Guest Access:
⚫Guests will be sent check-in instructions prior to check-in time via the Airbnb app.
⚫You’ll receive our automated check-in instructions 📩 24 hours before your arrival, so everything you need will be ready ahead of time for a smooth and easy check-in!
⚫Our homes use electronic door locks 🔐 for your convenience. A door code will be sent to you automatically ⏰ 2 hours before check-in time (which is at 2:00 PM), unless you’re checking in earlier.
⚫When it’s time to head out, we’ve got you covered too! 🧼🕒 Our checkout instructions will be sent a day before your departure, you'll receive them at 2:00 PM the day before your checkout.

Taking your car, walking or bringing bikes to bike on would be great for our community!

Other Things to Note:
‼️ Important House & HOA Rules‼️

⚠️ Quiet hours are 9 pm - 7 am. If a complaint is filed from the HOA/Neighbor it will result in a $500 fine.
⚠️ If there is any loud excessive music that causes a noise complaint you will be fined $250 due to getting a complaint.
⚠️ Fireworks are NEVER permitted by the HOA. A $750 fine will be charged if fireworks are lighten off at the home.
⚠️ No parties. We have strict rules against house parties in our home
⚠️ No extra guests without prior approval
⚠️ No Smoking within 25 feet of the property. There is a $500 fine for smoking in the unit.
⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk in any area on the property. Salt/Shovels are provided at the home for use throughout your stay. (Winter Season)
⚠️ We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank.
⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns!

♨️ Hot Tub Notice – Please Read 😊

📌We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons 🧼🦠. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up 🔥🌙. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone 💧👍.

➡️Rental forms are required as per our HOA and must be filled out (72 hours) prior to staying at our home.

🚗 HOA Registration Fees are for Vehicles:
🔴$5 per vehicle
🔴The driveway can accommodate a maximum of 6 cars, as this is the maximum capacity permitted by our township.
🔴All vehicle information must be provided
🔴Please message us 5 days prior to check-in for any changes in the number of vehicles. Last-minute changes are not allowed.
🔴Guest will have vehicle access to the community trash collection center

📌Please note that these are not our fees as the hosts, but fees the community requires all guests to pay to cover the costs associated with operating and maintaining all the great amenities and facilities at Towamensing Trails.

➡️ Primary renter at least 25 years old.
➡️ Pet Fee: $75/animal
➡️ Early Check-in Fee: $25/hr up to 2 hours early only.
➡️ Late Check-out Fee: $25/hr up to 2 hours later only.
➡️ Any extra fees are non-refundable.
➡️ Additional linens can be provided if requested in advance.

🏷️⁠Our community only allows our guests to be given 8 amenity passes for our community and they do not offer any additional passes.
🔴8 wristbands will be provided per group (no additional wristbands can be purchased)
🔴Children 5 and under are not required to wear a wristband
🔴Seasonal access to community amenities
🔴Wristband cannot be used after 11 AM on your check-out date
🔴The lake may be closed without prior notice if it fails the periodic water testing/reading
