The house was great for our needs. We are a family of 15 people and for 4 days we had enough room and enough things to do we hardly left the properties except for one excellent hike to the the Kaaterskill falls. All in all the place was spacious and accommodating. We are considering a future stay in November or January. The house has big spaces and wonderful for adults to play talk and mingle. The property was spacious and comfortable - we all had a wonderful time.

A family of 15 barely needing to leave the property says everything about a good fit! We're delighted the space kept everyone talking, playing, and mingling, with that Kaaterskill Falls hike as the perfect outing. We'd love to host the family again in November or January!

We had a team outing. We were able to have a “family” dinner around the big table in the dining room. It was enough space for all 10 of us. We even got to see a Bald Eagle catching prey in the front yard! I highly recommend this place for any occasion.

The Game Farm Villa was amazing! I was looking for a place for my large family to stay and the Villa far exceeded my expectations . From the moment you pull up to the property and see the red bridges and pond then open the front door and see the enormous space of every single room then the sauna, steam room , hot tub, pool and game room there was something for everyone! My group cant stop talking about what a wonderful place the Villa is- I would highly recommend and I plan to return again! The host answered all of my questions promptly . Also hike the trail in the backyard to see a waterfall . visit the zoo down the block and go for a horseback ride there as well or drive up the block to pass the old Catskill Game Farm the iconic sign is still there!

The house is huge and the staff were very responsive to texts. That said, only the smaller bounce house was working which was really frustrating as they knew ahead of time that the bigger one was broken. The hot tub and ice bath were disgusting. Two of our group tried the hot tub once. It's really not clear that the house was cleaned before we got there. We needed more paper towels and blankets which they did bring but the dishwasher not draining and the bathroom sinks and toilets weren't working great. We fixed the toilet ourselves. There were a ton of stink bugs and other bugs in the house. Overall, really not well maintained.

This property is unbelievable It has every conceivable fun activity for people of every age: sauna, steam room, pool table, bouncing castle, video games, fire pit, hot tub. It’s beautifully appointed. The artwork is lovely. The beds are king size lots of bathrooms. There are two children’s rooms which are so cute with bunkbeds. Lots of bunkbeds! The kitchen is gigantic. Everything is in great condition. We had a blast. We would recommend it to anyone.

Beautiful and HUGE house

Family Reunion

The house was perfect for a family reunion. The "littles' and some "middles" stayed in the lower bedrooms and bunk rooms. The "fiddles" (grandparents) stayed in the upper rooms; all with a private bath.The house was very nice, but not as luxurious as the pictures show. The pool was erroneously advertised as "heat available" which we paid 448 extra only to find when we arrived the heat doesn't work. We did get a refund but the heated pool was an important amenity to us and our expectations weren't met. And, we learned about this when the "littles" jumped into a freezing pool upon arrival instead of being informed before our stay.Another nit is that there were only one set of towels (per person) in each of the bathrooms. It would be nice to have a change of towels available during a 4 day stay.The game room with all the games for kids, and the blow up house were great. Definately a great spot for kids.

VERY DISAPPOINTED WITH PROPERTY VRBO for presenting it so inaccurately

Check the notes from my phone call to your customer service department. I am not taking the time now to go into detail about our experience and according to what we were told, VRBO thinks we cancelled which we didn't. Avantstay tried to cancel. I hope you didn't refund their commission fee to you. The company is a scam. We've had many nice stays using VRBO but we will not book with you again. Please rethink your association with this company Avantstay. If you want more details I'll be happy to send what I wrote in my Yelp review since there is no way to leave a review on their site. wonder why???
