Nestled in the heart of Sevierville, just minutes from Pigeon Forge and nearby the Smoky Mountains, this cozy retreat is perfect for families, couples or friends looking for comfort, convenience, and a touch of Tennessee charm. This home puts you close to attractions, shopping, and dining while still giving you a private space to relax.

The Space

Step inside this new construction 3 bedroom, 2 full bath home and you’ll find a warm, inviting interior designed for both relaxation and fun.

Bedrooms: 2 king and 4 queen comfortable memory foam beds with fresh linens for a restful night’s sleep. The 2 king bedrooms have 43" Smart TVs. The 4 queen bunk bed room has a 65" Smart TV.
Sleeps 10 humans! *10 human MAX occupancy, regardless of age.

Living Area: A cozy space with seating to gather, watch TV, or enjoy quiet time. Enjoy the fold out couch for a cozy way to lay down and watch movies on the 86" Smart TV.

Kitchen: Fully equipped with everything you need to prepare meals, from morning coffee to family dinners.
Kitchen stock: paper towels, dish soap, complimentary coffee & hot tea, comes with sugar and single use creamers to get you started. Choice of creamer flavors are: Hazelnut, French Vanilla, Caramel, and half & half
**If looking for something specific, please BYO coffee/condiments.

Laundry room: Full size washer and dryer with laundry detergent to get you started.
**You may need to bring/buy extra for your trip.

Bathrooms: Clean and stocked with essentials.
Bathroom stock: Hand soap, shampoo, conditioner, body soap, and toilet paper provided to get you started.

Game Room: Board games, card games, and a mini foosball/ping pong/basketball game, and teepee for kids to play and use their imaginations. Pac-Man machine, Darts, and Corn Hole as well!

Guest Access

You’ll have full access to the entire property during your stay, excluding the owner's supply & mudroom closet.

• Self-check-in is available for your convenience with smart lock and personal smart code provided prior to check-in.

• Check-in: 4:00 PM EST or later | Check-out: 10:00 AM EST

• *Check-out time strictly enforced at 10:00 AM EST on check-out day.
**Additional fees of $50-$100 will be charged for late leavers.
**Additional fees of $500 or more will be charged for additional cleaning and/or damage if any house rules are broken.
Please understand the reason for this is the home needs to be cleaned properly for the next guests arrival.

Relax indoors with modern conveniences to make your stay effortless:

• Highspeed WiFi + 2 range extenders
• BYO passwords for Smart TV apps (Netflix, Hulu, Max, etc.). *Sign out before you leave*

• Cooking utensils, pots, pans, baking sheet, plates, bowls, silverware, & glassware (including wine glasses, champagne glasses, and shot glasses).

*Hot tub may be cold upon arrival as our cleaners drain, clean, and refill after each guests stay.
*Disclaimer: Use hot tub at your own risk. Owner is not responsible for any injury and/or accidents that may occur while using the hot tub.

• Firepit: Gather around for stories and stargazing.
*Disclaimer: Use propane fire pit at your own risk. Do not leave the fire pit unattended. No cooking/heating food over the fire pit. Ensure propane and fire pit is turned OFF after use. There is a 60 minute timer on the propane; for longer use, extend the timer.
*Owner is not responsible and/or held liable for accidents and/or injury that may occur while igniting and/or using the fire pit.

• Outdoor Seating: Enjoy a morning coffee on the front porch swing or evening glass of wine while taking in the fresh mountain air on the back deck.

• Wallbox Level 2 EV Charger: Convenient on-site EV charger available. Please notify us in advance if you need access.

To ensure a safe and enjoyable stay for all guests, please note the following:

• No smoking.
• No pets, to keep all guests comfortable.
• No parties or events.
• No fireworks.
• Quiet hours are from 10 PM – 8 AM. Please be respectful of neighbors.
• Please treat the home with care – any damages beyond normal wear may result in additional charges.
• *No refunds if you break the rules. **Additional fees may be charged.

Safe, secure, and designed for a comfortable, enjoyable visit:

• *Fire extinguisher and fire blanket underneath the kitchen sink.

• *8x EXTERIOR security cameras.

• *Renter must be 25 years old to book and remain during the length of their stay.
• *No refunds for weather/natural disasters/power outages/acts of God/other things that are beyond my control.
• *Travel insurance is recommended when booking to help with unexpected travel related issues.
• You may see and hear deer, bear, and/or other wild animals. Please be mindful of your surroundings and keep all doors/windows closed to keep them out.
• NOTE: There is construction in the neighborhood and may continue through 2026.
