Hi Mike, Thank you for the nice comments. I wanted to give you an update. We have added an outdoor BBQ pit. You can see the pit in the additional photos for the property. We also added a blender at the house, too. We hope you will come again soon!

Hi Erin, Thank you for the feedback. The listing for this property shows everything that is offered both in how the rooms are designed and amenities offered. We don’t provide beach items due to the amount of inspection and replacement required to maintain the high level of quality we want to maintain in our property. Beach items get damaged too frequently by regular usage and the saltwater environment. There are several companies that provide the service or beach tent and chair rentals and will even set them up for you. We provided contact information for these companies in the digital house book we sent to you when you rented the house. The House Book lists things to consider bringing including items for the beach. The kitchen is stocked with settings for 12, multiple drinkware options, a full pot and pan set with large boil pots, wok, mixing bowls, measuring spoons and cups, baking pans/sheets, duplicates of cooking utensils for inside and BBQ grill, cutting boards, crock pot, blender, hand mixer, Keurig and standard coffee pot, milk whipper, etc. enough to cook anything from a crab boil to a Thanksgiving feast. You asked if we had a rice cooker prior to your trip and we confirmed that we didn’t have one because we cook rice on the stove top. We are always happy to answer questions on specific kitchen requests to make sure renters know what is available. Yes, the windows on the front and the sides of the house have blinds. Since we have no neighbors on the back side of the house and the views of the bay are best from the back, we did not install blinds on the back windows that would limit the views. The photos on the listing show this feature. The shower that drained slowly for you was draining properly prior to your stay. If you would have called or texted me about this problem, we would have been able to remedy it to minimize your frustration. The low flow of the drain was noted during cleaning and remedied immediately. This property does not have an elevator nor claim to have an elevator on the listing. It was built with aligned closets on the ground, first and second floors and electrical wiring that could be configured for an elevator in the future. We use these closets for cleaning supplies and to store owner items while being rented. We thank you for your stay and wish you the best in your future travels.

While your feedback was mostly negative, we thank you for positive feedback and will take this opportunity to help inform future renters about our property. We were disappointed that you did not enjoy your stay more. We also find it interesting that the property received such a poor review mostly on things outside of our control, things that are clearly stated on the listing, or things that you wanted in the property but were not promised or mentioned on the listing. We were concerned after your initial feedback post check-in that you were disappointed the house wasn't beachside that you may have not reviewed the listing thoroughly. For things outside of our control: Mosquitos-they are a natural occurrence along our beaches. The more rain, the more mosquitos. We do have a mosquito spray system that sprays multiple times a day. Unfortunately, some times of the year the mosquitos don't stop for anything other than personal spray. We communicated this in the House Book that we send before arrival. For things that were clearly stated on the listing: Property Views-are exactly like posted in the property photos. Location-the property is clearly identified as a bay property in the text and photos. The header for the property states "Amazing Bay Views". Pointe West Beach Club Wristband Fee-While we didn't state the amount fee that the Pointe West Beach Club collects for access to their amenities (because this does change from time to time) all amenities listed for the property are clearly labeled as part of the Pointe West Beach Club and are an additional fee. We would have gladly answered that information if you had requested it prior to booking the reservation. We will add additional information on our listing to make this more clear for potential renters. Every property in the Pointe West community falls under this same requirement if you choose to use the Beach Club amenities. It is not a requirement of staying at our property though. Amenity Driving Distance-Yes, the Main Beach Club with Infinity Pool and restaurant; and the Sunset Pool with Lazy River are 0.8 miles and 1.7 miles respectively. I am attaching photos to the listing to detail the distance to these and the drive-on beach for future renters. Some of this information is available on the imbedded maps that VRBO posts for the listing. Beach Distance from the Beach Club Pool-Yes, it is a bit of a walk. We often advise people to use the drive-on beach which is only 1.3 miles away an is great when you have a lot of stuff you plan on using at the beach. This is in our notes we provide in the House Book. Board Games-There is a whole cabinet full of board and card games for kids and adults in the living room by the computer desk. They get used frequently. We would have gladly pointed you in the right direction if you would have inquired during the stay. For things that you wanted in the property but were not promised or mentioned on the listing: Beach Chairs-We didn't state that we provided them on the listing. We do have them listed in suggested items to bring in the House Book sent prior to your stay. Beach Chairs go through a lot of wear exposed to the salt environment. We choose to focus our attention to provide a clean place to stay rather than specific equipment for the beach that will also be under the realm of critique if they don't meet renters requirements. Ping Pong, Hot Tubs and Golf Carts-There is not room in the renter accessible space for a Ping Pong table. There is one available at the Pointe West Beach Club. Hot Tubs are another maintenance and cleanliness area that we are happy to let the Beach Club handle. There are multiple companies that have reasonable rental rates for Golf Carts, dropoff/pickup to the property, and replace them when not working. We include contact information for these companies in the House Book. It was unfortunate that you didn't appreciate the cleanliness of the property and quality of the mattresses. We personally clean and quality check the property before and after each renter. We can guaranty the property was cleaned to the highest standards for each of our renters. We schedule a full 24 hours between renters to allow for thorough cleaning. The mattresses are not pillowtop, but they are quality name brand mattresses. In regards to the coffee maker, we regret the failure of the pot coffee maker in the k-cup/pot unit that was there. It had not been an issue before, but things do fail. A like for like replacement was ordered within 30 minutes of your notification of the failure, and was delivered the next day. Unfortunately due to a little longer Amazon delivery times at our property, that did mean one was not available for one morning. The k-cup side was still functional and we had k-cup coffee in the house. We understand that was a disappointment and apologize for the inconvenience.
