Just renovated ! 5BD/4BA townhome with private heated pool, located in the Paradise Palms Resort, a few minutes away from Disney. Brand new vinyl flooring (no carpets), new furniture, new appliances and new large flat screen Smart TV's in all bedrooms + living room. Fully equipped kitchen, laundry, high speed internet and all towels and linens. Guests can also enjoy free use of the Resort amenities, such as large pool with water slide, 50 seat movie theatre, sports courts and fitness.

• Clubhouse with reception/concierge desk, spacious lounge, large games room with pool tables and arcade games, 50 seat movie theatre, well equipped fitness facility with TV’s that overlooks the pool area, sauna, card room and a sundry shop and deli
• Volleyball, Tennis & Basketball Courts
• Children’s play area with multi-deck climbing frame, slides and swings
House rules and fees
• NO PARTIES OR EVENTS ALLOWED, only registered guests are allowed into the property.
• KITCHEN, BATHROOM AND LAUNDRY SUPPLIES: The house comes stocked with a starter pack of supplies: one roll of toilet paper, one bar of bath soap per bathroom, one roll of paper towel in the kitchen, etc. You will need to bring and/or buy additional supplies for longer extended stays.
• WEEKLY POOL AND GARDEN SERVICES: Every week, the house will have the Pool Care Team Service and Gardener attend the outside of the home to keep things clean and safe, without prior notice to guests.
• DIGITAL DOOR LOCK: The house is accessed using a personal access code for a digital lock. The door code will be emailed to your email address supplied 24 hours before check-in, and the code is active until the date of check-out.
• OUTSIDE CAMERA: There is one Ring Doorbell with camera besides the entrance door, focused in the entrance porch and sidewalk in front of the house, recording live images 24/7 for security reasons. Guests should not block camera at any times. There are no other cameras either inside or outside the house.
• NOISE LEVELS: Quiet hours are between 10pm and 8am, where no noise may be heard from the house (inside or outside). Outside of quiet hours, please keep noise levels according to common sense rules, without disturbing neighbors.
• PARKING: park in the assigned spot for unit 8966 or any other unmarked spot, but never park in another marked spot. Commercial vehicle, oversized vehicle, recreational vehicle, or watercraft is not permitted at Paradise Palms Resort.
• TRASH DISPOSAL: Please dispose the trash daily in the plastic bench or dumpster located in the front porch, always using a plastic trash back (no lose items). There's daily trash pick up around 10am, but they won't pick up lose items (only trash gabs).
• HOUSEKEEPING: There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Mid-stay cleaning services during your stay can be requested for an additional fee.
• ONLINE PURCHASES: If the online seller uses USPS, it will not get delivered as the Post Office does not recognize vacation homes as regular addresses and the package will be returned back to the sender. Only UPS, DHL and FEDEX delivers them, to the Clubhouse office. Fees may apply. Keep in mind we are not responsible for unexpected issues with your online purchases. If you have any questions, please contact us.
• POOL SAFETY: Pool is equipped with Alarm in the door going into the patio and Pool Fence (removable). Guests should never interfere with the door alarm. Guests may remove the Pool Fence at their own risk.
• POOL HEATER: There are no additional charges for pool heater. During winter, pool temperatures are kept at 85 degrees. Heater controls are locked to avoid tampering with it.
• PATIO GAS BARBEQUE GRILL: there are no locks, guests can use it if they wish and an additional $100 cleaning fee will be charged, if Grill is used. If Propane tank run out during your stay, please contact us so we can replace it in the next business day. If you wish to replace the propane tank yourself, we will not refund this cost (unless another agreement is made during the stay).
• PETS: 2 small or medium Pets are allowed (cats or dogs), no bigger than 50 pounds or 25kg each, and they must be disclosed at time of booking. Additional $200 pet cleaning fee will be charged per stay. If pets are not disclosed by the time of booking, $500 penalty will be charged per pet, in addition to the pet cleaning fee.
ADDITIONAL CHARGES APPLY IF ANY OF THE RULES ARE NOT COMPLIED, when the owner has to fix something, replace any missing or broken item (such as remote controls, TV's, etc) or pay for an extra cleaning, for example. Any fines sent by the Paradise Palms HOA will also be charged to the guests (such as parking violations, noise violations, etc).

I don't live near the property but I am fully available to guests via phone or messages. I have a local property manager who will do what needs to be done locally.
