Really beautiful property and view. Absolutely loved the hot tub and fire pit with the cold weather that came in. Interior was gorgeous and had everything one would need in it! Very happy we stayed here :)

Relaxing and beautiful nature

We did a great hike at Lost Maples, recovered with hot tub and great steaks on the grill!

Back Porch Living

Absolutely enjoyed the back porch and beautiful panoramic view. Would book this property again. Location was perfect for day trips.

Amazing weekend getaway Home!Very special, sits high up on the ridges with absolutely stunning views — the sunsets were spectacular. Jayne was incredibly accommodating, and we loved all the thoughtful touches: the outdoor rockers and chairs, the hot tub, and that unbeatable view. The home was comfortable, and perfect for a peaceful quiet country getaway. So close to Lost Maples, we did daily hiking (hot tub definately came in handy after). It had everything we needed and more. We will definitely be back! Thanks Jayne.

Beautiful Getaway in Hill Country

Our stay was wonderfully relaxing from start to finish. Upon arrival, we were greeted by a breathtaking sunset view of the hills, setting the tone for our visit. Mornings were equally stunning, with incredible views that made sitting outside with a cup of coffee unforgettable. The home itself was cozy, the kitchen was well-equipped, and the location couldn’t have been more perfect for our visits to Lost Maples and Garner State Parks. Everyone in our group thoroughly enjoyed their stay—highly recommend!

Cozy

The property is gorgeous inside and out. The night sky was magical! Plenty of seating in the back yard to stargaze. Nothing beats the sunset & hill country views in the back yard. The hot tub was therapeutic after hiking at Lost Maples State Natural Area nearby. Can’t wait for our next stay here!!

The view off the back porch is beautiful with spectacular sunsets. It is about a 30 minute drive to Garner State Park or to float the Frio. The place is a little remote so make sure you bring any food you are planning to cook since the grocery store in Utopia is very small and closed around 6ish. The house was very comfortable for four couples, everyone had a large bedroom and a great outdoor space.

The views at this Utopia cabin are absolutely amazing and it’s exactly what we paid for. The house itself is beautiful, nice, and very well stocked (though we couldn’t find a pizza cutter, which was just a minor detail). The owner was also very communicative and let us know they are replacing the stove/oven this week, which is great because the current one was difficult to operate and burned our food.While we completely understand that country homes come with wildlife, the pest situation made it hard to relax. We had an ongoing battle with scorpions, finding 5 or 6 alive during our two night stay, plus many others already dead when we arrived.We also found a live brown recluse spider in the downstairs master bathroom cabinet, and mouse droppings in an upstairs nightstand drawer (to the left of the bathroom). Because of this, nobody felt comfortable unpacking or sleeping in the bedrooms, especially the one by the front door.The house is stunning, but it definitely needs a deep clean and thorough pest control treatment.Overall, while the cabin and scenery are absolutely gorgeous, we just couldn’t relax as much as we wanted to.

We are happy to hear that you had high praises for the things that we can control, such as providing an amazing view, keeping the house well stocked and communicating with you during your stay. If we had known about the pest problems we could've had our pest control person come out right away and maybe put your mind at rest, but this is the first they've been mentioned. Even with a quarterly service you will get random pests now and then and we are always happy to have them do a re-spray if we know it's necessary and we even treat some areas in addition to the quarterly service. We know that one of the main reasons our guests visit is to relax and enjoy some peace and quiet. We're sorry that you were uncomfortable. We've already taken steps to ensure we are doing everything possible to provide a pest free experience for our guests.

Awesome view!

This property is off the beaten path which is what makes it awesome. Very quiet with a spectacular view off the back porch. There were three couples in our group and plenty of space for everyone. The location is near Lost Maples State Park and Garner State park is just a short drive away, about 35 minutes. Before you head out be advised that the closest town is Utopia and it closes down early so make sure you bring food to cook or plan to eat an early dinner.

Fantastic Two-night Getaway with Friends and Family

We had a terrific trip for a couple of nights at this lovely property. It has rustic charm with an oversized kitchen table and big comfy sofas for everyone to lounge in. We enjoyed the hot tub on both nights and it was very clean and well maintained. The appliances, while a bit on the older side were perfectly functional and we were able to cook a few meals with the supplied pots and pans. The backyard is perched up in the hills overlooking the valley and we were blessed with beautiful sunsets with this view both nights. If you looking for a convenient location next to Lost Maples, this would be a great place to stay for a couple nights with friends and family.
