• It is not appropriate for large construction work crews, We will accommodate "professional," contractors, up to 4 crew members, with full legal status. Do not ask otherwise. I require US DL for all members.
-Corporate Professionals can share one reservation under one name, with the understanding they can occupy 1 person per bedroom and can accommodate one familial guest each, at additional $75 per night up to 2 nights week/ weekend. (Corporate rates are not family rates.)
• Sleeping Arrangements- Bedrooms & Sleeping Areas
Bedroom 1: Master Queen bed Bedroom ( up to 2 persons)
Bedroom 2: Queen bed east side ( up to 2 persons) and option to use self inflating double air mattress on floor for 2 kids
Bedroom 3: 2nd floor- Open loft-style sleeping area: Twin XL fold-out bed with gel topper- (1 adult or child) The open space sleeping area is open to the hallway with a folding screen.
Bedroom 4: Living room: Queen sleeper sofa with topper (up to 2 persons)
• The house Sleeps up to 8 guests max, total- in a pinch.
NOTE THAT the Rate listed is for 5 persons. Add. Family/Friends stays- $55/night per adult, $25/child.
Please list the first names of all guests when making reservation and ages and ask for sleeping setup at that time.
Charge of $25/stay for use of gas fireplace, only when the sofa bed is NOT being used.
• Note that online Platforms may classify all sleeping areas as “bedrooms,” though not all are enclosed rooms. The host has no control over that feature.
• Outdoor Spaces- Enjoy a private, very pleasant garden retreat featuring: Outdoor dining for 8–10 Weber charcoal grill

• Open staircase and loft area are not suitable for toddlers or guests with mobility/balance concerns
• Small dogs (1) under 25 lbs welcome with approval- Cats require pre-approval -transitional mid term guests only, no weekend cats. Indoor cats only. Damage to furniture will be deducted from your insurance policy.
• DOG POLICY
$100 additional cleaning fee for dog stay over 3 nights. Under 2 nights you pay the daily dog fee. Please vacuum b4 leaving if they are shedders.
Small, healthy dogs only under 25 lbs.No hyper barkers
No pee pads may used in the house
Dogs may not be on furniture, bring their bed or their kennel
Dogs can not be left alone in the home for more than a half hour- if they are barkers take them with you-
Dog sitter/walker can be hired
Take your dog into the public city park ½ block away for exercise and to do their constitutional
There is Not a fenced in yard, the yard in back of property is host’s private veg garden space, no dogs allowed.
Dogs cannot be let off leash. CATS LIVE ON SITE in basement studio and are outside frequently.

Side garden area and seating area is for guests use only but is mulched, no grass and is off limits for dogs business. Dog poop in this area will result in a fine of $50
• No drunks, drugs or raucous parties . Pre arranged/approved small family events OK with additional cleaning fee as appropriate.
Additional off street parking space can be requested for $50 for 2 nights. Must be prearranged with host.

You agree to provide government-issued photo ID for all adult occupants within 48 hours of booking.
You understand that quiet hours are 10:00 PM – 8:00 AM and that parties or gatherings are not permitted.
If bringing a pet (with approval), you agree to the pet rules as listed.
