adjacent to these facilities.
• Sporting equipment is available at the welcome center. A small fee and refundable cash deposit will be required to insure damage or loss. A change machine is provided in the game room for game usage.
TRASH
• Trash at Windsor Hills is picked up 7 days a week;
• Trash collection starts at 10h30 am, so put your trash early in the morning INSIDE the bench located at your front door. There is no side collection;
• Trash must be placed in a 13-gallon trash bag. No other types of bags will be collected. Nolarge black bags or grocery bags will be collected. No loose trash or liquids;
• All trash bags must be securely tied. Loose, un-bagged trash placed in the bench, will not be picked up;
• Kitty litter, diapers, etc. must be double bagged and placed in a bench;
• Bags exceeding 20lbs will not be picked up and will need to be re-bagged or taken to the trash compactors listed below;
• Hazardous materials, (caustic or poisonous liquids or sprays medical waste, etc.) and or sharp objects including glass, and medical needles should be placed in a separate protective, double bagged, and personally disposed of by the resident at household trash compactors listed below;
• All boxes must be broken down and taken to household trash compactors listed below.
• For your convenience, the household trash compactors/dumpsters are located at:
● On the corner of Comrow St. and Almaton Loop, opposite 2821 Almaton Loop
in the Condo area.
● Next to the Children’s playground on Dinville St.
● On the corner of Archfeld Blvd and Teascone Blvd at the hilltop.
● In the Recreation Area parking lot off Comrow St.
AMENITIES
• Windsor Hills Market Place: open 7 days a week, the hours of operation change seasonally.
Operating hours are 10:00am – 7:00pm. Hours subject to change.
• Ping Pong: located right beside the pool. Equipment is available to rent at the Welcome Center for a $1.00 fee and $10.00 refundable cash deposit. Prices subject to change.
