This is an owner-occupied property, but your guest suite is completely private, featuring its own separate entrance, dedicated parking space, and exclusive backyard area with outdoor dining and a private hot tub.

Located in a quiet residential neighborhood, this space is perfect for guests looking to relax and unwind after exploring everything Las Vegas has to offer.

The Space

Your private retreat includes:

• Two comfortable queen-size beds with 100% cotton sheets and a variety of pillow options so you can choose your preferred comfort level.

• Cozy living area with a sofa, TV, streaming apps, and a wide selection of entertainment channels.

• Fully equipped kitchenette for preparing light meals and snacks.

• Spacious bathroom featuring a high-pressure rainfall shower, perfect after a day on the Strip or visiting nearby national parks.

• Complimentary high-speed Wi-Fi.

• Independent private entrance for added privacy and convenience.

• Air conditioning to keep you comfortable during warm Vegas days.

• Private backyard patio with comfortable seating, outdoor dining area, and a hot tub exclusively for guest use.

Backyard & Hot Tub

The backyard and hot tub are available daily from 8:00 AM to 10:00 PM.

The hot tub is available year-round, weather permitting. For safety reasons, it may be unavailable during strong winds or rain.

Please note that the backyard is located in a residential neighborhood. To maintain a peaceful environment for everyone, music, parties, gatherings, and excessive noise are not permitted at any time.

Hot Tub Safety

• Children under 12 must be supervised by a responsible adult at all times while using the hot tub.

• Children under 5 are not permitted in the hot tub.

• Use of the hot tub is at your own risk.

• Do not use the hot tub while under the influence of alcohol or drugs.

• Please follow all posted safety instructions.

Security & Property Monitoring

For your safety and the protection of the property, exterior security cameras are installed around the driveway, entrance, and exterior areas of the property. There are no indoor cameras and no cameras directed toward the hot tub.

The property is also equipped with a Minut privacy-friendly monitoring device that monitors noise levels, detects cigarette and marijuana smoke, and helps identify excessive occupancy. The device does not record conversations, capture audio, or use cameras.

House Rules

1. Local Guests

Guests who live locally must communicate the reason for their visit before booking.

2. Quiet Property / No Parties

This property is designed to remain peaceful and quiet at all times. Parties, events, loud music, excessive noise, and unregistered visitors are strictly prohibited.

3. Children

Infants, babies, toddlers, and children are welcome, but every guest must be included in the reservation and count toward occupancy limits.

4. Occupancy

A maximum of four (4) guests are permitted on the property at any time. Including kids.

Only registered guests are allowed on the property unless approved in advance by the host.

One dog under 50 pounds is permitted with prior approval and applicable pet fees. Pets may not be left unattended and must not display aggressive behavior.

5. Community Respect

Guests agree to respect all community guidelines and property instructions provided inside the apartment and throughout the property.

6. Additional Fees

By booking, guests agree to the following fees when applicable:

• Smoking inside the apartment: $200 per day

• Unauthorized late checkout (up to 1 hour): $20

• Lost keys: $130 replacement fee

7. Safety Policy

For the safety and comfort of all guests and neighbors, illegal activities, weapons, and dangerous items are not permitted on the property.

8. Rule Violations

Failure to comply with house rules may result in the reservation being canceled and guests being required to leave the property without a refund, as permitted by Vrbo policies.

9. Respect for the Property

Guests agree to treat the property, furnishings, and amenities with care and to promptly report any accidental damage or maintenance issues.

10. Guest Responsibility

Guests are responsible for any damage, excessive cleaning, rule violations, or additional costs resulting from their stay, as permitted under Vrbo’s policies and procedures.
