This special place is close to everything, making it easy to plan your visit. The whole group will enjoy easy access to everything from this centrally located home.

Nearby attractions include Binghamton University, Broome Community College, Ross Park Zoo & as many parks. Close to the Binghamton Airport. Many restaurants and taverns are within a 5-10 minute drive. My favorites include: Town Diner, Craft, Dos Rios, Tully`s and the Pour House.

Walking distance to UHS and Lourdes Hospital.

Enjoy this cozy, cottage-like home. It has 3 quaint bedrooms, comfortable living room and whimsical eat-in kitchen that is fully equipped to prepare meals. For your convenience and enjoyment the home has a smart tv. If you are traveling alone or with a small group, the place is excellent for a cozy, comfortable stay on a low budget.

Free, safe parking. 2 spots on site.Other vehicles must park on Sherman St. Bus stop half a block down floral ave.

No one has access to the home except for myself, my fiance and son who may access the home during the day. I will be available if needed. I have a small office in the home & will be there on occasion or stop to say hello.

On site parking for 2 cars . All other vehicles must park on Sherman Street. Bus stop is half a block away down Floral Ave.

**A Relaxing Vibe**
We ask that guests skip the parties during their stay — we want everyone to feel comfy and relaxed.

Smoking is not permitted inside the house, but you’re welcome to step outside if needed.

**Guests & Visitors**
To keep things cozy and secure, only guests listed on the reservation may stay overnight or visit.

** Supplies**
We’ll set you up with toilet paper and paper towels to get you started. If you need more during your stay, just restock as needed.

**Noise & Neighborhood Courtesy**
We truly appreciate your mindfulness of our wonderful neighbors. Excessive noise may result in a $150 fee.

For disturbances during quiet hours (10 pm–7 am) or situations involving law enforcement, the fee is $500 and the reservation may be subject to cancellation.

** Keeping Things Tidy**
Please keep the space neat and tidy and clean up after yourselves so everyone can enjoy a pleasant environment.

Seasonal Window A/C Policy

Window air-conditioning units are provided seasonally due to the Northeast climate. A/C units will be installed by June 15, or earlier if sustained warm weather warrants, and are typically removed around September 15.

Please note that brief or isolated warm spells outside of the normal cooling season do not trigger early installation or extended availability of the window A/C units.

Installation and removal dates may vary slightly based on seasonal weather conditions.

** Check-Out**
Check-out is at 10 am. Before you head out, please leave the unit tidy:
-Wash and put away all dishes
-Toss all food into the garbage
-Take the trash out to the outside bins
