Nice location only 2.5 miles from Fort Worth Stockyards. Budget friendly and host was very accommodating with an early check in.

Couple reason that this place is not good place to stay your neighbor is so loud early morning and even at night on top of that smell weed that even your inside it smells , second day heavy rain causes water getting inside the house, heavy stain in the couch. Long driveway to walk towards your car

Perfect location if you’re going to a funeral service at Mt Olivet Cemetery. The house was clean, the beds were comfortable and the decor was fun. I spoke once to the owner who was very nice. I would definitely stay at this property again if I was back in Fort Worth.

Overall a great place to stay, especially if you plan on visiting the Stockyards. A few concerns regarding the cleanliness of the sheets and towels provided, and the shower was very slow to drain. Checking in and out went very smoothly. Neighborhood is fine, but neighbors were loud during “quiet times”.

The listing and instructions were very accurate. The host was friendly and communication timely. The place was adequate and I had no issue. The furniture has definitely been worn and stained since the photos were taken. However, it wasn't "dirty". The water pressure was fine and plenty of hot water. The A/C was also functioning well. I would have like to have had another blanket available as the thin quilt on the bed wasn't quite enough for my comfort, but I made do. Also, if you sleep with more than one pillow and have two people, you should bring extra with you as there were only two really soft pillows for sleeping (two in shams). The bed was comfortable enough. I would stay here again, as the location was good and price right. My car had no issues being parked on the street.

Such a cozy and cute place! It was such a relaxing and accommodating stay. The area was quiet in a nice family neighborhood. The house was equipped with everything we needed. We would highly recommend this property to anyone!!

The bed was a little soft for my liking. But, the host was very accommodating. Location was central. Street was safe to park on. House was clean. It had everything we needed.

Family visit

The property was as described, very clean. It was convenient to the interstate and surrounding areas. I was initially concerned about parking on the street, but there were no issues. The street is nice and quiet.

Unfortunately, the apartment was a huge disappointment. Cleanliness is a major issue. Surfaces are dusty and don't appear to be cleaned properly; worse still, there are cockroaches in the place! I "dispatched" two of them during my stay. Furthermore, there is no wardrobe—just a rack with three (3) cheap, thin wire hangers. There is also no place to put luggage, so I had to leave my travel bag on the floor. There is no smoke detector in the bedroom, only the empty mounting base. The armchair is old, worn-out, and damaged. The sofa is covered in stains. The bathroom lacks shelf space and there is no toilet brush. The refrigerator makes a loud, hammering noise from time to time. The TV cabinet and the bathroom vanity unit could use a good tidy-up. Finally, the Wi-Fi is unreliable; the connection drops constantly. You are better off using your own mobile data plan. To mention something positive: the kitchen is reasonably well-equipped, the bed is fine, street parking is easy, and the area is quiet and safe. The owner should really tidy things up and fix these issues. Once this is done it would be a wonderful apartment, but right now I would not recommend this apartment to anyone.

We will not stay here again the next time we come to Fort Worth. The location of the place is great, but we did not sleep well. The mattress was awful with a big dip in the center. I did notify the host, but they weren't much help. All I received in response was that they replaced the mattress 2 months ago which I highly doubt that happened based on previous reviews. You cannot park in the driveway since the place is behind their rental house. Their tenants use the driveway. I did ask if we could pull up to the back of the drive to unload our stuff which the host said we could. Otherwise, you are parking out on the street. The door is an absolutely pain. It doesn't get a little stuck. You are having to hold onto the handle just to get it to even lock. The fridge sounds like it is going to die at any point. We heard it knocking all night. The bottom hinge of the bedroom door is out of the wall. When we first arrived, it appeared clean until the next morning, we noticed our feet were filthy. I doubt it was mopped. There is no closet. There is a luggage rack with 3 hangers. The bathroom and kitchen were the only nice parts of this place. There was a roach when we arrived which we got rid of. I am sure it is because there is a gap under the front door. If you are staying multiple days, have extra towels. There was only a few in there. No washer and dryer. Not a good place to stay for an extended period of time. Great potential if they put more work into it.

The mattress was replaced about six weeks ago, and we do our best to stay on top of feedback from our guests. Regarding parking, our listing does clearly state that the property has street parking only. We’re sorry if there was any confusion about that. We will also review the other concerns you mentioned, including the door, refrigerator, cleaning, and bedroom door hinge, to make sure they are addressed.

Great location

It's in pretty quite neighborhood only a few minutes from the stockyards. The ease of driving from there is what really sales it. But the property as whole is nicely done. Bedroom is separated from the living room and bathroom which is great. I wasnt crazy about the street parking but we didn't have any issues for the week we were there. The best value you can find in Fort Worth. I hope to stay again in the future.

I have mixed feelings about this place. It looks exactly as it is pictured which was great, but it was not as clean as it should’ve been. When we first arrived, the bathroom had a strong smell of urine. There were crumbs all over the coffee table and in the leather chair. We got 3 towels, but only one wash cloth. When I asked for more wash cloths, it was not guaranteed, which ended up being that we did not get them. On top of that, one of the towels had makeup stains on it, so I’m not super sure how clean they were. I’m assuming the bed was also broken as we sunk into the middle of it. I will say, the convenience of the place to the stockyards is wonderful. The host was quick to respond for the most part and handled a shower draining issue that was requested previously. It could just use some improvement with the cleanliness!

Cute little place

The guest house was just as pictured. Cute, clean and in a great, convenient location. The a/c worked fantastic! Thank goodness cause Texas is HOT! Lol! The kitchen seemed decently stocked, but we didn't actually cook anything there. A couple extra blankets would be nice. And side note, the bed is on a bed frame, but sits very low to the ground. I can see that being an issue for older people or those with mobility issues. Just a heads up. It was however very comfortable! I would absolutely stay here again.

Would not recommend if you want to park in the driveway

If you are okay with parking in the street in an unsafe neighborhood then you should be fine staying here. They didn’t let us know that we couldn’t park in the driveway until we couldn’t cancel and get our money back. The shower pressure isn’t good at all. The front door HAS to have the top dead bolt locked or else it will literally fly open. The bath mat had spots on it like it wasn’t replaced or washed. The couch was filthy and the little seat was also dirty. Also it’s the summer and it’s hot, we kept turning it down to 68 while we were here and it would turn back up to 80 like the owner had control of it through their phone. I will say the only good thing is that the place smelt good like they just had cleaned. I do not recommend staying here if you’re looking for a safe neighborhood. Pay the extra 20-30 bucks for a better place.

I typically don’t respond to reviews because I fully believe guests should be able to voice their honest opinions. However, this situation is very unusual and I feel it’s important to clarify for future guests. Our listing clearly states that guests staying in the guest house must park on the street, not in the driveway of the main house. Unfortunately, this was an issue during this guest’s stay. After staying for two nights, they informed me they would leave a very negative review unless they received a full refund. I offered to refund any remaining nights if they chose to check out early, but they declined. I also confirmed with VRBO that our policy was correct and that a full refund was not warranted under these circumstances. I encourage future guests to please read our listing details carefully and look at our long track record of positive reviews. We work very hard to provide a clean, comfortable, and clearly communicated stay for everyone.
