Come find your little slice of heaven in the heart of the Gallatin Valley — halfway between Belgrade and Manhattan, Montana, and a world away from the everyday.
Our cozy one-room cabin sleeps up to three and sits on a working micro ranch where Waylon and Willie (our two goats) may wander by for a hello, along with a horse or two. It's rustic, it's real, and it's really comfortable.
We're pet friendly — good manners required, tail wags encouraged.
Inside, you'll find a mini fridge, microwave, and a Keurig ready to go. Step outside to a porch swing and a fire pit perfectly positioned under nature's own planetarium. The detached bathroom with shower, toilet, and sink is just steps from the door.
It's not fancy. It is absolutely wonderful.
When you're ready to explore — the Gallatin River is 5 minutes away with fishing access, hiking trails are around every corner, and Bozeman is just 20 minutes out. The airport is 10 minutes, Bridger Bowl is 35, and Big Sky is about an hour.
We live on the property and we genuinely love what we do. We can't wait to welcome you and show you why Montana is still the last, best place.

The roots of this property run deep — and they start with Dave. Niccole's late husband purchased this land in 2002 and loved every inch of it. Niccole joined him as both partner and wife in 2007, and together they built something truly special here in the Gallatin Valley.
When Dave passed away in 2015, keeping the ranch was never really a question. Without Dave, none of this exists — and that means everything. The ranch was his dream, and honoring that dream was the only option.
In 2017, Niccole and Jay found each other and the ranch found its next chapter. They married, gave it a new name — the 9-9 Ranch — and have been adding to Dave's legacy with a whole lot of love ever since.
Dave may be gone, but he's never really left. You can feel him in the land, in the animals, and in the spirit of everything this ranch stands for. He's still very much a part of it all.
Niccole and Jay's vision is simple — to offer an affordable, authentic Montana experience that you just can't find anywhere else. The animals, the views, the hospitality — it all comes together in a way that feels less like a vacation rental and more like coming home. Close enough to Belgrade and Bozeman for every convenience you need, but far enough out that the coyotes serenade you at night and the stars put on a show that'll leave you speechless.
